For the past couple of weeks, Texas residents have had the opportunity to cast their votes to elect school board members who share their educational expectations for schools and the curriculum. Prior to Covid, school board meetings and elections had very low community turnout. Recently with the advent of virtual learning, social distancing and masking in schools, school board meetings and elections have become a "BIG attraction!" The school board election results all over Texas were in early this week! The Lake Travis School District (LTISD), currently serving over 10,700 students, located about 1/2 hr. Northwest of Downtown Austin elected all 3 candidates up for election who ran on a platform in favor of keeping schools open, opposing mask and vaccine mandates and supporting parental...

"Your Mother is always with you. She’s the whisper of the leaves as you walk down the street. She’s the smell of certain foods you remember, flowers you pick; the fragrance of life itself. She’s the cool hand on your brow when you are not feeling well; she’s your breath in the air on a cold winter’s day. She’s the sound of the rain that lulls you to sleep, colors of the rainbow, she is Christmas morning.Your mother lives inside your laughter. She’s the place you came from, your first home and she’s the map you follow with each step you take. She’s your first love, your first friend; even your first enemy but nothing on earth can separate you. Not time…not space…not even death."Lifelovequotesandsayings.com   3.17.2013

March sales data is out from ABOR (Austin Board of Realtors) and buyers were very active in gobbling up homes as they hit the market. Both City of Austin and Round Rock saw significant jumps in median sales price over last year, see below. You're going to note Active Listings also jumped, specifically in Round Rock, but I encourage you to keep scrolling and look at how that influx of homes to the market actually looks in the grand scheme of things.  We've been struggling with inventory for years now. 2018-2019 were competitive markets (frequent multiple offer situations), but manageable when you had the right representation as a buyer.  Most economist say a balanced market is closer to 6 months of inventory (you've heard me say this many times over). The last year and half we've been st...

Buyers quickly noticed this meticulously maintained home in Canyon Creek. It didn’t take long for one buyer to stand out from the crowd of offers!I’m sure they could visualize preparing meals for family and friends in this exciting kitchen with granite counters, under mount sink, glass tile backsplash, under cabinet lighting, oversized center island, overlooking a park- like back yard!     The 16-foot X 26-foot sunroom was everyone’s favorite and this buyer could definitely see their family enjoying this versatile space.     My sellers lived in this home since 1994 so it’s a bittersweet move. It was time to relocate to a Georgetown to Sun City to a single story home. A new story will be unfolding with the young family with three little ones that will be moving in and filling these walls...

As a motivated full-time Realtor here in Austin, Texas, I'm always inclined to share Seller's Market statistics with the new listing prospects who I meet.  Homeowners considering selling smile when they realize how much their Austin, Texas properties have appreciated in such a short amount of time!  The Texas Real Estate Research Center at Texas A&M University is a great resource for Texas real estate housing market data.  I use this data to keep current on the pulse of the housing market and changes that happen from month to month.  The chart here represents housing data reported by the Austin Board of Realtors (ABOR) from February 2021 - February 2022.  You can access the full chart by going to https://www.recenter.tamu.edu/data/housing-activity/#!/activity/Local_Market_Area_(LMA)/Aus...

Congratulations to my sellers on the sale of their prestigious home in Angus Valley! This gem lives larger with the bonus of high ceilings, straight clean lines, and skylight with lots of natural rays of light.   The buyer loved the updated kitchen that offered views to the family room/dining and low maintenance back yard.   The sleek, modern look of the horizontal fence captured the buyer’s attention but it was the location that clinched the deal, being only 5 minutes to the Domain and all it has to offer: Austin’s new professional soccer stadium, Apple Campus 1 and 2, Juliet’s Italian Kitchen at the Arboretum and so much more.    The buyer is a UT professor and was looking to live off campus so loved this location! When I said "If you’re interested in this home, hit me with your best ...

Real estate often comes full circle. This townhome was the beginning of a new chapter for my son, John and I, as he headed into high school in 1990 (my daughter Melissa was headed to UT). I was starting a new career in real estate as a single mom and even though this was smaller than our home it kept John and I connected to our circle of friends, John at the same school and rent was cheap!                I rented four years as I got a sure footing in Real Estate. I met my Geno, we married and built a home in 1994.  I listed this townhome, it sold to a friend for their mom. When the house came on the market again Melissa helped a friend purchase for her mom and when it was time for her mom to move Melissa listed the townhome in March 2022!  I represented the buyer and once again our fami...

What a red hot first quarter! The seasonality of our market shifted to first quarter due to the looming threat of rising interest rates and the throng of buyers out looking for housing. First quarter home sales soared 125%!! The average sold price increased 12% and the average sold price/square foot surged 24%. The availability of homes tended to be smaller, so were snapped up due to lack of choices.Despite the portentous trend that appears to be here to stay, understanding the data and working with a seasoned professional is the difference in not only obtaining top dollar for your home but negotiating YOUR preferred terms!Canyon Creek First Quarter 2022There are 2 Active homes found on March 31, 2022 (out of 1,330+ homes) and 2 Contract Pending homes.        Homes Sold Home Sales i...

Homes that came on the market in February were quickly gobbled up resulting in 9 home sales, up 125% from last March. We are seeing what appears to be trend that is here to stay!Higher interest rates fueled buyer’s concern and with 189 people moving to Austin a day, the battle is on to obtaining housing. The spring rush began in January with fewer homes available, at higher prices and didn’t last long on the market. Low inventory continues to plague our market. There are only 2 Active listings on the market in Canyon Creek and only 2 homes under contract. The average sold price is up 10% and days on market are still at a paltry, 4 days. The sold price/per square foot is up 31%. There are now comparable sold properties to support the value of new listings but with multiple offers and ...

Lakeway, Texas has some beautiful subdivisions where you can live luxuriously AND it has a great Airbnb mini-resort that you and your family could rent for your exclusive use to relax and get a taste of the topography, friendly atmosphere and wonderful weather here.  I had an opportunity to spend 3 days at Little La Jolla Resort with my extended family.  We were a party of 14 and had an absolute blast!  The yard was great for frisbee (one of my personal favorites) and just about any activity that requires space.  The green, open, tropically landscaped outdoor space could easily make for an inspiring place to hold an outdoor Yoga retreat, wedding or anniversary.Look at this perspective of the 1.5 acre property and pool as you look downhill from the living quarters.  This oasis is surroun...
