Greetings from BethAnn in Spokane. You hear it all around the country, not enough homes for sale, but here in Spokane it is a real crisis ! We had 224 homes on the market, we could sell 2000! (Literally ).I am stunned at the level of interest in my HOME TOWN ! I clearly recall the days when people from bigger cities and other areas poked fun at us "Spokanites". Now it seems everyone wants to live here! The quality of life, natural beauty and 4 distinct Seaons is a real draw to our area. I have never known a better time to SELL your Spokane home! Yes, it can be a challenge to find just the right " place to go ", however there are creative ways to help sellers find the right next home. The market is often painful for buyers, due to the lack of suppy vs. demand. But it is not impossible !L...

Hi ! It's BethAnn in Spokane with an update on the state of the local Spokane WA Real Estate market. This report reflects last months data, March of 2021.There is no word strong enough to describe the crisis low inventory. The number of homes for sale is less than 15% of what we need to meet the demand. 209 Homes on the market in March? We could sell 2000! There are many contributing factors to the extreme lack of homes on the market. One is that builders have not even begun to build enough new homes. This creates a bottle-neck for everyone from people living in low income rental apartments to every person with the dream of home ownership. More young adults have come to the age where they want to buy, more boomers want to downsize, the list is long. Add a pandemic, and here we are.My su...

March 2021 Spokane Real Estate News , from BethAnn in Spokane !Last months stats are out (for Feb. 2021 ) , and they are staggering. 131 homes on the market ? 895 closings, meaning we have FAR more buyers than homes for sale. In most ranges we are seeing an average of 12 offers per home. Average price is up over 20% since last year ? What does this mean ?It means buyers have to be far more prepared than EVER to compete. This takes the education and guidance from a very proactive agent in this market. Buyers MUST have patience, persistence, and solid financing.Selling in this market can feel frantic, exciting, and exhausting. With the numerous offers, you must have excellent advice to avoid pitfalls and liability. Selling your home now will surely bring you an amazing price, and a good a...

My home town of Spokane WA has just been named as " the most competitive market in the nation " according to an article on Redfin's blog by chief Economist Daryl Fairweather.https://www.redfin.com/blog/author/darylfairweather/As a lifelong resident- and REALTOR who works with both locals and many people relocating into my city, I can attest to this. What looks like numbers and data on paper, affects peoples real lives while I work with them. While sellers are ecstatic about what price their home may bring, they are concerned about being able to find their next home in this thick competition. Buyers /buyers agents must be hyper vigilant and willing to compete. Having an agent who works full time, and truly understands the current market is critical. If you have any questions about the Sp...

Spokane WA Real Estate Market Report Feb. 2020 ( reflecting last months numbers )The Spokane WA. market statistics are out for January 2020.  Each month they come out for the prior month, and I usually post the entire year over year numbers, however I chose to use the Jan. 2019 VS Jan. 2020 numbers in this article.More homes were closed in Jan. 2020 than the prior year by 18%. I am hoping this is telling for whats to come! Because our inventory ( number of homes for sale ) has been SO tight the past few years I was happy to see this.  Prices are UP , and have increased at an unusually fast pace, due to the over all interest in our area. Relocation to Spokane has always been a large part of my business, and continues to grow. As a life long resident of Spokane, I love working with people...

2019 Spokane, WA.  Real Estate Market Overview, by BethAnn Long RE/MAX Inland Empire in Spokane Wa.Below you will find the year end (2019 ) statistics for our market here in Spokane. What seems to stand out the most, besides the above normal annual appreciation, is the lack of inventory ( number of homes for sale ). We have LESS THAN a one month supply of homes. ouch. This is one factor that is driving prices upward, another is the extreme interest in our area, which has not slowed down.As a life long resident of Spokane, and Realtor with 17 years of experience, I am always asked " how's the market?" I would love to chat with you if you are thinking of buying s home in the Spokane area, selling your Spokane home, or considering relocation to Spokane WA!Have a great day, BethAnn in Spokane

Greetings from Spokane WA ! Here is a video tour of Kendall Yards in Spokane WA.  This is my 3rd Spokane WA neighborhoods tour of Summer 2019 ! As a life long resident of Spokane , it has been great watching this area develop over the past years. situated along the breathtaking Spokane River, and Centennial trail , Kendall yards is a perfect mix of fun retail shops, eateries and residential condo's. There are adjacent neighborhoods with single family homes which can be considered when wanting to be close to downtown Spokane or Kendall Yards. As a Spokane Realtor, I am often asked about Kendall yards. The availability of condos for sale in the downtown Spokane Kendall yards neighborhood is generally scarce because their popularity. It can be challenging waiting for one, however they do s...

Hey, it's "BethAnn in Spokane" with the latest Spokane Wa. June 2019 Real Estate Statistics!Closed sales are down 13.1% when compared to May of 2018. Clearly, the lower inventory (number of homes for sale ) is a factor here. Buyers are having a challenge finding homes, especially under 300K , and often have to be patient. Both average and median home prices are up over 10% from last year at this time. We seem to have a very steady influx of  out of town people moving into the area, and this seems to a be a trend that will continue based on interest in the Spokane area for a variety of reasons. As noted in this report, inventory is down over 12% from last year- and is about 50% down from 3 years ago. This makes it critical to be working with a diligent buyers agent when seeking to purcha...

