Unit-Home-Sales slipped slightly; while New Listings, Pending Sales and Sales Prices Shot Up for Camas WA in March 2021 As we emerge from Winter this community's home sales market is starting out with a massive Price surge, as the increase in New Listings is being quickly absorbed by home buyers. Active Inventory that is visible at any one point in time is near its record low. Unit-Home-Sales challenged by Low Inventory, causing Home-Sales-Prices to Rocket Higher for Battle Ground WA in March 2021 New Listings have been somewhat slow to arrive into the market, with Pending Sales rapidly absorbing those new listings. With demand for homes exceeding the availably supply, we are seeing a rocketing rise in the Closed Sales Prices. Unit Sales Blast-Off with Sales Prices In-Tow for Vancouver WA Condos in March 2021. Unit sales are almost twice the level seen last year, partly because of a dip last year, while this year is in a super-strong bull-run. With a few luxury condo closings, Sale Prices hit a new high by taking a huge leap up. Waterfront Home Sales Report Whether it's a river, bay, creek or pond, waterfront homes have a built-in natural asset many buyers want. Views of water are mesmerizing and ever-changing. Today is National Go Birding Day. A special thank you to Kathy Streib for the heads up. Maybe that's why we got a visit from Woody the Woodpecker. Well, that's what we called him, but we think it's actually a red-breasted sapsucker. Bernie got a quick little snippet of video too, which isn't always easy with your arms held over your head. Plus, these birds move quickly up and down and around tree trucks. It's almost like they are playing a game, "now you see me, now you don't."   As nature-loving REALTORS®, are both so appreciative that we can "Go Birding" at home. Prices for Home Sales Shoot-up to a New High; with Unit-Home-Sales at a Brisk Pace for Vancouver WA in March 2021. Home Sales in Vancouver WA have been going stronger and earlier this year compared to any time in the last 10 years. Active Inventory available at any one time is consumed so very quickly. Home Loan rates rose to slightly above 3%; which is still extremely low on a historical basis. Time to Switch Your Elevator Pitch Today I want to tackle something I hear a lot of people talking about: the elevator pitch. (Some people call it an elevator speech, elevator statement or elevator opening.) It's a term that bugs me because I don't like the word "pitch." It sounds sales-y, pushy, and just plain aggressive. Bidding wars are more and more common in 2021 and the Wenatchee Valley is no different. The average single family home in the Wenatchee metro area is selling for 2% higher than the list price in the first part of the year. What about the condominium market? In our latest blog post we answer the question on everyone's mind: How much should I offer over asking price on a Wenatchee Condo? The answer may surprise you. Only about 1/3 of Wenatchee condos are selling above asking price and the average condo is selling for a slight discount.

Last week was bigger for new residential listings than last week (67) but we're still very much in a seller's market due to the lack of inventory especially since the solds and pended are up from last week as well.There were also more condos listed last week than the prior week but more pended and sold just like in the residential market.Have a great week!Heather Stevenson BROKERCELL 360.441.7120

Earth Day - April 22, 2021 - Restore Our Earth If there was such thing as a winner in the last year's shutdowns, it had to be Mother Earth. Air and waterways became cleaner while many wild animals reemerged from deep cover. Lowered levels of manufacturing and fewer cars on the road allowed the earth to literally take a breather.  NASA satellite and ground-based observations reported significant reductions in global air pollution over this time period.  This glimpse into just one year of human activity shows how much our actions contribute to air and water pollution. So on April 22nd Earth Day, it's fitting the theme is "Restore Our Earth.”  As we move back into our daily routines, it makes sense to reflect on this past year and continue to promote conservation as a positive solution. In...
