National Association of Realtors recently release the following report.   They showed that combined sales of single family homes, condos and co-ops increased in EVERY state as compared to the 3rd quarter of last year.  Pretty good sign sellers...so don't believe those that say houses are selling, regardless of what state you live!

As expected, the number of active listing on the market has slowed down as we hit the holiday season.  However, the month of November did have some surprises.  Compared to the last week of September, the last week of November had the following results in 20148... In the spirit of Halloween, I'd like to compare types of sales to costumes that I believe are a good reflection of them.  For Sale By Owner "FSBO" - Ghost: Often overpriced and nearly impossible to find, FSBO's are almost non-existent on the market today.  My guess is people people realize the advantage of using a realtor to market their home.  Short Sales - Jersey Shore Cast: You never know what you're going to get with a short sale.  Though the process is beginning to speed up a little, I still advise a 4-6+ month turnaround time to allow buyers/sellers have the appropriate expectations.    Foreclosure - Inmate/Cop:  Why you can often find foreclosure on the market at discounted prices which can be very exciting...but after you realized what kind of improvement cost the property might...

As we start to hit the winter months, the real estate market in Loudoun County is beginning to slow down.  As of the second week in October, the number of properties under contract have dropped 29% and sold properties 28% since the August over a 30 day period.  While the number of active properties coming on the market has slowed down, there is still over 1,200 active lisings in Loudoun County.  With fear of future lending changes, interest rates historically low and high possibility of more distressed properties hitting the market in the Spring - depending on your family's situation, it may be worth it to take a shot at staying on the market through the winter months.
