Homes in Silverdale were selling for a YTD median price of about $294,000 at the end of June, down 3.6 percent from a year ago. The June median closed sale of $248,000 was about 25% less than the June median a year ago. Kitsap County YTD median price has fallen 12% over the past year.   The number of YTD closed sales was down 38% from a year ago, compared to a drop in closed sales of 28% for the County as a whole. The number of pending sales YTD is down 38% from a year ago. The number of active listings in Silverdale (129) is 6.5% lower than a year ago and 8.5% lower than last month - a good number of listings were recently pulled off the market without sale. The YTD median rose about 4% from its value last month after falling significantly the previous two months. The May median closed sale of $315,500 was about the same as the May median a year ago. Kitsap County YTD median price has fallen 6.6% over the past year.   The number of YTD closed sales was down 41% from a year ago, compared to a drop in closed sales of 26% for the County as a whole. The YTD median dropped about 11% from its value last month and last month dropped 15% from the previous month. We started the year with a number of higher priced sales that skewed the distribution upward. The April median closed sale of $244,000 was 17% less than April sales a year ago. Famous Dave's, the largest barbecue franchise in the nation, has opened a restaurant in Silverdale!  The grand opening was today, March 17, 2008, at 3276 NW Plaza Road, between Pier One Imports and Target.I first became familiar with Famous Dave's when my friend and past client Tara S. heard we were moving to Kansas for a year.  She said we absolutely HAD to go check out this barbecue joint next to the Kansas City Speedway.  Turns out, we stumbled across it when we went to Nebraska Furniture Mart, and I have to say it is some of the best barbecue I have ever had, a big compliment coming from someone born in Georgia.Famous Dave's has "five ways to get sauced", including their Georgia Mustard sauce and the Texas Pit sauce.  I haven't been brave enough to try their Devil's Spit sauce yet, ...

If you are new to Kitsap County and have just reported to Naval Base Kitsap, you may be wondering what to do in the area as spring approaches.Silverdale Waterfront Park is a wonderful 17 acre recreation facility by Kitsap Parks and Recreation located right in the heart of Silverdale!  The park as well as the attached Port of Silverdale will thrill both children and boaters alike.The park boasts covered and uncovered picnic benches, a beach for beachcombing,  several barbeques, and a fantastic playground.  In the summer, a gazebo is often the gathering place for free concerts and movies.We especially like the playground area at the park.  The playground equipment is in great condition, and I have little fear of my son being hurt there thanks to the soft ground under the playground.  It w...

Homes in Silverdale were selling for a median price of about $387,500 at the end of February, up about 29% from a year ago. This rise in prices is not across the board, but instead reflects an increased number of sales in higher price ranges. Kitsap County median prices have fallen 6% over the past year.  The number of YTD closed sales was down 33% from a year ago, compared to a drop in closed sales of 19% for the County as a whole. The number of pending sales YTD is down 32% from a year ago. The number of active listings in Silverdale (118) is 19% higher than a year ago, and it's also 17% higher than it was at the end of January. The inventory turnover (total homes on the market divided by number sold last month) is 9.8 months.

Please keep in mind that it's the first month of a new year, so the year-to-date numbers may be quite variable compared to last month. Homes in Silverdale were selling for a median price of about $397,500 at the end of January, up about 40% from a year ago (this is a case where the low number of new year sales distorts the picture). The Kitsap County median closed sale price has fallen less than 1% over the past year. The number of YTD closed sales was down 50% from a year ago, compared to a drop in closed sales of 24% for the County as a whole. The number of pending sales YTD is down 17% from a year ago. Well, today was the final game of the 2007 season for the Central Kitsap Junior High Cubs JV Football Team here in Silverdale WA. Our boys played Cedar Heights Junior High from Port Orchard. Both teams were tied for first place in the league going into today's game.It was a classic nail-biting battle of fairly evenly matched teams. The high scoring game saw the lead change hands serveral times throughout the game. With only :40 seconds to go in the 4th quarter, the Cubs were down by 1 point. Two costly penalties brought our ball back to mid-field, leaving us with a difficult 2nd-and-long situation. Luke dropped back and threw the ball deep into coverage.  Saturday was a gorgeous day here in Washington. My hubby and I and our greatest friends spent the day "camping" and enjoying the God's wonderful creation.  We drove up to Mt Walker and enjoyed the views     Then headed to Dosiwallips St Park. After selecting a campsite along the river, we enjoyed roasting potatoes and cooking steaks over a rip roaring fire (We skipped the marshmallows and dove right into the choc bars after the meal!)   Before we headed home, we took a long walk beside the river and on the Maple Leaf Trail.     What a beautiful day!

As many of you know, my youngest son, Luke, is starting quarterback for Central Kitsap Junior High JV Football team. The first game of the season, we won a nail-biter against Marcus Whitman Jr. High in Port Orchard. In Week Two, we played against Fairview Jr. High. Luke led the victory charge and scored his first touchdown pass of the season, connecting with favored receiver, Josh Sontag.

Last Wednesday was the 1st game of the 2007 season for the Central Kitsap Junior High Cubs, both JV and Varsity squads.My youngest son, Luke, is starting quarterback on the JV team. He has played the last two years on the local Silverdale Pee Wee Team and was excited to play for his school this year.We played Marcus Whitman Junior High down in Port Orchard. We won the coin toss, and elected to receive. Our first touchdown came in the very first series, followed by another touchdown in the 1st quarter.
