Limited listings. Multiple Offers. Escalation Clauses. These are all things that indicate we have moved into a seller's market. But, unfortunately, you are a buyer! What are some things you can do to be ready to compete and help you end up with your dream home?  Get lender pre-approval. Dive deep with your lender. Make your approval contingent only upon identification of property and most recent pay-stubs   They will continue to watch your accounts until close, but don't put off getting them the paperwork they need to make the decision prior to beginning your search. This means everything--tax records, pay stubs, account information--all of it! Understand your position. This ties closely to item #1.  Many homes are selling for over market price right now. If you have decided to buy a h...

We all have that list...the running list of home maintenance  items that we try to get to when we have an extra couple of minutes. Oftentimes, real life gets in the way and that list keep growing--until, sometimes,  items are forgotten.  There are a couple of tasks, that while they seem minor, you should prioritize. Not doing these home maintenance tasks can end up costing you big money! I see these things later become home inspection repairs on many of my listings.   Clean the gutters: Gutters take the rain water from your roof to the ground. Make sure you keep your gutters clear of debris. Water always finds somewhere to go. If it can't flow through the gutter and away from your house, it will back up into your house.  Make sure that the gutters are clear at the bottom, too, and th...

When you have children, one of the more important things for their future is planning for their college education. Here is a look at two different ways to save; a savings account or an investment in real estate. For my example, let’s assume you have a five year old child and that you will begin to put $250 per month into a savings account for college. This account earns 2% so in 14 years you would have $44,497.41 for college. However, this will not be enough so you will have to save an additional $500 a month to get $88,995. CONTINUE READING---> I took a look at the average list price for new listings in the City of Fairfax VA and found that as of July 2015 average list price for single family homes was $714,850 which is a change of +12.5% from July of 2014.  Looking at the graph belo...

2015 Chocolate Lover's Festival in Fairfax, VA - February 7-8, 2015 One of my favorite things about living in Northern Virginia is the numerous festivals sponsored by the various cities across Northern Virginia.  The most delicious one, though, has to be the annual Chocolate Lover's Festival in Fairfax.  Sponsored by the City of Fairfax since 1993, the Festival will take place the first weekend in February (just in time to plan your Valentine's Day!) in downtown Fairfax.  Events are spread out in several locations, so check out the event schedule to plan your day accordingly.  From a chocolate pancake breakfast in the morning to a chocolate movie at night (showing Willy Wonka and the Chocolate Factory), there are family friendly events throughout the entire weekend.   In addition to cho...

Fairfax Single Family Home Sold Over List Price! When I got the call from a childhood friend to help sell her mother's home, I was honored.  It's an honor to be chosen by any seller, but especially one whose last memory of me was from a time before I could drive.  There was something very special about selling this beautiful home in the center of Fairfax City.  It had been lovingly maintained and held many memories of a mother my friend and her brother had recently lost. We priced the house at $437,000.  We took into account the fact that it was an older home with an outdated kitchen, but on the plus side it had a brand new roof, updated bathrooms, a family room and garage addition, and a very attractive corner lot on a quiet street.  It had three bedroom and one and a half bathrooms.  ...

Seller Will Credit XYZ For XYZ At Closing We’ve all seen it in listing remarks. The seller will credit some amount of money for some worn out something or other in the property before closing. Paint and carpet are the two I see most and I just don’t understand the thought process behind it.   First impressions are everything and new carpet and paint can do wonders for first impressions in real estate. It’s no secret they’ll help sell a property so why make buyers imagine what they’ll look like? Show buyers how great the place looks and take care of any cosmetic work or upgrades before listing your home for sale. Stick to neutral colors when it comes to carpet and paint. You’re more likely to receive stronger offers and see less days on the market when your home is show ready. Credits at...

Parents in the Tysons Corner area, as well as all over the country, have been struggling to find ways to make our schools a safe place, and on the heels of the Sandy Hook school shooting-- these discussions have become emotionally charged debates. The Fairfax Teacher’s Union has taken a reasonable approach by launching a survey on school safety, specifically for the teachers. The union wants members to provide their opinion on what a safe school looks like and if guns should play a part in preventing another tragedy. Personalities and politicians in Tysons Corner and beyond have broadcast their opinions across the news media, but the voices of the teachers need to be heard. The teachers are the most qualified to answer many of the questions because they are actually in the schools wit...

A new program implemented this year will teach public school students in Fairfax County all about healthy eating. There will be more fresh fruits and vegetables available, along with foods with reduced saturated fats, sodium and foods lower in calories. Changes will be made according to reforms in federal government mandates for nutritional guidelines in the national lunch and breakfast programs, which is part of Michelle Obama's "Let's Move!" campaign.
