Home Selling

It's been said that the only thing in real estate that is more confusing than purchasing a home is selling one – especially if you've never done it before. Where to start? Who to turn to?

These are good questions and – lucky you – the answers are right here within the pages of ActiveRain, the top real estate social network on the planet.

Within our content library you'll find more millions of articles, written by the pros, on home selling topics like how to choose a listing agent, the questions to ask before hiring one, how to stage the home and create curb appeal. What happens if the appraisal comes in lower than the amount the buyer has offered? Is an offer from a buyer with a conventional loan approval better than one from an FHA buyer?

We have the answers here at ActiveRain and chances are great that if you can't find them now (which is hard to imagine!) you will find them tomorrow or the next day because our experts add hundreds of new posts every day.

Only ActiveRain gives you the chance to read news and advice from professionals who not only talk the talk, but walk the walk – the boots on the ground every day in the real estate industry.

Expert real estate advice, free for the reading – you gotta love that!

Last week, I listed a 1927 Dutch Colonial in Ashton. It's a full rehab with solid bones, a detached bonus structure, and three acres. In Montgomery County, that's enough to make everybody look twice. It wasn't pretending to be move-in ready, and I didn't market it that way. Yet, it became the hottest listing in town. Showings literally stacked up, multiple offers came in quickly, and by the beginning of this week, this gem was under contract. Obviously, this momentum was fantastic and a listing agent's dream, but I always find myself thinking about the house itself, too. I wonder what the new owner's plans will be, if anything will get a second chance, and be deemed deserving of a second century. You know me, I adore these old homes, and this Dutch Colonial has a few details I hope will...

Should I Lower the Price of My Bend Luxury Home?If your luxury home in Bend isn't selling, the question comes quickly—and often with hesitation:"Should I lower the price?"For many sellers, the instinct is to wait. To give the market more time. To hope the right buyer eventually comes along. Sometimes that works. Most of the time, it doesn't. In today's Bend luxury market, price is not just a number—it's a signal. And if that signal is off, buyers don't engage. They move on.Why Price Matters More in the Luxury MarketAt the high-end level, pricing behaves differently than in lower price ranges. Luxury buyers are: Highly informed Less time-sensitive Comparing options across a wider geographic range They are not just asking, "Do I like this home?" They are asking, "Is this the right decisio...

While the Spring season consistently offers up some of the best conditions for home sellers, Realtor.com says there’s one window where the stars really seem to align year after year. And it’s coming up fast. Based on their analysis of historical trends, the ideal week to put your house on the market this year is: April 12–18. And here’s why this window stands out as being particularly seller-friendly: Buyers Are More Active. According to the research coming out of Realtor.com, homes listed during this week typically get about 16.7% more views than in a normal week. And in a market where buyers have options, getting that extra attention can set the tone for your entire sale. Sales Happen Faster. Realtor.com also explains the added demand from buyers sets you up for a faster process. Whi...

What will you do if the market does not produce more listings to help it along? If the market doesn’t produce more listings, you don’t wait—you manufacture inventory. That’s where you separate yourself from 90% of agents. Here’s how you move the market instead of reacting to it:1. Go upstream to landowners (your edge)You already know this better than most—there’s more potential inventory than active inventory. Target owners sitting on subdividable parcels Show them what their land is worth as a plan, not as-is Sell the exit strategy (2–4 lots, builder tie-ins, etc.) 2. Convert “would sell” into “for sale”There’s a huge group of owners who would sell… just not publicly yet. Direct outreach (letters, calls, hyper-specific messaging) “I already have a buyer for your property” (when true or p...

Spring Into Action: Why Your Closets Are the Secret to Selling Your HomeHi everyone, it’s Hannah Williams! If you’ve been following me, you know I’m passionate about helping homeowners in Philadelphia, Bucks, and Montgomery County get the absolute most value out of their properties. Today, I want to talk about a "hidden" detail that can make or break a buyer’s first impression: your closets. When a potential buyer walks through your home, they aren’t just looking at your paint colors or your kitchen backsplash. They are looking for a lifestyle. In our beautiful suburban communities, "storage space" is often at the top of every buyer's wish list. When a buyer opens a closet door and sees a cluttered, overstuffed mess, they don’t just see your clothes—they see a house that "doesn't have en...

The Real Numbers Behind Anaheim Hills Property SplitsWhen a marriage ends, and the house must be sold, emotions run high-but the Anaheim Hills real estate market doesn't care about your timeline.Current data shows homes here take a median of 44 days to sell at $1,029,000, with only 21% closing above list price. For divorcing couples splitting seven-figure equity, that's critical intelligence.Stage Smart or Sell Fast?We regularly work with divorce attorneys and mediators. The question is always the same: invest in prep, or list as-is?The answer depends on three factors:Your equity position. If you're sitting on $400K+ in gains, strategic staging (fresh paint, declutter, minor repairs) typically nets $30K-$50K more-worth the 2-3 week delay.Your closing deadline. Court-ordered sales with t...
