Backyard Gardening to Table Growing season is a yearly affair for us. As some of you know, we use all-natural methods to plant over 40 varieties of fruits and vegetables. We have enjoyed many dinners straight from garden to table! We are thankful that our garden has produced zucchini, bell peppers, lettuce, fresh basil, tomatoes, carrots, grapes, cabbage, asparagus, artichokes, cucumbers, basil, garlic chives, sage, oregano and more.  Hard work, follow up daily and careful diligence goes into cultivating while maintaining the garden and has much to do with continued success. Methods are similar to running a thriving business! To all gardeners out there who have tilled the soil, preparing it for growth, planted carefully and are now reaping the rewards of all your hard work, you deserve ...

Optimumistic 4th Quarter Results in Real Estate! As we near the 4th Quarter of 2022, many things directly affect our industry. Inflation is at a 42-year high, gas and food prices are expensive and mortgage interest rates are the highest in 14 years. Those of us that have experienced setbacks understand the need to pay attention to trends and subtle nuances in the real estate market. Moving business forward means learning, adapting, adjusting. Agents in the last economic downturn were challenged to learn new business practices. Tenacity and patience were a clear advantage over some who clearly lost sight when the money wasn't quick. Newer agents to real estate in the last several years rode what I call, the 'fun wave' of an up market. Once it further shifts, many of them will leave the i...

You reap what you sow when gardening. Enjoying a satisfying, fulfilled life is much like a successful, growing season. Focusing on the implementation of tried & true processes, feeding and nurturing the soil under the plant material, developing good work habits daily from experience, allows you to harvest the rewards. Then plan to plant again for a most bountiful crop the following year. Peat, reap and repeat often! Happy Monday all, it is looking promising from here in southern Utah. Will be dropping off fresh fruits and vegetables from Nerdin Gardens to some lucky recipients and then meeting a repeat client to show homes.

Southern Utah Red Dirt! The smell of freshly turned soil first thing in the morning, means another quality constructed residence will soon be going vertical! Not to mention, another happy home owner couple will reside in the St. George, Utah area.  First: The contractor chalks lines that roughly represent the floor plan on the lot to ensure best placement and ideal location for the home. Second: With original floor plan in hand, the home buyers, their agent and builder all walk the perimeter, discussing any changes. Third: Once everything is discussed and agreed upon then signed off by all parties, the dirt work finally begins!  A custom designed home will emerge from the ground, becoming framed in a matter of days. The views of Snow Canyon State Park holds the promise of amazing sunris...

The DELETE Button IS the New MODERATOR! Whatever happened to an intellectually stimulating debate between colleagues, friends and family members? Even a respectful, agree-to-disagree mindset has completely taken leave, most likely to never return. In the past, debate teams prepared, then traveled to forums for complex discussions with other students. They used words wisely in persuasive arguments, attacking the subject matter, rather than their opponent. The art of reason and compromise can bring society together, though opinions may differ, to make strong arguments via discussion. Strategic thinking also gives insight on how to best present differing ideas, respectfully. Healthy debate leads to more fulfilling adult relationships and a successful mindset through critical thinking, impr...

Consumers Can See Right Through You! Some people think that transparency means letting it all hang out online in party scenes, showing off the golden globes or divulging confidential information (TMI). All of these things have a place in business, if...You are a: nightclub owner that is attracting patrons to partake stripper or escort wanna be, looking for supportive money sources main stream media outlet, driving traffic with salacious headlines  In my opinion, transparency in real estate is sharing part of yourself that matters to homebuyers / sellers. They may also look for longevity and experience when researching a real estate professional to represent them.  Maintaining a positive demeanor and attitude is an important aspect to guiding consumers to their ultimate goals. 🎵 Housing Market Blues 🎶 While some potential buyers still wish to purchase a home, they are priced out of contention, even as the market cools. Buying at the height of the last cycle, many consumers may be feeling regret. Open borders, the pandemic and government shutdowns created mass exodus from troubled states, where violent acts, rioting, the burning of businesses, threatened the American way of life. The last few years were fueled by low inventory and the desire to buy at any cost by some consumers. Cash offers were accepted at highest and best, leaving those who required mortgages, home-less. Currently, sellers are dropping inflated prices within days if no offers received.  Buyers may now add contingencies in offers again, like: underwriting an appraisal home inspection  Homebui...

Life's a Beach! A blonde, a brunette and a redhead are stuck on an island. One day, the three of them are walking along the beach and discover a magic lamp. They rub it and sure enough, out pops a genie.  The genie says, "Since I can only grant three wishes, you may each have one."  The brunette says, "I've been stuck here for years. I miss my family, my husband, and my life. I just want to go home." POOF! The brunette gets her wish and she is returned to her family.  Then, the red head says, "I've been stuck here for years as well. I miss my family and my husband. I wish I could go home too." POOF! The redhead gets her wish and is returned home.  The blonde starts crying uncontrollably. The genie asks, "My dear, what's the matter?" The blonde whimpers, "I wish my friends were still her...

CRaZY 😜 rEaL 😜 EsTaTe 😜 sToRiEs! This month's challenge sends me back in time to a few times when moments presented were outside the norm. These are mild compared to some salacious stories, ripe with drama, sex or downright deceit! 😜🙄😜 Settle down and take it slow now...While out showing properties with a buyer couple, my car's odometer suddenly flipped from miles per hour to kilometers. Instead of driving approx. 45 mph, I panicked, thinking we were careening down the roadway at 70+ mph in a 50 mph zone!!! My brain finally registered that this was impossible!  I quickly pulled over to the side of the road to calm the heart rate. We all had a good laugh over that, after taking out the car's manual and correcting the odometer reading. Whew, that was extremely stressful! 😜😜😜 Not all Roses...

