Time has worn them down and now we can see the core that cooled. This lot is 2.588 Acres with a water tap and septic tank permit.  When you are ready to build, this is a great lot and the view changes daily.  Thi...

Are you bothered thinking about the seller's cost such as the heavy expense of paying the real estate agent? What if you get to know that you can sell your home on your own without needing to pay a real estate agent? While the housing market is hot and selling, there is a pool of buyers who are interested in buying properties. This is probably one of the best times to go for FSBO and save thousands of dollars in real estate agent commissions. FSBO may also help you sell your house fast and efficiently. You can take the help of the for sale by owner websites. They help you with a smooth process by charging the lowest cost. You can make the selling process easier and gain significant expertise too to handle another real estate deal like a pro. So, if you have time to dedicate and learn ab...

If you have worked with me on any sort of project, you'll know that I like to bounce out of the email medium pretty quickly. Emails are fine for a single question and response types of exchanges. Maybe you even go back and forth in emails a couple times and email still is ok. But beyond that, emails get messy for longer conversations. First of all, I hate tripping over all the email signatures, their signature and then your signature, repeatedly, as you trace back down through the conversation. It's like driving down a perfectly good road that has been ruined by a series of speed bumps that is just one huge jarring experience.Additionally, back and forth email conversations are in reverse order as you try and play them back to the start. Moreover, each reply includes the original text d...

Electric vehicles (EV) are becoming more and more popular. in 2022, 1% of the light vehicles driven are EVs in the US. With the sales projections, this number is expected to reach 45% by 2050. Thanks to their ranges getting extended, vacationers can now drive there to their destinations. The main constraint is that a decent size battery needs to be charged for 8-9 hours if a Level 2 charge is used. This creates a demand for condominiums and vacation rental homes to install EV chargers so that the guests can charge during their overnight stay.We have a condominium resort of 340 units in Destin, FL and been actively searching the EV chargers for last 2 years. We evaluated companies like OK2Charge, EVConnect, EVPassport, Chargepoint, SemaConnect. I thought the information would be wasted i...

Broker Price Opinions ("BPO's") are making a strong come back due to the change in market conditions. Many servicing companies, 3rd parties that service mortgages for the note holders, maintain values for their portfolios by running an Automated Value Model ("AVM") algorithm or ordering a BPO directly from an agent. BPO's are considered a soft appraisal and are normally conducted by a licensed real estate agent or broker. Servicers order valuations of one type or another for the basis of maintaining portfolio valuation for their clients on a quarterly basis. As a market dips, like the market we are experiencing now, servicers will turn to a BPO rather than an AVM due to each property's mortgage risk factor, change in credit rating or if the asset is subject to a property pool that may b...

It just happened again last Friday: the type of support call I hate to get. First came a desperate message from a friend saying that his computer wouldn't boot. He reported the screen had some kind of a message like a "hard drive error."Has that ever happened to you? Your computer won't boot because of some hardware crash? It's a dreadful moment. Your digital life passes before your eyes in a second. You mind races as ponder all the project files you've been working on lately. Oh no! your important client information, where is that now? Your tax filing information that you had all neatly organized and saved, is it gone?? And then the big bomb hits, your precious photos and videos, precious memories, they can't be gone!!! ARE THEY GONE???Then you take a deep breath. "Oh wow,"  you say, "I'...

Here we are again. Twelve years after the bottom in 2010 the market has reached a peak in 2022 earlier this year. It was bound to happen since cyclical markets have peaks and valleys. What is to follow is not what most agents want to happen and unless you have banked enough for the bad times it is time to start playing in the down market. There are over a hundred companies that regularly order Broker Price Opinions ("BPOs") and thousands of companies that assign Real Estate Owned ("REO") properties to agents nationwide. The number one question I get at conferences or on the street from agents is how do you get involved with these companies? One way to locate these companies is Googling them which could amount to days of research and even then you may find many dead ends. Even if you kne...
