Lynnwood power out for a couple hours - some remain in the dark.. Power went out to many Brier and Lynnwood homes yesterday around 3:40 when according to the Snohomish PUD, a semi hit an electrical pole.  After two hours of being in the dark in Brier, I called and was told that they would have the power back on within the hour for all those except the twenty or so homes that are directly surrounding the pole.  These lucky winners get to have their power out for about 48 hours because it takes a while to replace a pole apparently.  The pole in question was neer Larch and 215th and driving around was not easy with all the lights down as well. The PUD worked hard to get most of us back in the light, but based on my two hour experience yesterday, my heart goes out to the houses who remain i...

The Rock Wood Fired Pizza and Spirits located on 196 Avenue in Lynnwood is truly a destination for pizza lovers.  One of 10 restaurants in the local chain, The Rock features handmade artisan pizzas with names like 'Bad to the Bone', 'Meaty beaty Big and Bouncy' and 'Yellow Brick Road'.  All the pizzas are of course handmade on fresh dough, using ingredients the likes of which you will never find at one of the national pizza shops.  It also goes without saying, that their pizzas get a little extra flavor from not being cooked in a standard commercial pizza oven, but a real pizza oven that gives their crust flavor that is hard to beat. If that weren't enough, The Rock also serves up its own line of micro brewed beer to wash its pizza down with.  How can you go wrong when you pair any of ...

Doors closed for good... I have only really been in the gym and the parking lot of Lynnwood high school as a parent of a visiting team member during sports, but it still seems sad to me that the old school will be torn down forever.  The gym and bleachers especially were horrendous, but there was still a sense of history that is hard to recapture and install in new buildings. The new school over on North Rd is coming along and looking amazing - I guess it should since it is costing almost $100 million according to reports!  What a facility!  I know it will be exciting for all the students to start their journeys in this state of the art school!  The very cool part is how green the building is going to be! Plans for the old location?  Cypress Equities from Texas entered in to an agreemen...

My most recent sale in Lynnwood WA was a cute house with lots of wonderful upgrades.  It had been remodeled extensively, but we still had a few things come up during inspection.   There are a lot of things that the buyers may not have necessarily asked for from the seller, but I wanted to on their behalf and luckily they were open to my ideas. 1. Smoke Detectors were not working.  The seller had already certified on the Snohomish county only NWMLS addendum 22Z that the smoke detectors were operational so it was a no brainer to just ask them to do what they had already promised to do.  It wouldn't have cost them very much and again it wasn't asking them to do anything more than what they were legally required to do in Snohomish County anyway.  The key issue for me was the safety of my cl...

We staged a "model" home in a newer development on March 25.  A week later we received a call from the builder that the staged home had sold and they would like the staging moved across the street to another house for sale in the development. Last week we removed the staging because all 4 homes in the development had sold!    Staging helped sell a lifestyle to home buyers.  These homes were in great condition, well priced and ready to show & sell.  Congratulations to the new homeowners!                                Staging by SISTERS Interior Redesign, Edmonds, WA, 425.776.7890, sisters@sistersredesign.com Give your listing the advantage of professional real estate staging.  Contact us today for a complimentary quote.  We look forward to working with you!

You've heard the lingo.  Realtors use it all the time to describe their listings:  This house is a "must see"!    What makes potential buyers put your home on their "must see" list?   Would these photos inspire you to put this home on your "must see" list?  Maybe...or maybe not.   What about these photos of the very same rooms?     The savvy home seller and his realtor decided to have this property professionally staged prior to listing. Instead of seeing empty rooms, potential buyers can easily envision themselves living in this home. Here are some additional photos of this staged home:   Staging provided by SISTERS Interior Redesign, Edmonds, WA, 425.776.7890, www.sistersredesign.com Give all your listings the advantage of professional home staging.  Contact us today for a complimenta...

A professionally staged home gives buyers the opportunity to picture themselves living comfortably in each room.  When rooms are empty, buyers often have a difficult time figuring out where their furniture would go or even if it would fit into the space.   This is especially true in bedrooms that appear to be small when they are unfurnished.  You need to show the buyer that, yes, a queen sized bed will fit comfortably in this master bedroom:     "Extra" bedrooms are often tiny, and appear smaller when empty.  Here a small room is staged as a 's bedroom with twin bed, night table and dresser.  Plenty of space for the essentials of a child's room.   In this extra bedroom, we used a double bed to stage a boy's bedroom.  By using a double bed instead of a twin, we are showing buyers that is...

