THE HAPPIEST PLACE ON EARTH!  I know, I know, you thought the happiest place on earth was Disneyland. Turns out that's not the case. Utah has stolen that coveted title away from Mickey and Minnie! Who knew it could be done?           The Gallup organization and Healthways, a disease management firm, released results of a poll earlier this week which reveals their rankings, by state, of who indeed has the happiest residents.  Utah came out on top! Residents of the Beehive State claim the highest satisfaction in such areas as work environment, local communities, and emotional health. Other areas that were measured included life satisfaction, work quality, healthy behavior, physical health, emotional health and basic access to necessities like food and shelter. The poll was conducted ove...

Salt Lake City, Utah is one of the most beautiful places in the country to work, live and play.  And I'm not just saying that because I live here myself, but I hear it over and over again from visitors.  Salt Lake City is also the "Fittest City in America."  So what better place could you ask for? That being said, I thought sharing some of Salt Lake City's facts and figures would be beneficial to the community's happy homeowners, buyers and sellers. Population: Salt Lake City Population - 180,651 Salt Lake County Population - 1,009,518 Utah Population - 2,645,330   Salt Lake City Males - 91,491 Salt Lake City Females - 89,160   Demographics: Salt Lake City Median Resident Age - 30 years Utah Median Resident Age - 27.9 years (which is the lowest in the U.S.)   Salt Lake City Median House...

I think everyone would agree that hazardous materials should be marked with a skull and cross bones; the universal message "bad things will happen to your health if you're not careful" symbol.  Now I'm asking -shouldn't there be a warning for financial health?  Today credit scores have serious power over almost every financial aspect in our lives.  Shouldn't consumers be warned before we fill out forms or applications that will adversely effect credit scores? First look at the traps.  If you're in a checkout line at a grocery store, department store or even at a trade show.  You can be asked to apply for a credit card in exchange for a substantial discount of 10% to 20% off a purchase at point of sale.  What seems like a great way to save some extra cash can actually end up costing you ...

The Beehive House Tonight my family toook a tour of one of the earliest buildings in Salt Lake City, Utah. This building was built around 1854 for and by Brigham Young. It is in the center of downtown Salt Lake and is quite an amazing tour. This also served as the church office for the President of the church who also was the Govenor of the Territory of Deseret. Many world leaders made visits to this home over the years. Mark Twain came to visit and find more out about these people. The home is constructed of adobe bricks made from the mud and straw of the valley. The interior is filled with antiques and several items used even by Brigham Young. Wood was scarce when the pioneers first arrived. The plaster walls have been painted to look like oak in some portions of the home and other po...

As a Realtor in Salt Lake City, I'm always looking for new things in the community to show my clients what is so great about living in Salt Lake City and here is something else to add to that list.  Salt Lake City has just rolled out an aggressive green plan that is aimed at improving air quality, curbing emission, and reducing the amount of waste we send to landfills. The city has vowed to shrink emissions by 20% by the year 2020 and to cut garbage being sent to landfills in half by 2015.  The city may also take curbside recycling citywide with some financial incentives.  It seems that many on the city council believe that the landfill battle will only be won house by house. Currently, 82% of Salt Lake City residents voluntarily participate in recycling programs, but the biggest compla...

Salt Lake City, Utah has just been named the "Fittest City in America" by Men's Fitness magazine.  Men's Fitness has been in business for more than a decade.  The magazine did a recent survey of the top 50 cities in the United States to find which city takes health and fitness the most seriously.  Salt Lake City was the big winner this year. It is believed our great community gained the "Fittest City" distinction because of motivated residents, low obesity rates and an abundance of park space.  Salt Lake City's metro region ranks highest above all others in participation in many activities such as yoga, kickboxing, hiking, running, walking, swimming and basketball.  Salt Lake City residents also limit their television watching time and eat a healthier diet.  Eating a healthier diet is a...

