Leaving The Heat On In Vacant Listings Yesterday our high was 28 and with the wind chill it was 18. I was out touring with one of my investors and 3 of the 4 houses we went to see were vacant. Of those 3 only one had the heat on. It wasn’t set high, only at 65 but, it made a big difference. In one home the electric was off all together but, in the other it was still on. The heat just wasn’t turned on and it made me wonder if the seller had forgotten to stop by and cut it on or maybe they're out of the area and the agent was supposed to and forgot. Neither of the homes had been winterized and we have had at least a week of below freezing temperatures. Winter Temperatures Have Arrived   It’s not officially Winter but, with temps in the 30’s this morning it sure feels like it. These two have the right idea to cuddle up and stay warm in front of their heater (they’re not spoiled at all J). I’m a little jealous that I’ll be out bundled up to show houses while they sleep. If you haven't winterized your outside faucets be sure to take care of it this weekend. Temperatures are expected to be below freezing at night for at least the next week. The same goes for getting your furnace or heat pump serviced. It's going to be running for the next few months and the last thing anyone wants is no heat on a bitter cold day. It will be money well spent to know that it's in good condition to carry you through the winter.

Real Estate Market Update For Alexandria VA – October 2014 The number of units sold in Alexandria increased from September to October.  Median days on the market decreased, and median sale to list price ratio slightly increased. October also showed an increase in median sales price as compared to last month. Alexandria saw a strong October and continues to be a seller’s market. Market Update - 2013 vs. 2014  Reviewing the same time period in 2013 there were 432 units sold but, the median sale price is higher in 2014, up by $10,000. The median sale to list price ratio remained about the same 97.72 in 2013 vs. 96.68 in 2014. The days on the market were less last year, coming in at 14. When a Buyer is under contract to buy a house in northern Virginia,  it is pretty typical to have a contract with a number of contingencies, including (but not limited to) Home Inspection, Financing and Appraisal.  The Financing Contingency protects a Buyer who is prequalified or even preapproved, but has not yet been through underwriting and just wants to be sure nothing unusual pops up to derail the derail.  From the standpoint of the Seller, as a listing agent, I would prefer the financing contingency expire on the date specified in the contract.  Unfortunately, it's not that simple.  Let's look at the exact wording: If this contingency has not been satisfied by the Financing Deadline, this contingency will continue up to and including the Settlement Date, unless Seller at Seller’s o...

Thoughts On Veterans Day Veterans Day is a day to honor Americans who have served their country in the armed forces. Although I think just one day of honoring our Veterans isn’t enough it is a day to remember and observe. It’s not just a day off from work. November 11 was originally called Armistice Day because it was on this day in 1918 that the First World War came to an end. Taking An Overpriced Listing – I’ll PassI met with a potential seller in February and after touring through his home we sat down to discuss comps, my marketing plan, commission etc. All was going well until we came to the comps. As with all my listings I had a folder to leave with him that contained the same comps we were reviewing together. After looking at his copy he started justifying why a $30,000 higher list price than any recent sold comp was reasonable.
