IRS Releases New Tax Credit Forms
The IRS has released IR-2010-006 providing a revised Form 5405 to reflect the changes to the tax credit made in the extension and expansion legislation enacted in November 2009. The release reminds taxpayers that all tax returns claiming the tax credit must be filed manually (i.e., they cannot utilize the IRS E-File automatic system). The revised form includes a section for those repeat buyers who are eligible to claim the $6500 tax credit. The HUD-1 or evidence of the transaction must be filed with all returns claiming the credit (both the $8000 and $6500 credits). … (0 comments)

Albuquerque Market Update for November 2009 Our Single-family, detached home sales in the Greater Albuquerque market areas are up 57.18 percent from November 2008. The Albuquerque, Rio Rancho, Corrales, Placitas, Bernalillo, East Mountains and Valencia County MLS areas all had at least 50 percent increases in single-family, detached home sales compared to the previous year. Here is some great news from the national level that tie in just right to what is taking place in our local market.
With interest rates near historic lows and the First-Time Home Buyer Tax Credit set to expire, October Existing Home Sales enjoyed another significant  increase.  NAR's monthly data shows sales were up 10.1% to a seasonally adjusted rate of 6.1 million sales.  Residential inventory supply dropped to just 7 months, a level not seen since February 2007.

Great news for Home Buyers! Buying a home may get cheaper for a new group of home buyers, $6500.00 cheaper.  So what does this mean?
Potentail Buyers who have owned their existing homes for at least 5 years would become eligible for tax credits of up to $6,500. First-time homebuyers - or anyone who hasn't owned a home in the last three years - would still get up to $8,000. To qualify for these credits, buyers in both groups have to sign a purchase agreement by April 30, 2010, and close by June 30.

Well, Sandia Heights saw their first snow of the year. Rumors are that El Nino http://www.elnino.noaa.gov/ will have a great impact on the amount of snow we will see. This means we should have a great ski season with lots of fresh and fluffy powder in the higher elevations, usually avove 8500 feet.
What many people don't realize is that our top ski areas in New Mexico have base elevations of our 10,000feet with the peaks over 12,000 feet. This in combination with our high desert climate provided some excellent powder skiing.
