I as well as many others have been waiting - impatiently -  to see if the home buyer tax credit would be extended.  With great pleasure I am happy to announce:
 
The home buyer tax credit extension is now a done deal!  This isn't just an extension of the first time buyer tax credit, it is also a tax credit for qualified current home owners!
This new bill extends unemployment benefits for over a million Americans ( which is at a 29 year high) and extends the first time buyer tax credit of up to $8,000 on transactions through April 30, 2010.  Find … (10 comments)

Home buyers today are getting used to it being a "buyers" market.
Home buyers THINK can look and look and look and make a decision when they get around to it. 
BUT CAN THEY??
The inventory is greater than it's been in many, many years.
It is the PERFECT time to buy ----  here in Wisconsin.
INTEREST RATES - They are better than most have seen in the past 40 years!
INVENTORY - Better selection than I have seen in my 20 plus year career selling homes.
PRICING - Aggressive sellers and bank owned properties have driven prices down.

So what is it going to take to get you off the fence?
The interest rates are lower than they've been in quite some time.  Low 5% rates for 30 year fixed.  Those are incredible rates!!!
Home prices are better than they've been in years.  Buy now - in most Milwaukee metropolitan areas the prices are LOWER than they were in 2004, 2005 and 2006!!!!
Inventory of homes to pick from is better than it's been in my career. Thats over 20 years!  I just cannot believe the prices are great, the interest rates are great and the inventory is great.

The Realtor's Association sent out the folllowing notice about showing foreclosures.  The advice comes from  REOMAC, a national non-profit trade association for the mortgage default industry.  They sent out the following advice for showing foreclosure properties...

first time homebuyer: 7500 Tax Credit First Time Homebuyers - 01/27/09 08:00 AM
I have written my Congressman asking that the "powers that be" look at getting a change to the current $7500 Tax Credit that was passed last year.  I feel if the credit does not have to be paid back it would help people make the move to new home ownership.
Well, a bill that would dramatically expand the 2008 home buyer tax credit has been introduced in the U.S. Senate!!! Whoopee!!
 
 The Senate Bill 253 was sponsored by Sen. Johnny Isakson (R-Ga.), would amend the tax code and would do the following:
