I got all kinds of positive feedback from our 4th of July Interviews.  A few people have no sense of humor, but the rest of us understand that you can respect, appreciate and care about something while laughing.  For example, I tease my husband about snoring, but I still adore him!  We asked random strangers what the 4th of July ment to them.  Were had an interesting view of the protest...We had a wonderful time talking and interviewing people at Riverfront park waiting for the fireworks to start...   http://www.youtube.com/watch?v=OsJv7OSaizM   I will post the videos here and on Utube and My Space.  Interested?  Check out FBRE productions on Youtube, and www.myspace.com/fbreproductions.    Friendship Based Real Estate® Saving the World from Ordinary ServiceTM www.SarahSpokane.com

Ok, so you all know I'm weird, but this was really crazy.  BTW: These girls were not making fun of our Country, they just could not sing. We had a great conversation that we did not record. They love living here and the freedoms we enjoy!   http://www.youtube.com/watch?v=UV56EG649K8   Check out our other videos on Youtube (FBRE Productions) and www.myspace.com/fbreproductions.  Who said real agents have to be normal and cranky :)  Please copy and paste this link if you are not re-directed.    Friendship Based Real Estate® Saving the World from Ordinary ServiceTM www.SarahSpokane.com

As a realtor, I visit the sites that my agency has advertising agreements with. We advertise on so many of the top sites and have paid agreements with many of them to insure great exposure for our sellers.  One of the newest ones we use is: HGTV' s FrontDoor site! If you haven't seen it yet, visit:                                                http://www.frontdoor.com From a consumer's standpoint I thought it was wonderful and easy to navigate! It can be overwhellming, so many websites, so little time. Mainly people who are actually looking to buy a home usually land on one or two user friendly sites. I am glad my company, Tomlinson South is choosing HGTV FrontDoor as one of our gateways to service home buyers and home sellers.   I also offer listings by e-mail to poten...

Hello Everyone, Well everywhere you drive you see for sale signs, but what you don't see a lot of is Sold signs. Why? There is one key factor....Competition.   That's right there are more and more homes and Real Estate agents and that means that the buyer has more and more choices and more people trying to get their attention. What does this mean to you if you are thinking of selling a home in Spokane or if you already have tried and it didn't sell. There are 3 things that you can do to sell your home. 1. Condition - This is the way the home is decorate, staged, and cleaned. There is a big push for home staging and that is because it is the response to more competition. You have to make it leave a better impression. This is mostly the sellers responsibility and it is one of the few thin...

I LOVE the South Perry District of Spokane, Wa, so I am very happy to be able to post this video of South Perry District on South Hill. Here is a Spokane real estate video tour project I've been working on for several months now (OK, several years actually). I'm creating video tours of Spokane's neighborhoods, as a way quick way to hightlight what each neighborhood has to offer potenial buyer's who are considering investing in one of Spokane's homes for sale. I've been accumulating photos and videos over the past 24 - 36 months and am just starting to put them all together in video format. What a blast, I hope I'm able to adequately capture the beauty of Spokane's neighborhoods and landmarks. ... continued... there is plenty more... Such as: Thanks to those who helped with this projectL...

Many folks think if they put their house on the market, it will sell. Statistics are not proving this out here in Spokane WA. For example: In 2007, 6,935 out of 15, 559 homes that were listed SOLD.  Folks, that means 60% did NOT SELL. Realtors are said to spend 25- 30% of their income back into their business. This means we are spending tons of money marketing homes that do not sell. WHY? What is wrong with this picture? I think I know...Hold onto your hat. First, some more FACTS: In May 2008 you had a 58% chance of your home selling that month if it was on the market. In May 2008 you had a 15% chance. Folks, plain and simple, both agents and sellers are still in denial.  Maybe your market is different, but in general it's a buyers market. So what do I think the problemo is? P R I C E ...

