Good Loan consultant in the Port Townend Area I have recently discovered a wonderful new loan rep, who works with Wells Fargo in Port Townsend.  I have referred her to 4 clients now, and they have all had an excellent experience with her.  I love her communications with me, her experitise  and knowledge.  She is a very hard worker and goes above and beyond the norm to get things done.   Today she came to my office to discuss construction loans with me and give me some good avice.  She has also offered to meet with my clients at night after the bank closes to fill out paperwork.  It is nice to be able to recommend her. Looking for a bargain in Port Townsend?  There are 4  lender owned homes in the area around Port Townsend under $200,000.  Priced form $78,000 to $149,000 all are on standard sized lots, 5000 sf or more.  All need work, like paint carpet, and carpentry repairs, some more than others.  All will probably have a monthly payment that would be less than rent.  Centrally located, near transportation, shopping and schools.  There are also quite a few "short sales" that will save you money.  Cost per square foot is still much less than cost to build, so if you are in the market for a place to live, now is the time to JUMP IN!  http://www.porttownsendrealestatesearch.net/ If you need help finding a home, a contractor, lender, or tenant, please call.

Port Townsend Jazz Festival  One of the many music festivals in Port Townsend’s summer schedule is in full swing this week.  Today ended the week long  Centrum workshop for students and the participants put on a wonderful hour long concert at the Fort Worden’s Commons.  What could be more enjoyable than a free concert on a beautiful sunny day with near perfect weather under blue skies! The  big band sound  was great, and featured  many young  students from as far away as Japan.   The crowd was appreciative and some  enjoyed dancing on the grass.  The music continues tonight with a performance at Fort Worden featuring the “Big Band” and “Jazz in the clubs”.  It will continue on Sat. with an afternoon and evening  performance atthe McCurdy Pavilion, and more “Jazz in the Clubs” tomorrow e...

Activity from Buyers seems to have increased significantly, but prices have not changed much.  We are a bit behind the Seattle and Portland markets, so they should increase soon, as we are already seeing a drop in inventory.     This shows Feb. vs March 2013, and  March 2012 compared to March 2013 .  Inventory is down 23% and sales are up 22.7%,  .    Great time to buy your "right sized" home, vacation getaway, or investment.   Interest rates are fantastic, and there are some great buys available.   http://www.porttownsendrealestatesearch.net/

It has to happen once in a while, right?  I just closed a very satisfying transaction with a first time  buyer who was delightful to work with.  He was buying his first home at the age of 22, had all his ducks in a row when he walked in my office.  Lender and loan app already squared away, good down payment, excellent credit,  and a clear idea of what he wanted.  Wow!  He was able to take advantage of a short sale that had already been approved by the lender, and got a great buy.  His lender (Emily Ingram at Wells Fargo in Port Townsend)  did an outstanding job and we closed early.   Thanks to the RE gods, and wishing the same good fortune to all of you.  Prices on homes in this range are starting to stabilize, $200,0000  and inventory is shrinking fast.

Last week I attended a regional area meeting at the Port Ludlow Resort of John L Scott brokers with Lennox Scott, grandson of the founder of the John L Scott Real Estate Company. Lennox is a dynamic leader and a good speaker, full of knowledge, enthusiasm and a genuine love of the business. He reminded us we have weathered five years of a downward spiraling market, which is currently on the upswing in the Seattle and Portland areas, now experiencing a shortage of inventory, multiple offers and 30 day market time to sell for about 50% of the listings. The Olympic Peninsula usually lags behind the greater Seattle are by 9-12 months, so this is great news for my area: Port Townsend, Port Ludlow and the entire Quimper Peninsula. There are so many great values out there and the interest rate...

Port Townsend's chapter is busy at work here in Port Townsend, building it's most recent home projects for their fortunate recipients. I stopped by there building site last week and spoke with one of their paid employees. There appeared to be about 15-20 voulunteers on the site that day, and a couple of paid employees and project contractor. They were having lunch under a large tent when I drove up. I learned that the qualifications to receive a home are based on income, (low) and ability to repay a mortgage. The mortgage is arranged through USDA which requires no down payment,  and originates in a local bank. The recipients also have to put in 400 hours of " sweat equity".  This neiighborhood has 5 to 6 completed homes with nice landscaping, paved streets and beautiful surroundings.  W...

Gary's Auto Repair is a wonderful auto repair business that you would never find without some help.  Located on a gravel winding road, about 10 minutes south of Port Townsend, in a mixed residential/business area.  You drive by ponds, horses, chickens, and lots of dogs.  It is well worth looking for.  Gary is an excellent mechanic, very reasonable and service oriented.  He is efficient and very fair.   Not the fanciest of garages, nestled in the trees, with lots of cars in various states of repair, and two love-able dogs, chasing sticks.  Gary moved to Port Townsend 18 years ago with two teenage children and not much else.  He started his repair business all over after having a very successful shop in another city;   working hard while  raising his family as a single parent.   One  day ...

One of nature's many gifts to the Pacific Northwest is an abundance of Rhododendrons. Though us natives of the Puget Sound (if the truth were revealed) do become weary of grey days and rain about now, but the Rhododendron's love it as they ready for the warm spring sun to burst into their glory and flower. This is so spectacular and renews the spirit. Life is born anew! Growing up in my old neighborhood of Earlington in Renton, Washington, I remember every neighbor had at least one Rhododendron. My Grandparents had two huge trees in their yard that were about 16 feet tall. After a cool rainy morning the sunshine came out this afternoon and the Rhody's at my office in Kent are ready to burst into bloom! Don't forget May 14 - May 20, 2012 is the 77th Annual Rhododendron Festival in Port T...

What perfect timing for the opening of this delightful new shop on our main street. After a long and unusually cold , winter this store puts you in mind of a a grassy knoll in the sunshine with a great lunch on your lap.   Soft pastel colors create a sunny decor, and you are surrounded with yumminess from the front door to the upstairs loft. Featuring gourmet foods,  chocolates, pastries, wine and gifts, you can find something for any occasion. There is a wonderful paisley covered bench in front of the store with a pan of water for you canine friends.   The owner Tim Nebel has been a resident of Port Townsend for 6 years, and is really upbeat and enthusiastic about his new store. I wish him all the best as a very welcome addition to our Historic Downtown Main Street.   To find your ...