HISTORIC WESTGATE LOFTS DOWNTOWN SALT LAKE CITY The building that now houses the Westgate Lofts was built in 1900 and has now been meticulously updated and remodeled. The building was originally a peanut factory and then more recently office space. Despite the updates the developers have maintained an architectural preservation of its historic elements and distinctive features. Award winning architect, Warren Lloyd, recently took second place in the AIA Awards. He specializes in sustainable design and historic preservation projects across the Wasatch Front as well as in the Puget Sound area.     The Westgate Lofts are conveniently located within walking distance of Salt Lake City's fabulous Gateway Mall (calling all shop-a-holics!), Energy Solutions Arena (Go Jazz!), and downtown restr...

To save on the costs of owning a home and to have more options, a first-time homebuyer may want to look at smaller homes, fixer uppers and cheaper commutes to work to save on the costs of buying and owning a home.  Many first-time homebuyers expect more than what they can afford when looking for a new home.  Once they start looking, they tend to get very discouraged.  Move-in conditions tend to be on the top of the list for 81% of first-time buyers.  Only 7% consider a fixer-upper. Many real estate professionals will agree that buyers should examine the fixer-upper option to get the affordability they want. Once upon a time, first-time buyers bought older homes to save money and break into homeownership.  Today, that's just not the trend.  First-time homebuyers should remember that a fi...

ACT NOW!!! Please go to this link http://capwiz.com/nehemia/issues/alert/?alertid=11709431 and write a letter to your congressman supporting H.R. 600. This will only take a few minutes!!!!!! You can restore DPA!!! Please take it seriously! The FHA Seller-Financed Downpayment Reform Act of 2009 (H.R. 600), a bi-partisan bill introduced by Congressmen Al (D-TX) would restore seller-funded downpayment assistance (DPA) indefinitely. H.R. 600 is the 2009 version of last year's bill H.R. 6694.A report issued by the Congressional Budget Office (CBO) confirms that H.R. 600 would not cost the federal government or taxpayers any money. In fact, the Congressional Budget Office estimates that seller-financed DPA will generate $65 million over the next five years and save taxpayers $13 million next ...

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION      Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.      SUMMARY Currently we are not seeing the needed positive price action (along with other indictors) to confirm a market bottom.  This is NOT a good time for conservative buyers to purchase.  High risk tolerant investors and speculators are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperienced buyer.  Also it is good to note that th...

Salt Lake City actually saw a rise in median home prices by 1.2% up to $220,000. On the other hand, it appears that less high end houses were sold because the average price went down 1.32% to $266,923.  28% less homes in Salt Lake City were sold in 2008 and current average and median prices are at least 10% higher than what they sold at over the past two years. The capital city has 7.74 months of inventory and 2165 active listings. These numbers are not official.

These are incredible times! Recently, the Federal Reserve cut interest rates by .75%, bringing them down to .25%...the lowest Fed Funds Rate in history. Additionally, the Fed has been purchasing Mortgage Bonds, which has helped drive interest rates to the lowest levels seen in our lifetime. While this is great news, we must remember that these windows of opportunity may exist for a very brief period of time. And the interest rate market has recently been incredibly volatile, with spikes of .25% within hours and .50% within days. As rates can change quickly, locking as soon as you can to obtain a rate that works for you is the best policy. Although we are now experiencing the greatest opportunity ever to save money on mortgage rates, there are a few things I would like to caution you on....

Part  Deux - Navigating The Festival                                                                 If you are a first time Festival-goer you may find yourself overwhelmed at first. The streets are packed....the shows are sold out.....and the really hot parties are invitation only. What's a newbie at the film festival to do? There are a number of options, if you just learn the ropes. Never fear - I will let you in on a few Festival secrets. 1: Transportation - Don't even think about driving up Main Street. It will be closed to vehicles during the Festival. There really is no decent parking up there anyway. Make use of the free shuttles during the event.  2: Sold Out - Yes, most of the movies will be sold out. If you didn't realize this and purchase a package of tickets ahead of time....
