Short answer: yes—when used correctly, a “Coming Soon” listing can help a home sell faster (and sometimes for more money). But it’s not automatic. It depends on how you use it.Here’s the real breakdown:👍 Why it can help 1. Builds anticipation (buyer urgency) Buyers see it early and start planning By the time it goes live, you may already have multiple interested parties 2. Creates a “launch moment” Instead of a slow trickle of showings, you get a surge That often leads to stronger offers in the first few days 3. Expands exposure time (without days on market ticking yet) You’re marketing before it officially hits More eyeballs before day 1 4. Attracts serious buyers Agents and buyers watching closely will jump early Especially in competitive price ranges Bottom lineA “Coming Soon” listin...

It's the weekend, a time when ActiveRainers share various recipes with the community, and with the BananaTUDES! group. Last night, my cooking club met for dinner. Our theme this time was Polish food. The host made a cabbage wrapped beef and rice dinner with mashed potatoes, another person made pierogis, and we had farmers cheese with crudites and other assorted tasty foods. I was responsible for making a Polish dessert, so I tried a cream cake called Karpatka. It received great reviews and so I am sharing the recipe!Karpatka/Polish Carpathian Mountain Cream CakeIngredientsFor the dough:- 1 cup water- 10 tablespoons unsalted butter, cut into small pieces- 1/8 teaspoon salt- 1 cup all-purpose flour- 5 large eggsFor the filling:- 2 cups milk- 1 cup granulated sugar- 2 tablespoons cornstarc...

Waiting… Waiting… Waiting… (The Real Estate Version) If you’ve ever bought or sold a home, you already know… real estate is a whole lot of waiting. We start with the house itself, waiting to get it ready, waiting for sellers to clean it out, sometimes weeks, sometimes months, or longer. Waiting for donations to be picked up, waiting for painters, contractors, lawn care, etc. And I'm waiting for that moment when everything finally feels just right. Then we wait some more, waiting for the photographer, waiting to get it into the multiple listing, waiting for the sign to go up, waiting for the first showing. And then comes the waiting that feels the longest, waiting for buyers to schedule appointments, waiting for agents to show up on time, waiting for feedback, waiting for the buyer who “l...

“Peace requires the simple but powerful recognition that what we have in common as human beings is more important and crucial than what divides us.” Sargent Shriver   The quote by Sargent Shriver speaks to something both timeless and urgently needed in today’s world: At its core, it reminds us that peace isn’t created through force, agreement on every issue, or the absence of conflict, it begins with perspective. It asks us to consciously shift our focus away from what separates us, politics, beliefs, backgrounds, opinions, and toward what unites us: our shared humanity. In a world that often feels chaotic and divided, this message becomes even more powerful. We are living in a time where differences are amplified, on social media, in the news, and even in our personal circles. It can ...

Most homes purchased are used/existing homes. What you see is what you get. You don’t get to have any input into the design of the home, the construction of the home, or the way the home is built. When building a new custom home that all changes. There are hundreds of decisions to make and hundreds, if not thousands, of new terms to learn that are unique to home construction. If you are like most people, you are usually too embarrassed to ask what a term means. It is easier to take the “smile and nod” approach and avoid asking about a term you don’t understand. It is important to understand key terms used in home construction when building a new home. Here is an explanation of a few of the more common terms in home building.Building Code/Construction TypesIRC – International Residential...

Today I read the post by Patricia Feager about the 2 challenges she is hosting with Lew Corcoran for March. It was a good reminder about a post I wanted to write, but had not yet done so, about a powerhouse AR Member who left us years ago. I’ll never forget the night I received the call from long-time Activerain and blogging friend, Mary Pope-Handy, letting me know that Laurie Manny had left us. I was at the airport to pick up my wife when I got the call. It was such a shock but I so appreciated getting a phone call from a friend letting me know the news rather than reading something on Facebook. I wrote a tribute to Laurie and shared it on AR the next morning, August 26, 2010, but wanted to reflect a little more on her passing over 15 years ago, and all that she contributed to the blog...

The ongoing conflict in Iran is driving the mortgage market right now. Since mortgage rates follow the bond market, anything big happening globally like war will move rates quickly.Normally, uncertainty (like war) helps lower rates. Investors tend to move money out of stocks and into safer options like bonds, which pushes rates down. But this time, there’s a twist. The war is affecting key energy routes, which has pushed oil prices higher. Higher energy costs = higher inflation. And when inflation rises, interest rates tend to go up, not down. What the market is saying right now: No expectation of a Fed rate cut anytime soon Small chance rates could actually go higher Mortgage rates have already climbed, now sitting around 6.6% Even though stocks have been falling (which usually helps rat...

A few days ago, I wrote a post about how to recognize the difference between salespeople and scammers. Comments from two of our members, Dorie and Leanne, reminded me of a book that was published over twenty years ago. (Some agents in my former office were upset and wanted the book banned. ) In the book Freakonomics, there’s an interesting look at how incentives shape behavior in real estate, and it’s not meant to criticize; it’s meant to explain.Sellers naturally want the very highest price, while agents, like all professionals, also balance time, effort, and the goal of successfully getting a transaction to the finish line. The difference in outcomes often comes down to how those priorities are aligned.   A real salesperson guides, educates, and advocates, helping a client make confid...