First Time Buyer Perks:   It is hard enough to buy a house without having to think about coming up with the closing costs, too!!!  Closing costs are a factor of buying a house, but why not get the seller to pay them for you???? In addition, don't forget about the government credit from the IRS!!!!  Here is how to get your $8000 tax credit for 2009. Lynnwood real estate is a great place to start if you want to check out good properties that are in affordable price range.  Other Seattle suburbs to look at: Mountlake Terrace Real estate Brier real estate Lake Forest Park real estate Cooper Jacobs Real Estate Services, Serving Seattle & Seattle suburbs realestate@cooperjacobs.com

First off, I Love Dogs. Have had dogs all of my life. They make me happy and reduce my stress. I even used to own Three Dog Bakery in Seattle. It was a Bakery just for Dogs. I did that with my wife Bonnie for 10 years until we sold it in 2006. We miss the dogs that would come in and shop with us. Miss some of the people also, but mostly the dogs. We have 3 dogs now: Mocha 14 1/2 year old Chocolate Lab. Fantastic Dog. She likes to sit on my lap even though she weight 65 pounds. She has slowed down and has put up a good fight against cancer. She is my Brown Bomber. DASH is 4 years old and a Seal Italian Greyhound. He is wild, fast and likes to cause trouble. He thinks he is such a tuff guy, but he isn't. He loves to lay on his back and look at you while you rub his belly. He is, how ca...

After a long lull, some of my buyer clients are getting back in the game.  What I've found to be fairly consistent in the last few weeks is that a lot of you are not answering your phone.  Worse, you are not returning calls the same day.  Some of my buyers are very limited in the time they can devote to buying and there are questions we need answered asap.  Perhaps a more complete MLS listing would alleviate some of the questions, but that's a topic for another post I suppose. You are the agent of the seller, and your responsibility is to represent that seller to the best of your ability.  I would think that answering calls (or at least returning calls) from prospective buyers (or their agents) to be an important part of that. This morning one of my buyer clients calls me and says he wa...

Boe Lindgren's solution to the economy   Here is the solution to: •·         Saving the United States Banking system •·         Keeping the American homeowner in their home •·         Boosting the U.S. economy •·         Establishing better neighborhoods •·         Keeping rents down •·         Fixing the housing market   I know that is a lot of stuff to solve, but here you go. Instead of the U.S. government bailing out banks by giving them cash, the government should give it to the people. The homeowners in America would be able to refinance their mortgage loan with the government, regardless of their situation.   How would this work? The government would let anyone who owns a home (or many homes) refinance at 1%, 40 year fixed. It is strictly rate and term (no cash out). Whatever is o...

One of our favorite places to purchase furniture and accessories for our staging business over the years is Underhill's Furniture in Lynnwood.  Thor Loberg has been our sales associate there, always greeting us by name when we walk through the door. Thanks, Thor, for your wonderful customer service! Owner Tom Underhill recently announced that due to current economic conditions the family owned business will close all four stores after completing a going-out-of-business sale.  Tom's son Josh will form a new company under the name Josh Underhill's Family Furniture and will reopen in April at the Lynnwood location. We wish the Underhill family success in their new adventures. Here are some of our favorite staging pieces from Underhill's Furniture. Black Dining Table and Chairs - Broadview ...

Family mementos are an important part of passing memories and traditions from one generation to the next. For most, these cherished items include jewelry or photos – but for Long Island, New York resident Deborah Boyd, they’re pots and pans. In fact, Boyd still uses some her grandmother’s cookware passed down to her by her mother. But these aren’t just any pots and pans, they are cast iron. “My mother used cast iron constantly, and I learned to cook using those pans,” said Boyd. There’s no childhood memory better than that of delicious cooking smells wafting from the kitchen. Boyd said her mother would often make her scrambled eggs for breakfast. And if she was lucky, she would make her favorite dish, “German meat patties,” for dinner. The meat patties weren’t anything complicated - jus...