Spokane WA 2018 Real Estate Year end Review , By BethAnn Long, REALTOR w/ RE/MAX Inland Empire .2018 was an epic year for me in Spokane Real Estate.  I worked with exactly half sellers and half buyers throughout the year, making it a great balance. When the dust settled the numbers showed that I was in the top 1% of all individual Spokane Realtors for 2018, which was an honor. I enjoyed working with several people relocating to Spokane WA, as well as family and friends !BELOW you will see the YEAR END REPORT FOR SPOKANE WA REAL ESTATE :This report shows that the number of sales is only up 1% meaning about the same number of homes sold in 2018 & 2017. With the major increase of nearly 12% appreciation ( wow ) this seems surprising to me- that more overall sales didn't occur year over yea...

June 2018 Spokane WA Real Estate Market Update !The Spokane Wa Real Estate Market is ON FIRE. Although there is a marked lack of inventory ( homes for sale ) there are more active buyers than ever. This creates competition in most price ranges ( the lower the price range, the more competition). It is more important than ever to have proactive, experienced representation in selling and buying homes. With the fast paced market, mistakes can be made. Hasty decisions can come back around to burn you. In some instances sellers are becoming almost a bit greedy, and buyers are becoming somewhat desperate, making emotions run high on both sides. The highest offer is not necessarily the best offer. Many things need to be considered, such as terms, buyers loan type, ect. Having a real estate exper...

Greetings from Spokane WA!Attached is the one page market snapshot for April 2018. The Spring 2018 Spokane, Wa. Real Estate Market update is fast moving, with very low inventory( number of available homes for sale ) at 19.7% less homes for sale than last year at this time. We are really feeling this while working with buyers. This makes it an optimal  time to sell your home in the Spokane area, because the buyers are poised and ready. I have the privilege of working 50/50 with both people selling their home, and with buyers. The balance keeps me in tune with what is happening behind the scenes for both home sellers and home buyers, each with their unique set of challenges and rewards.Across the board last month, regardless of price range, sellers  got 100% + of their asking prices, so t...

Why are people are Relocating to Spokane WA?As a lifelong resident of Spokane, WA. I would like to speak to the fact that Spokane WA is the number ONE city in the USA according to Realtor.com where the inbound/outbound ratio is the highest. What does this mean ? At the time of their study which was published (3/1/18)  by Sabrina Speianu, Economic Analyst with realtor.com states:"In Q4 of 2017, Spokane had a very high ratio (2.8), which means it received 2.8 times more views from residents of other metros looking at Spokane properties compared to Spokane residents looking at properties in other metros. This is notable because interest in properties in the area eventually leads to migration to the area. " You can read her article here :https://www.realtor.com/research/market-affordability...

Spokane, WA Real Estate Statistics March 2018 !We have the latest stats out, through Feb. 2018 year over year. You can see the home values have increased an average of 10% in the past year. Of course, in order to know what that actually means, there are a variety of factors to consider. If you have a question about your specific property value , send me an e mail or give me a call :-) SALES ( number of closings ) are UP dramatically. This means there are most certainly a large amount of competing buyers for every single property listed. With only a 2 month supply of homes, we are WAY down in " inventory " or number of homes for sale. A " healthy " market is a 6 month supply, so buyers are in the wings waiting. In order to compete for a property in the 0-299K range, the buyers must outshi...

Four homes recently sold in my Spokane neighborhood.  Nationally, home sales tumbled in December so I was happy and surprised to see the "SOLD" signs atop the "FOR SALE" signs in my neighborhood.  Each of these homes has been occupied by the same owners for years and years so it looks like the neighborhood is starting to turn.  The sellers are most likely opting for smaller homes, less maintenance and one level.  These well constructed houses were built for growing families, they are priced in the $300,000 range, and have three or more bedrooms.  Nice homes at this price range can be difficult to find in Spokane and elsewhere due to limited inventory.   The new owners will be thrilled with the space they have acquired, the schools and convenient location to shopping, restaurants and se...

2017 Spokane, WA Real Estate Market in Review (Jan. 2018)It is January 13th, 2018. Reflecting back on the Spokane WA Market, it was an amazing year for me.While there was overall a marked lack of available homes for sale, there were many ready, serious buyers who poised themselves to purchase, so the number of sales actually increased year over year.  There was a point in the Spring where there were nearly 30% fewer homes for sale than the prior year, making it quite the challenge for buyers. Truly, if you are thinking of selling your Spokane area home, 2018 would be a great year to consider this! There are some buyers from this past year who still have not purchased. It will be another competitive year. As a buyer the MOST important thing you can do is be truly pre-approved with a reall...

The Sept. 2017 Statistics are out for the Spokane Wa Real Estate Market.Since last year at this time, our average home prices have increased over 7%. It is important to note that different price ranges, neighborhoods, and a variety of factors affect specific home values, so getting a personal Market Analysis on your Spokane home is always best.In addition, we had a big inventory " crunch " in the Spring, not nearly enough homes were for sale. That seems to have leveled out now, and that is good for buyers.I have had an amazing year helping people meet their real estate goals of buying and selling homes in the greater Spokane area. Let me know if you have any questions about the Spokane Real Estate Market !BethAnn in Spokane #bethanninspokane