If you’re still sitting on the sidelines waiting for a signal to adopt offsite modular construction, you’re already behind. The reality is this: modular isn’t a future concept... it’s a competitive advantage being deployed right now by developers who understand how to execute. The problem has never been interest; it’s been implementation. Calling a factory doesn’t solve that. A factory builds product, it doesn’t build your process, your pipeline, or your success as a developer. That’s exactly the gap we built Impresa Modular to fill. With our MODULARIZE® approach, we’re not asking you to abandon how you build, we’re showing you how to integrate modular as the dominant system within a smarter, hybrid delivery model. That means aligning design, engineering, factory production, and field e...

I Rarely Answer My Phone There was a time when I would quickly answer my phone.  I thought that it was all part of providing good service. Enter the villian and now I rarely answer my phone. Even when I recognize the number, I am hesitant to answer the phone. If someone leaves a legitimate message, I will quickly respond. I do not answer because: Over 90% of the time the call is a scam.  Someone, or something, acts like it is calling from a legitimate business, but all that they are seeking is financial information with the intention of stealing from me. The caller uses a spoofed number to make it look like they are calling from a local number.  If you call the number back, you will get the real owner of that number who has no idea that their number was just used by a scammer.  I have h...

This is my second entry to this month's challenge.   Thank you for hosting Patricia Feager and Lew Corcoran and for monitoring and commenting! You all won't be surprised, but I live for road trips, or any trip for that matter. In June 2025 I had decided I was going to see Vermont before I left the United States.   I thought about flying into a town fairly close to Vermont, or halfway there.   I have driven through Nebraska and Kansas enough over my lifetime.   Nothing more to see, but in the end, I decided renting a car and the airfare lost out.   Put together the trip, and found a few things I knew I wanted to see, but left time in almost every town to roam around and explore. The first detour from my detailed itinerary - I stayed in Tonawanda (outside Buffalo) and many asked why I was st...

I have a commercial client who is selling her local restaurant. As I was preparing the listing for her commercial building, the discussion turned to her upcoming move to another state.  I asked her if she had an agent, and she responded that she did not.I asked her if she would like me to suggest an agent to her in the new area. She was happy to have a personal referral. So, guess where the first place I went to find an agent in that area was? You guessed, right here in the RAIN!I pulled up the list by the state, then the county, and started reviewing agents. Here are the points I was looking for in agents to possibly refer: Posting + points: Being able to read some posts gives you insight into the agent and their area of expertise. Points simply show me how they are engaging with other...

This post is an entry for this month's challenge hosted by Patricia Feager and Lew Corcoran.    My choice for this post will talk about the uncharted areas we travel.I have always enjoyed fishing, but after entering into the real estate industry, fishing in the summer wasn't always possible.   Most of my work when I am busy is in the morning, then I made appointments in the afternoons and early evenings.   Only when I went on vacation would it be possible to go fishing.  One year my husband and I went to Cancun, and went fishing off the coast, but the waves were SO high, it was just about impossible to keep the boat upright!   No fish on that trip. When would the next fishing trip be?SO, I waited until I could schedule a great trip to go fishing, then it hit me!   Let's go deep-sea fishi...

Journal Entry for 3/27/2026 Today is the day I woke up early and got ready to check to see if the Bluebonnets bloomed at Green Acres Memorial Park in Flower Mound.  Yes! The Texas Bluebonnets bloomed and they are blooming all over Texas! These are the first 2026 Bluebonnets I saw with my own two blue eyes and my heart was skipping a beat!  Bluebonnets do not lie. When the Bluebonnets bloom, other spring flowers are sure to follow and they grow together with each other or other plants in between the green, green, grass I call home.   Other sightings I've seen are an array of birds, including the Blue Bird, Red Cardinals, Carolina Wren, one butterfly yesterday, the good old green gecko, and rabbits too!  Spring is my favorite time of the year. It's a signal of rebirth, new growth, great o...

Data from MBSLive.net January home sales fell sharply to 587,000, down from 712,000 in December and 11% below last year. Inventory ticked up slightly to 476,000 homes, but demand slowed, pushing the months’ supply to 9.7—the highest in a year.Prices are cooling too. The median home price dropped to $400,500 and the average to $499,500, showing more mid-priced homes selling instead of high-end properties.Quick stats: Month-over-month sales: -17.6% Year-over-year sales: -11.3% Months’ supply: 9.7 The market is slowing, giving buyers more options and a chance to negotiate but higher mortgage rates may offset some of the advantage, making affordability a challenge.

If you’ve ever wondered “how does a reverse mortgage actually pay me?”  you’re definitely not alone. This is one of the most common questions I get, and honestly, it’s where a lot of the confusion starts. So let’s break it down in a simple, no-pressure way.A reverse mortgage isn’t just a single lump sum (even though that’s what most people think). In reality, it’s much more flexible than that  which is actually what makes it so useful when used the right way.Different Ways You Can Receive Your Money1. The Lump Sum (The “All at Once” Option)This is exactly what it sounds like you get a large amount of cash at closing. People usually choose this when they want to: Pay off an existing mortgage Knock out debt Handle a big expense The trade-off? Once you use it, it’s gone  so planning matter...
