Living and working here in the high desert of Mohave County, Golden Valley, AZ as a rural land specialist, I have my own unique tools of the trade for especially placing real estate signs on rural vacant land parcels.During my first several years in listing vacant land properties, my go to tool was a mallet for pounding in the signs.  I must admit this was difficult work given the ground here in NW AZ is close to concrete. Between the hardness of the dirt, the rocks, pounding in signs, often I was physically exhausted. Then I saw on Facebook, a real estate agent who appeared to be working in the city used a drill with an auger bit to drill pilot holes. My Swedish brain went “Duh” why hadn’t I thought of that? The next day, my husband and I traveled to one of our favorite stores, Home Depo...

Real estate agents know the reality: rushing between properties, buyer comments after tours, seller notes during calls, and quick prep tasks pop up constantly. By desk time, most details fade. Voice AI Enters Real Estate After Valuations and Profit Tools AI hit real estate first with property valuation models analyzing sales data, comps, economics for 96% accuracy vs manual 70-85%. How QR Intelligence Creates Real Agent TransparencyMost real estate listings show what a property looks like but not how it fits within the market. Buyers see photos and descriptions without understanding pricing logic or competitive positioning.Without verification, agent expertise is difficult to measure. Buyers often discover discrepancies only after committing time or sharing personal information. This leads to hesitation. Uncertainty delays decisions and weakens negotiating positions. In Florida luxury markets, timing is critical.Qrixe resolves this gap by delivering verified intelligence at the first point of contact. Luxe Residences agents provide QR access that immediately reveals pricing context, comparable sales, and market direction. The information is timestamped and sourced. ...

Did you know that according to the National Association of Realtors® (NAR) 2025 Profile of Home Buyers and Sellers, 88% of buyers still purchased their home through a real estate agent or broker, even with endless online options? That’s because nothing replaces trust, expertise, and the support of real people who truly care.  Online home search portals are a great resource in the home buying and home selling process.  However, nothing can replace the care, compassion, and relate to your home purchase journey.  Online portals are important tools for your home search, but real estate agents play a crucial role by adding the personal guidance and understanding that technology alone cannot provide. Whether you are buying your first home or searching for investment opportunities, a real esta...

A Day & then some in the Life of an Agent in a New Brokerage 2025Not so long ago, I began having issues with my Galaxy S22 smart phone.  One of my apps was not connecting to the service I needed to report to.  Another solution was offered in its stead. Then came the decision to move my brokerage to Douglas Elliman. I had to submit to learning the back-office magic.  I immersed myself in training the entire month of November 2025.  Another challenge began with synching my contacts, Facebook and other social media links to my DE blog signature.  Many of you may have received my email subject line:  Staying Connected in 2026 - a quick hello.  I scrubbed by contacts for permission to stay in touch moving forward.  One day, my personal Facebook page suddenly appeared in the French language, a...

I am not a fan of AI. The info that follows is exactly why.Additionally, there is so much fake information spreading like wildflowers that people continually share without verification due to AI. Just look at all the advertising the appears to be political people and entertainers that appear to be supporting a product, service or person. I do see some positive things that it might do but I see much more risk in so many ways. Realtors that use it must still be sure what they advertise is accurate. Read on. Earlier today, I posted about practical issues in AI generated image enhancement. Naturally, there are legal implications as well.   It is not a far stretch to allege that the images created by AI created a scenario of fraud. One reason is....when you prompt AI to enhance a listing ima...

AR Zoom Call Homework for Week of 12.15.25Let me first interject that for all on the Zoom Call, can you even remember the last time you had to do real homework?Given that, the assignment was to us the AI platforms to create a backdrop for the Zoom Calls.  The prompt was to be: "Create an image to use as the backdrop for Zoom calls that represents my personality."Using the prompt on Night Cafe I got the following:I put it back and tried to get Night Cafe to remove the camera and sharpen the background but got nothing positive.  I also tried it in Gemini but the same results.Next up, I used the same prompt in ChatGPT.It was getting better looking. A bit more professional, with some trophies on the shelf that probably picked up on some of the previous posts on golf.  Maybe a little sparse ...

This week's AI homework was to create a Zoom background that's more personalized to who we are personally. I was confused because I was not sure how on earth I would add the picture to our Zoom profile. It seemed everyone else was thrilled with this assignment, and I was stressed to the max. Kat Palmiotti Was kind enough to simplify the process for me. She walked me through it until I understood.  Kathy Streib Explained that I first needed to make the picture before I could insert it, as she also understood my confusion, but now I understoodUsing  Gemini, my friend, I asked him to help me create a Zoom background that best represents me. Quickly, I was switched to Nano Banano, and this is what I received. The picture is excellent for the second try. Actually, the first try had a typewrit...

A well designed pool can change how a home feels on camera. Buyers scrolling through listings often pause when they see shimmering water, clean lines, and a backyard that looks inviting. You may have noticed this yourself when browsing online. Some pools leap off the screen while others fade into the background. The difference usually comes down to thoughtful design choices. When a pool is built with curb appeal and photography in mind, it has a better chance of standing out in competitive markets.Setting the Stage With Strong Layout ChoicesBefore a camera ever clicks, the layout does most of the work. Pools with clear sightlines tend to photograph best. This might mean placing the pool where the home’s architecture frames it naturally or where the yard feels widest from the lens’s poin...

Earlier today, I posted about practical issues in AI generated image enhancement. Naturally, there are legal implications as well.  It is not a far stretch to allege that the images created by AI created a scenario of fraud. One reason is....when you prompt AI to enhance a listing image, you may well like the result. However, what if AI ALSO made other changes? It couldhave added a feature....it probably will. Copper gutters, something...anything...a casita, shed.I have stressed during weekly Zoom calls that AI needs guardrails.  So, for example, you ask AI to enhance certain aspects of a listing image and you provide some edits and you are happy with the results. Ask yourself andcheck....What else did it change? Probably something and you may not notice it. Guardrails are more importan...

Recently, during a weekly Zoom call, we discussed AI imaging enhancement in listings. I have some thoughts from a practical view.  How would a buyer agent feel when they drive up with a buyer and the photo does not match reality? Is enhancement such a good idea?  Car dealers do not enhance images and I suggest that it may be best to  MINIMIZE enhancement. A decent analogy is online dating. The photos rartely mnatch the real deal.  This creates dater's remorse. It seems in online dating, the images rarely reflect the current individual - largely because the photos are older, enhanced or a best case scenario.  Photoshop was prevalent then and AI is even more prevalent now. So, again, think about the buyer agent and client....you know what is said about first impressions. The buyer is expe...