In 1974, The Worlds Fair was here in my home town of Spokane WA! The area developed for the Fair was downtown on the Spokane River. The old clock tower from the railroad has become a historical landmark here in Spokane WA , and is now surrounded by Beautiful Riverfront Park where Expo 74 was hosted.                                         Here is a photo pre- Expo 74 (Worlds Fair)                                                    HISTORY OF THE CLOCK TOWER: The Great Northern Railway Depot Tower stands as a physical reminder of the centrality of railroads in the emergence of Spokane as a regional distribution hub during the late 19th and early 20th centuries.  Construction of the depot commenced in 1901.  When it was completed in 1902 it was considered the finest...

There is an article in the latest Men's Health Magazine about a study done to distinguish what cities are the most environmentally conscious in the US.  Guess what?  Spokane made the list!  The study covered a wide range of topics and after compiling a number of factors - gas consumption (Spokane ranked #1 in least amount of Gas wasted!), estimated miles per year, air quality (Spokane Ranked #4 in least amount of high Ozone days!), vehicle efficiency and stats on mass transit, the magazine named Seattle as the top city, Portland at # 3 and Spokane #8. The top 10 is as followed: Most Environmentally conscious US Cities:1. Seattle, WA2. Burlington, VT3. Portland, OR4. Madison, WI5. Fargo, ND6. Rochester, NY7. Minneapolis, MN8. Spokane, WA9. San Francisco, CA10. Norfolk, VA Furthermore In ...

This business of purchasing a home involves so many whirling emotions, sometime folks need a little advice on the best order of what to do when. The most important thing is defining your goals and timelines.  Evaluating if now is the best time to buy a home, perhaps looking at the big picture and getting advice from trusted loved ones and mentors is a good idea. Before looking at homes, choose a good realtor. You may want to ask friends and family, or interview 3 agents from reputable agencies. A good buyers agent is very important in this major life choice. Ask for references! They will go to bat for you and make sure you are covered as far as the legal contracts, timelines, and closing details. Your realtor will advise you by making suggestions for lenders, inspectors, and keeping the...

Hello Everyone,  I have to address this topic because it is something that can cause many problems in a Real Estate relationship and it can be avoided if addressed up front. I'm talking about how hard your Real Estate agent works. How many times have people hired an agent and then never sees them again after the sign goes up? There is a rule I try and live by, and that is that I like to be the one calling my clients. If you never talk to your clients unless they call you, this may be a sign your communication is in trouble. If you hire and agent and the only time that you talk to them is when you call them, then how do you know if they are working on selling your home or not. The answer is you don't.   We build into our systems regular updates and communication with our clients. The fac...

Although the season is 9 games old, the opening home stand is here tonight!  The festivities kickoff tonight at 5:30 at Avista Stadium (game start 6:30 - free magnet schedule give-away).  The Spokane RiverHawks are a summer baseball collegiate invite-only league.  Somewhat of a Semi-Pro team.  If you like to watch great baseball and/or have a fun, cheap family outing, I would definitely recommend checking out our very own Spokane RiverHawks.  For those of you that think the Valley is a little too much of a drive don't fret!  The RiverHawks games are going to be split between Avista Field (where the Spokane Indians play) and Gonzaga University.  If you haven't been to the ball field on GU's campus it is worth the trip alone!  Other teams in the league include Moses Lake, Corvallis, Bend,...

What do you consider when selling a home in Spokane, Wa. or anyplace else ? The FAB 4 in my book are:                                                                              PRICE: Setting the price carefully is KEY!  It is very important, and sometimes difficult to start off with the right price. If you overprice a home thinking " buyers can offer less" well, statistically it just doesn't work that way. Buyers often judge wether or not a seller is resonable just by their starting price. YES you should get market value for your home! You should get every PENNY! LOCATION: Here is the only factor you cannot change. It is what it is, and it effects your value.Good or bad, and sometimes indifferent.Make the most of your location. CONDITION: Isn't it nice to know that keeping your home ...
