Who Could Live Here? I rarely ask this question when I list a home. Usually, the answer is obvious. But not this one. Is it for a family? An entrepreneur? Three generations? The Golden Girls? An artist? A musician?  Someone looking for a private retreat that's still close to everything. The more I think about it, the more possibilities I see. Recently, I wrote an article about the Golden Girls. Not the television show itself, but the idea behind it. Several people sharing a home, maintaining their independence, enjoying companionship, and reducing expenses. At the time, it seemed like an interesting concept. Today, it may be one of the fastest-growing housing trends around.Families are changing. Adult children are moving back home while saving for their own homes. Grandparents are livin...

(DUCTZ of Greater Tucson and Oro Valley)
As a real estate professional, you're often asked for recommendations on everything from home inspectors to HVAC contractors. One service that frequently attracts questionable operators is air duct cleaning.Unfortunately, air duct cleaning scams are common, especially on social media and in neighborhood groups. The National Air Duct Cleaners Association (NADCA) has repeatedly warned homeowners about "blow-and-go" companies that advertise unrealistically low prices, only to upsell unnecessary services once they're inside the home. Here are a few red flags Realtors can share with their clients:1. Be Wary of Extremely Low PricesIf a company advertises whole-house duct cleaning for $49, $69, or $99, proceed with caution. Proper air duct cleaning requires specialized equipment, trained techni...

The Mulberry Harbor Lesson: What D-Day Can Still Teach Us About Building the FutureOn June 6, 1944, thousands of young men charged into history on the beaches of Normandy. Most people know the names Omaha, Utah, Gold, Juno, and Sword.Fewer know the story of one of the most remarkable engineering achievements that made victory possible. The Allies faced a massive problem. Even if they successfully landed troops on the beaches, how would they unload millions of tons of supplies, vehicles, fuel, and equipment without a functioning port? The answer was something many military leaders thought was impossible. They built the port first. Not on the coast of France. In factories across Britain.Engineers designed massive prefabricated concrete caissons, floating roadways, and modular harbor components ...

There is often debate within our industry about the value of hosting Open Houses. Do they truly benefit the seller? Are visitors serious buyers or simply "tire kickers"? And is it the best use of an agent's time? The answer often depends on the market. Real estate practices vary by state, city, and even neighborhood. Most parts of Austin, Open Houses continue to be an effective marketing tool. They attract buyers, generate interest, and frequently lead to agent showings and offers. In fact, when multiple Open Houses are happening throughout an area, buyer traffic tends to increase as people make a day of exploring available homes. But there is another important benefit that is often overlooked. An Open House is not just an opportunity to showcase a home, it's an opportunity to showcase you...

Real estate is timing more than anything else.Even on a quiet Sunday, it is easy to see it clearly. Some homes need more time, some are ready now, and some buyers just are not in the right moment yet. It is rarely about effort. It is about being in the right place at the right time. The right property, the right price, and the right buyer have to meet at the same moment. When timing lines up, everything moves. Happy Sunday! Sheila

I was watching an HGTV renovation show this morning and it reminded me just how different television is from reality. In less than an hour, a young couple bought a house, redesigned the floor plan, removed several walls, upgraded the kitchen, built a spa-like bathroom, landscaped the yard, and somehow finished the project under budget.Under budget. As someone who has spent more than three decades in housing and construction, I nearly spit out my Coke-Zero(I don't drink coffee). What always fascinates me about these shows is not what they get wrong. It's what they leave out. They don't show the permit delays. They don't show the zoning issues. They don't show the financing hurdles. They don't show the subcontractor who is booked for six weeks. They don't show the utility conflicts, the engineeri...

Dinosaurs, Tigers, Giraffes, Oh My!I've listed homes with indoor swimming pools. I've listed homes with tennis courts. I've listed homes with spectacular gardens and one within a few feet of the railroad tracks. However, this is the first home I've listed where I encounter monkeys and a camel while walking the grounds. Nestled on three and a half private acres, this home is coming soon.  This remarkable architectural home offers something you don't often find in Baltimore County:  Fun and surprises.            And this house is not that old, but check out the dinosaurs. And a few tigers, a lion, and I think I see a bear in the background. No, they aren't real. But they do make you stop, look, and wonder what other treasures you might discover next. The sculptures create a sense of whimsy t...

One of the biggest misconceptions in the housing conversation today is that America has a housing shortage because we are not building enough single-family homes. The reality is more nuanced than that. What we really have is a housing diversity shortage. For generations, American communities were built with a healthy mix of housing types. Walk through many of the neighborhoods we admire most today and you will find duplexes, townhomes, fourplexes, carriage houses, cottage courts, and small apartment buildings woven naturally into the community fabric. These neighborhoods did not feel crowded. They felt vibrant. They provided housing options for young families, teachers, nurses, retirees, and working professionals at different stages of life.Somewhere along the way, many communities began...

After all these years in real estate, I've concluded. Some houses are just like people. Not just in the way they look, but in their personalities. There are friendly houses. You know the ones. The front door opens, sunlight pours in, and before you've even seen the kitchen, you feel comfortable. They aren't trying to impress anyone. They make you feel welcome. Then there are the shy houses. They don't photograph particularly well. Buyers scroll right past them online. But once you walk inside, they slowly reveal their charm. Like a quiet person at a party, they become more interesting the longer you spend with them. Some homes are old souls.Usually stone homes, historic homes, or houses built when craftsmanship mattered more than trends. They may creak a little and show a few wrinkles, but...

Hillandale at Georgetown, built in the 1990’s, is a gated community of townhomes and single family homes on the edge of Georgetown, next to the French embassy and across from Georgetown University Hospital. Why hasn’t offsite construction scaled faster? To answer that question, you need to realize that it’s not the factory’s fault. Yes, factories have constraints, but those are manageable. In fact, many factories are underutilized, with much time spent waiting on permits, funding, design signoff, or site readiness.Compared to other industries, regulation is highly fragmented. The same car can be sold in 49 states (California has to be different), but with residential construction, codes and rules differ by state and even by town. Processes vary as well. Do plans need to be approved by a third party or by the state? Are third-party inspections acceptable? A factory that builds in multiple states needs to know.In addition, local plan reviewers and inspectors’ interpretations of rules can lea...

Iconic cooperatives in Washington DC offer great choices from historic buildings to mid century moderns throughout the DC area.Coops are Different than CondosCooperative housing, commonly known as a co-op, is different from a condo (which is owned by an individual from the walls of the unit in.)  In contrast, in the case of co-ops, the entire building is owned by the tenants or members collectively.  When you buy into a co-op, you’re not purchasing a piece of property or unit in a building. You’re buying shares in the nonprofit corporation that owns the building. You’ll receive stock instead of a title as you would with a traditional home purchase. A co-op’s ownership structure makes this a unique housing option, with its focus on shared ownership and collaboration to run the property. ...
