It is a success story about a caller that called used Google to find a local real estate agent who could sell their home fast in i Virginia. They called me last Saturday morning on July 25th 2015. My oh my, how houses have changed over the past 50 years. The typical 3 bedroom, 1 bath house fifty years ago had 1,200 square feet, plus a carport.  Today, the typical single family home measures 2,500 square feet, has 4 bedrooms and 2.5 bath, and a 2-car garage.        Home builders brought us new features in homes with each passing decade.   The 1960's brought us the master bedroom suite... a separate batroom for Mom and Dad in their bedroom. The 1970's brought us the Family Room.  Until then, we watched TV and read the newspaper in the Living Room.  Those activities were moved to the Family Room and the Living Room became a receiving room for guests. Stonebridge at Potomac Town Center Ok, the best kept secret.  One of my favorites for Outside Movie Night.  Now there is a new place in Wooodbridge, Virginia area for summer fun.     Stonebridge at Potomac Town Center, Woodbridge, Virginia.  The Town Center boosts retail stores likes, Wegmans, Ulta, White House Black, Golfsmith, Jos A.     Independence Day commemorates the formal adoption of the Declaration of Independence on July 4, 1776, setting the 13 colonies on the road to freedom as a sovereign nation. This most American of holidays will be marked by parades, fireworks and backyard barbecues across the country. However, it was not declared a legal holiday until 1941. Trying to reduce the rising number of foreclosures in the U.S., the Treasury Department introduced a new federal program that makes it easier to process a short sale for people unable to keep their homes. Home Affordable Foreclosure Alternatives (HAFA) streamlines the process for doing a short sale or deed-in-lieu of foreclosure for distressed homeowners who do not qualify for a federal home loan modification through the Home Affordable Modification Program (HAMP) or have missed consecutive payments after a modification. ....if you are purchasing a home and don't know by now, here is a brief summary. A short sale is when a home is sold for less than the amount owed on the mortgage for the home. This occurs when the bank agrees to take less than the full amount due on the mortgage. A seller does not have to be behind on a home loan to seek a short sale. If sellers wish to pursue a short sale, they must owe more than what the home is worth, demonstrate the house cannot be sold for the amount owed, and suffer from a legitimate financial hardship that makes the mortgage unaffordable. ...I just found out myself about this new EPA rule pertaining to lead paint.  To help us comply with those new rules, NAR have set up a Lead Paint Renovation Rule Compliance Guide at REALTOR.org that "describes the new lead-based paint safety practices established by the rule, and what steps real estate agents, brokers, and property managers need to take to comply with the new procedures." We all need to stay abreast of the many changes we encounter in our profession.