Abducktive...er, I mean Abductive Reasoning. If it looks like a duck and walks like a duck, it is a duck. When something can be identified by some of it's characteristics, it is called Abductive Reasoning. This yellow squash is similar to the color of a duckling and also appears to have a beak. Of course, just because something looks very familiar, is it? Not necessarily. Trust but verify comes to mind! Happy Tuesday all!

Labor Day: Enjoying The Fruits Without much thought, we have always intentionally maintained a strong work ethic of getting up, dressing up and showing up, prepared. We do the same for the back yard garden by pulling weeds, encouraging growth.  Luck? I don't know anything about luck. I've never banked on it and I'm afraid of people who do. Luck to me is something else: Hard work — and realizing what is opportunity and what isn't. — Lucille Ball People often exclaim when visiting, how 'lucky' we are to have a beautifully maintained property. Rather than luck, it is careful planning and implementing consistent methods daily to ensure optimum results. It's a lot of work! Sloth, like rust, consumes faster than labor wears, while the key used is always bright. — Benjamin Franklin Everyone wa...

Nerdin Gardens: It's a grape day! Taking advantage of ripe grapevines in the back yard garden, means picking them before the birds and other creatures get more than a fair share. The kitchen countertops are overflowing with nature's candy! Grapes are found in clusters of 15 to 300 and can be: crimson black dark blue yellow green orange and pink  We grow green, seedless grapes and Muscadines from Georgia, that are deep purple, round, with two seeds and a sour skin. Grapes are in the berry family and can be eaten fresh, used in wine-making, in jam's, grape juices, jellies, grape seed extracts, vinegars or dried as raisins. Eating grapes may boost memory and brain health. Juicy orbs, suspended on deciduous vines, fruity clusters happy in their own skins, perfectly ripe for plucking! ~ Wand...

Real estate agents need to laugh...😁😂🤣 Taking a lighter approach to some situations might relieve pent up stress. Though things happen outside the scope of control, at least you are able to act and react in a professional manner or just laugh it off! A new agent walks into a realtor’s office for an interview. “It says here you quit your last job selling duct tape after only three months. Why did you quit?”“I just couldn’t stick with it.” Mortgage Broker to wife: Hey girl, you probably don’t know it, but you have a lien on my heart. What room in your house are zombies most afraid of?The living room. My truck driver client was such a pain. Kept saying he wanted a house with long haul ways. What kind of building weighs the least?A lighthouse. A new real estate agent is door knocking one af...

Friendly competition? For many years, I worked for a large, local home builder, creating and then providing marketing and advertising materials to onsite real estate agents and the staff. I became friends with a few of them. After starting a real estate career, I was unsure how to separate personal and business relationships. Shortly after, I learned very quickly that most local agents are the competition, not necessarily friends.  Would a friend... make up a sob story, crying about their personal life to beat you out of a listing and deny it, once discovered? send an addendum to be accepted by your client, pushing the price up $20K because the market trended up? threaten to cancel a contract due to a line of potential buyers willing to pay $50K more for the property? expect you to roll...

Patiently Praying Pays! As you can see from the picture, the Praying Mantis utilizes every angle possible when preying. Ten minutes prior to passing by this plant, she was hanging about, perfectly still, using stealth to prey for a meal. Then 💥BOOM💥!She strikes, capturing the yellow wasp that landed nearby. Basic instincts play a huge part in the Praying Mantis's methodical success. Honest intentions, zero time off, little to no wasted efforts, no excuses, only the desire to survive and thrive daily in it's environment.  Remaining in the real estate industry requires patience plus strategic methods and sincerity to be acknowledged by buying and selling consumers without giving away your position to the local competition.  May all your prayers be answered!

A busy-ness strategy! Scenario: Potential buyers travel down to southern Utah without their agent for the sole purpose of engaging local agents to get inside properties. They may even declare they are unrepresented by an agent. Upon returning home, their real estate agent writes the offer.  Proper representation does not work that way! Many people think it's perfectly okay to waste another's time and resources to get what they want. Here are some excuses that may be given when they call you...My agent: has another job is too busy to help me went on a long bike ride was unable to drive down with us doesn't ever, ever work on weekends  We are a people industry and must accommodate our clients, not other agent's clients. Too busy to help your buyers or sellers, for that matter, achieve the...

A Dog Wags It's Tail... It's National Dog Day and what better way to honor faithful companions than to spoil them! You can: Clip the leash and go for a long, leisurely walk Plan a trip to the dog park, where these four-legged friends can play and run free Drop him/her off for a much deserved pampering to be groomed and play with other pups all day long Or serve a favorite treat today, like a vanilla ice cream cone from Dairy Queen. Your dog will definitely give you a two-paws up! The reason a dog has so many friends is that he/she WAGS IT'S TAIL instead of it's TONGUE. Humans could definitely take a cue from these furry, excitable bundles of joy to live more fulfilling, happy lives themselves. Wiggle, wiggle! Waggle, waggle!

The Dream is FREE... Yesterday morning was spent among fellow agents at the Washington County Board of Realtor's listening and participating in a seminar geared toward preparing for a new shift in the market. A few takeaway's for me:Three types of people to surround yourself with:1. The inspired.2. The excited.3. The grateful. Simple but yet effective. I have been extremely blessed to remain in a group of people who are intelligent, positively motivated about business dealings and who truly appreciate their clients. A panel of industry real estate professionals described the climb to the top of their markets. Three out of 4 buy leads, which are distributed nationally to real estate agents, in the form of referrals. Not for me but proof that it can work and be very lucrative. The last th...
