St. Louis Real Estate in the Dog Days of summer!  The heat is back again, and combined with last minute summer vacations for a lot of families, we see the listing and buying activity slowing slightly.  Total listings were down from last week's total of 6321 to 6228 this week. Our average pending ratio is down … (0 comments)

st louis real estate: St. Louis Real Estate - Fenton, MO - 08/01/07 01:27 PM

It was a beautiful Saturday and I was admiring my lawn weeds last week when I struck up a conversation with my neighbor. We were laughing about the hot air balloon invasion the evening before and we both commented on how nice a place Fenton is to live and raise a family. I mentioned my blog to her and said I thought about writing an article about Fenton. Well, she volunteered, I accepted and here are her thoughts on Fenton.
I thought she was very creative and it occured to me that some of you might like to post an article about your … (0 comments)

This week, again we saw a very slight increase in the number of new listings hitting the market.  As we get closer to the dog days of summer, and the beginining of the new school year, activity slows somewhat.  Those buyers willing to brave the heat of the summer are sure to find some good buys out … (0 comments)

st louis real estate: St. Louis Real Estate - Dark Side (cont) - 07/19/07 01:24 PM

So how do you avoid the "Dark Side?"by Chris Scheer, First Integrity Mortgage
Let me first say that I believe that everyone should have the opportunity to make money.  The Mortgage Industry is a great place to earn a living, provide for your family and help people make dreams come true.  However, with every industry there are always people who are in it only for themselves.  These people prey on others who are less educated, less intelligent and sometimes less qualified.  When they do, they usually abuse the system, creating large incomes for themselves while staining the reputation of their entire industry.  … (0 comments)

TERMITE INSPECTIONS FOR ST. LOUIS REAL ESTATE TRANSACTIONSby Harry Morrell, ASHI certified home inspector
If you are buying a house that has not been inspected or treated for termites in the past month, a termite inspection is highly recommended. Remember, if you are getting a full building inspection that does not mean you are getting a termite inspection as well. A termite inspection report in the state of Missouri is totally separate from the building inspection. The inspector must have a special state license to … (0 comments)

HELP! I CAN'T PAY MY MORTGAGE!by: Rick Wiedenhoeft, Keller Williams Realty Southwest
The bank does NOT want your house.  I repeat; the bank does NOT want your house!  One common misconception I run into as an investor time and time again is that banks want to foreclose on people's houses.  Quite the opposite is true.
Imagine for a moment you're the bank:  The average home price in the US in April 2007 is $299,100.  You just loaned a happy buyer $290,000, at … (0 comments)

St. Louis County Re-occupancy permit program (cont)
Do you need to obtain a residential re-occupancy permit or not?
The answer is yes if you live in a St. Louis County unincorporated area.
So, how do I know for sure if my home is in an unincorporated area?
Easy, go to http://revenue.stlouisco.com/ias/ , type in your address at the bottom of the page and view your tax record. If the "City Code" is all zeros you need to comply. If the "City Code" has a letter, you're incorporated and your local government regulations apply.

Homes are selling for about the same price as last year, it's taking longer and in the higher price ranges, a lot longer to sell.  Homes that are priced correctly, staged to show properly and pushed out to all the web portals are attracting multiple offers. Only 1 out of 5 homes are  successfully going to closing.

st louis real estate: I want to sell my home! What's it worth? - 05/21/07 02:46 PM
Determining the value of St. Louis Real Estate isn't rocket science!
Unless of course you take the simplistic method and place your faith in a "web site mash up" that tries to do it from outer space!
In which case, you'll probably wind up in the "expired listing" column, unhappy with your outcome, unable to move forward, and peaved at everyone but yourself.
If you don't trust a professional realtor, that has access to neighborhood data via the MLS, to do an acceptable CMA for free, then pay for a professional appraisal. Find an appraiser that does appraisals for "mortgage lenders". Why, because mortgage lenders won't … (0 comments)
