Temperatures are heating up across the state, but the real estate market is looking slightly cooler. With mortgage rates continuing to float around 7%, it appears that the majority of buyers have really had enough, as listings are sitting on the market longer, and de-listings as well as price reductions are more common. One could even make the argument that we’re finally seeing a real shift toward a buyer’s market rather than a seller’s market, the latter being the norm in Colorado for quite some time. The current state of our real estate market is interesting to say the least. For years now, we’ve grown accustomed to a high level of buyer demand. One key metric that helps to illustrate that trend is ‘months supply of inventory’, or how many months it would take to sell all of the curre...

Today's Tip is of a cautionary tale; if you have dead or dying trees on your property, it's better to face the problem head-on rather than let nature take its course.Thousands of acres of Mississippi forests were affected by last year's drought, then many of these weakened trees were hit again by a devastating pine beetle infestation. Not only did the drought and pine beetles affect our forests, individual homeowners and landowners were also affected. Our golf courses and neighborhoods sustained a large loss of trees, many of which have yet to be removed. The danger, of course, is a dead or dying tree falling during severe storms and high winds, causing serious damage to property or life and limb.In these photos, you'll see dead trees near homes in my neighborhood. I would have a hard ti...

Thursday night my Husband and I were woke out of bed to a loud chirping sound. We quickly jumped out of bed to find out where it was coming from.  First we thought it was our smoke detector, and took it off the ceiling and checked batteries, and then we realized it wasn't the smoke detector it was our CO2 detector.  We took the Carbon Detector off the wall and checked the date, and to my surprise it was 2013.  To our credit, we immediately opened the front door and a few windows while we were trying to figure out.   Did you know that carbon monoxide it is an odorless gas?  Many people do not realize that CO2 detectors are required in real estate transactions.  It falls under a Health and Safety code concerns.  If you are financing a home an appraisal of value is required by the Lender, ...
