Many folks think if they put their house on the market, it will sell. Statistics are not proving this out here in Spokane WA. For example: In 2007, 6,935 out of 15, 559 homes that were listed SOLD.  Folks, that means 60% did NOT SELL. Realtors are said to spend 25- 30% of their income back into their business. This means we are spending tons of money marketing homes that do not sell. WHY? What is wrong with this picture? I think I know...Hold onto your hat. First, some more FACTS: In May 2008 you had a 58% chance of your home selling that month if it was on the market. In May 2008 you had a 15% chance. There is an article in the latest Men's Health Magazine about a study done to distinguish what cities are the most environmentally conscious in the US.  Guess what?  Spokane made the list!  The study covered a wide range of topics and after compiling a number of factors - gas consumption (Spokane ranked #1 in least amount of Gas wasted!), estimated miles per year, air quality (Spokane Ranked #4 in least amount of high Ozone days!), vehicle efficiency and stats on mass transit, the magazine named Seattle as the top city, Portland at # 3 and Spokane #8. This business of purchasing a home involves so many whirling emotions, sometime folks need a little advice on the best order of what to do when. The most important thing is defining your goals and timelines.  Evaluating if now is the best time to buy a home, perhaps looking at the big picture and getting advice from trusted loved ones and mentors is a good idea. Hello Everyone,  I have to address this topic because it is something that can cause many problems in a Real Estate relationship and it can be avoided if addressed up front. I'm talking about how hard your Real Estate agent works. How many times have people hired an agent and then never sees them again after the sign goes up? There is a rule I try and live by, and that is that I like to be the one calling my clients. If you never talk to your clients unless they call you, this may be a sign your communication is in trouble. If you hire and agent and the only time that you talk to them is when you call them, then how do you know if they are working on selling your home or not. Although the season is 9 games old, the opening home stand is here tonight!  The festivities kickoff tonight at 5:30 at Avista Stadium (game start 6:30 - free magnet schedule give-away).  The Spokane RiverHawks are a summer baseball collegiate invite-only league.  Somewhat of a Semi-Pro team.  If you like to watch great baseball and/or have a fun, cheap family outing, I would definitely recommend checking out our very own Spokane RiverHawks.  For those of you that think the Valley is a little too much of a drive don't fret!  The RiverHawks games are going to be split between Avista Field (where the Spokane Indians play) and Gonzaga University.  If you haven't been to the ball field on GU's campus it is worth the trip alone!  Other teams in the league include Moses Lake, Corvallis, Bend,... 06/23/2008

The FAB 4 in my book are:                                                                              PRICE: Setting the price carefully is KEY!  It is very important, and sometimes difficult to start off with the right price. If you overprice a home thinking " buyers can offer less" well, statistically it just doesn't work that way. Buyers often judge wether or not a seller is resonable just by their starting price.
