You Can Never Have TMI about PMIWhen it comes to buying a home, whether it is your first time or your fifth, it is always important to know all the facts. With the large number of mortgage programs available that allow buyers to purchase a home with a down payment below 20%, you can never have Too Much Information (TMI) about Private Mortgage Insurance (PMI).What is Private Mortgage Insurance (PMI)?Freddie Mac defines PMI as: “An insurance policy that protects the lender if you are unable to pay your mortgage. It's a monthly fee, rolled into your mortgage payment, that is required for all conforming, conventional loans that have down payments less than 20%. Once you've built equity of 20% in your home, you can cancel your PMI and remove that expense from your mortgage payment.” As the b...

Important things first - I truly hope this article provides value and that you are having a great day...  Purchasing power, simply put, is the amount of home you can afford to purchase based upon the budget you have available to spend. As rates increase, the price of the house you can afford will decrease if you plan to stay within a certain monthly housing budget.According to Freddie Mac’s latest Primary Mortgage Market Survey, interest rates for a 30-year fixed rate mortgage are currently at 3.47%. Rates have remained at or below 3.5% each of the last 16 weeks, marking a historic low. The interest rate you secure when buying a home not only greatly impacts your monthly housing costs, but also impacts your purchasing power. The chart below shows what impact rising interest rates would h...

Green Bay Mortgage Success Story: Timothy Hartford Financial assists individuals and families purchase homes.  We can close Green Bay home purchases in as little as 21 days. Occasionally it takes a little more time to prepare individuals to position themselves to buy a home.  I started to speak with Timothy about a Green Bay home purchase about two months ago.  We reviewed his credit, income, and organized his documents.  Timothy’s credit did not meet our minimum guidelines.  We met at his place of residence and developed a plan to acquire documents to correct his credit score.  Timothy had several collections he paid off but they were still reporting unpaid.  Timothy also had a debt reporting that was not his. In about 3 weeks we produced all the necessary documents to send to credit r...

Have you ever noticed how much we get done when there is a deadline?  That isn't to say we are procrastinating, but simply somehow are minds are wired to get it done in crunch time.  Years ago, my ex-wife was even known in her family as a "crisis cleaner", only cleaning the day of a gathering.  Okay, bad example. Even the NFL ref's blowing the call of the Green Bay game has the NFL trying to get negotiations done at the 11th hour (Wisconsin residents should just winter in Arizona where the Cardinals are 3-0).  Still others are shopping at the last minute for Christmas presents some years ....... okay, put me in that category, at least back in my college days when I'm not sure I ever started looking for presents until around the 21st when I came home from school.  Let's face it, unless y...

Kaley is a recently divorced woman looking for a Green Bay Wisconsin refinance.  Kaley was divorced about 2 months ago and was awarded the home in the divorce settlement provided she pays her husband his share of the equity in the home.  Kaley just wanted to move past the divorce and get this transaction done as quickly as possible.  They had been married for about 15 years and had never refinanced since they purchased the home.  The current interest rate was at 7.5% and had built enough equity to provide the $20,000 to the ex husband.   Kaley’s goals were easy to identify.  She simply wanted to pay off the ex husband with this Green Bay Wisconsin refinance and also attempt to lower her payments because there was only one income at this point.  It was imperative to her to take the forme...

A trip to Green Bay for a CRS class a couple years ago afforded me an opportunity to track down the building that once belonged to my great grandfather, Phillip Carlier.  It was a first floor grocery store with the family's home on the second floor. This picture from around 1900 shows the store, great grand parents, and their children.  Girls were outside with their parents, and the boys were inside looking through the window over their sister's head.  The store was located less than a mile from the family farm that produced many of the vegetables sold in the store.   I found the building located at the corner of Shawano and Yale across from West High School.  Sometime during the last hundred years, a one story addition was built.  The structure was unoccupied and looked neglected.  I w...

Throw Yourself Into Life With a Passion If you've ever been to Green Bay, WI, you understand that football fans take the meaning to a whole 'nother level. Infants are wearing the colors, Halloween costumes sport the green and gold, winter wear of choice is a Packer's Sweatshirt, and cars proudly fly waving banners, specialized license plates, beads over the rearview mirror and more.  More than one owner has their car painted in fan proclamation.  There's tailgating, house parties, billboards, green and gold bakery items in the stores, streets and buildings named after players and coaches -- It seems that the greater population celebrates the franchise with year-round passion. How do you "attack" your passion in life?  Do you proudly wear your "colors"?  Do you weather the good seasons a...

Dogs frighten some people and irritate others. Don't let your dog ruin the sale of your home. Below are a few tips to help you: 1) Remove your dog from the house. Some sellers lock the dog in a room and tell the buyers to keep the door closed but that is a very bad idea. If you were buying a home, wouldn't you want to be able to look in every room? Agressive pets that come to the door, follow buyers around, or jump/sniff buyers create a bad experiance. 2) Pick up the poop! The backyard is a big selling point. Make sure all the poop is cleaned up. The last thing a buyer wants to see when they are considering your home is a backyard full of poop...and worse yet...if they step in any they will relate that bad experience with the home. 3) Fix/remove teeth marks. Chewed areas are big turn-of...

A couple weeks ago, I was on my way home from enjoying the weekend up north at the cabin with my wife and my dog, Charmin, a small Westie. I pulled over on the side of the dirt road because my wife noticed a turkey in the woods. I rolled down the window so Charmin could see. Charmin was so intriged that she literally jumped out of our large SUV window! She fell hard to the ground, unhurt luckily, and must have realized that maybe it wasn't such a good idea but chased after the turkey anyways. She ended up losing the turkey in the woods. That got me thinking about how some home buyers are "jumping" at the first homes they see without being prepared for what problems could occur during and after the sale. Here are a few tips to consider when buying a home: 1) Get pre-approved - If you are...

Just when you think that there can't be anymore changes that government can introduce to us lenders, they hit us with MORE and MORE!  The lending portion of the home buying process is very tight and law oriented.  I have been having more and more people coming to me to refinance their homes, but am able to do anything about it.  The HVCC rule has thrown everyone for a loop.  How does the government expect everything to get better, when they took control of 90% of the appraisal business?  I've been getting very frustrated in the fact that a home, that is FULLY capable of refinancing and getting the value it is worth...can be absolutely impossible.  OR, if I do get the value through a 3rd party appraiser, the lender will schedule a field review, which they shouldn't have to since we are s...

INDIVIDUALS WITH POSITIVE MENTAL ATTITUDES ARE NEVER FOUND IN A RUT. A Rut as Earl Nightengal said, "Is Nothing More than a coffin with the ends kicked out". Individuals with a positive attitude are those who somehow always manage to find something new and interesting even in the most mundane tasks. They don't allow themselves to be bored, because they are always seeking ways to do things faster, better, and more efficiently. If you make it a practice to find better ways to do the same old things, you will soon be marked for advancement. You will be supervising others who are performing your old job because you've proven that you are a person who can be counted on to take the initiative and do what needs to be done without being told. This positive message is brought to you by the Napol...
