opelika homes for sale: Move to Auburn: Old Auburn or New Auburn β€” Which Would You Choose? - 10/07/26 03:20 AM
Move to Auburn: Old Auburn or New Auburn β€” Which Would You Choose? Move to Auburn and you may eventually find yourself choosing between two very different versions of the same city.
There's the Auburn that has been here for decades.
Then there's the Auburn that continues to grow around it.
I think of them loosely as old Auburn and new Auburn.
Old Auburn might mean established streets, mature trees, older homes with individual character and locations that developed before much of Auburn's expansion.
New Auburn might mean newer construction, newer subdivisions, modern floor plans and areas that looked very different β€” or didn't exist at … (4 comments)

opelika homes for sale: Auburn Homes for Sale: Would You Rather Have the Primary Bedroom Upstairs or Downstairs? - 10/05/26 02:54 AM
Auburn Homes for Sale: Primary Bedroom Upstairs or Downstairs?Auburn homes for sale come with all kinds of floor plans, but here's a question that can divide buyers pretty quickly:
Primary bedroom upstairs or downstairs?
Which one are you choosing?
I can see advantages to both.
A downstairs primary bedroom may mean fewer stairs in your everyday routine.
It may give you more separation from secondary bedrooms.
And if you're thinking long term, having your bedroom on the main level may become increasingly appealing.
But an upstairs primary has advantages too.
Maybe you want all the bedrooms together.
Maybe you want your bedroom farther away from the living room, kitchen and … (1 comments)

opelika homes for sale: Auburn Homes for Sale: Sometimes You Know the Right House the Moment You Walk In - 10/04/26 04:59 AM
Auburn Homes for Sale: Sometimes You Know the Right House the Moment You Walk InAuburn homes for sale can look completely different online than they feel when you actually walk through the front door.
And sometimes I can tell.
I knew which house these buyers were going to choose almost the second we walked inside.
I called it. πŸ‘€
It wasn't the biggest house.
It wasn't the newest.
It wasn't necessarily the house you would have picked as the winner if you were comparing specifications on a spreadsheet.
But the moment they walked inside, something changed.
The flow worked.
The natural light worked.
The layout worked.
It just felt right.
I've been selling … (0 comments)

opelika homes for sale: Sell My Opelika Home - Pricing a Unique Home - 10/02/26 05:01 AM
Sell My Opelika Home: How Do You Price a Property When There’s Nothing Else Quite Like It? Sell my Opelika home.
Sounds simple enough.
Until I walk through the property and realize:
There isn't another house quite like it.
Maybe you're sitting on acreage.
Maybe you've spent years renovating it.
Maybe the architecture is completely different from the homes around you.
Maybe you have outbuildings, unusual outdoor spaces, custom additions or a location that makes straightforward comparisons difficult.
That's when pricing gets interesting.
Because I can't simply pull three houses from down the street, average the prices and call it a day.
A unique Opelika property may require considerably more research.
First, … (2 comments)

opelika homes for sale: Auburn Homes for Sale: Don’t Let the Pretty Kitchen Make the Decision - 10/01/26 03:02 AM
Auburn Homes for Sale: Don’t Let the Pretty Kitchen Make the Decision I understand how it happens.
Really.
You have your list.
You know what you need.
You know what you don’t want.
You know which things are important.
Then we walk into a house.
And there it is.
The kitchen.
Beautiful countertops.
Exactly the cabinets you wanted.
A gorgeous island.
Updated appliances.
Great lighting.
Maybe even the backsplash you would have chosen yourself.
And suddenly your carefully considered list has gone right out the window.
β€œWhat commute?”
β€œWhat small yard?”
β€œWhat traffic?”
β€œLOOK AT THIS KITCHEN.”
I get it.
Enjoy the pretty kitchen.
Just don’t let it make the entire decision for you.
The kitchen cannot change the locationThis is the big one.

opelika homes for sale: Moving to Auburn? Finding the Home Where Thanksgiving Memories Can Grow - 10/01/26 02:45 AM
Moving to Auburn? Finding the Home Where Thanksgiving Memories Can Grow When you’re moving to Auburn or Opelika, it’s easy to begin your home search with numbers.
Price.
Bedrooms.
Bathrooms.
Square footage.
Lot size.
Distance to work.
Those things matter.
They matter a lot.
But around Thanksgiving, I think there’s another way to look at a house.
You aren’t simply choosing rooms.
You may be choosing the place where pieces of your life are going to happen.
Maybe it will be the kitchen where you prepare Thanksgiving dinner.
The dining room where everybody somehow finds a seat.
The living room where people gather after eating far too much.
The front door your family walks through year … (0 comments)

Please don’t experience Auburn only during a football weekend.
Now, don’t misunderstand me.
You absolutely should experience an Auburn football weekend if that interests you.
Come for Homecoming.
See Jordan-Hare Stadium filled with Auburn fans.
Walk through campus.
See the tailgates.
Experience Downtown Auburn.
Watch what happens at Toomer’s Corner after an Auburn win.
That is Auburn.
But then come back.
Come back on a Tuesday.

Or Thursday.
Come back when nobody is preparing for kickoff.

opelika homes for sale: Should Auburn Sellers Reject a Contingent Offer? - 09/29/26 04:43 AM
Should Auburn Sellers Reject a Contingent Offer? Look at the Whole Offer First You’re selling your home in Auburn or Opelika.
An offer arrives.
The price gets your attention.
You start reading the terms.
Then you see it.
The buyer’s purchase is contingent upon selling another property.
Is your immediate response:
β€œNo. I don’t want that.”
I understand the reaction.
A home-sale contingency adds another moving part to the transaction.
But should you automatically reject the offer?
Not necessarily.
The better approach is to evaluate the complete offer and understand the buyer’s circumstances before making your decision.
Start With the Buyer’s SituationOne of my first questions would be:
Where is the buyer in the process … (0 comments)

opelika homes for sale: Moving to Auburn Alabama: Why Timing Matters - 09/26/26 05:23 AM
Moving to Auburn Alabama: Why Timing Matters Moving to Auburn Alabama can look very different depending on when you arrive.
And Auburn University Homecoming weekend is a pretty good example of why.
Alumni return to the Plains.
Families come to town.
Downtown Auburn fills with activity.
There’s the Homecoming parade, the pep rally, Auburn football at Jordan-Hare Stadium and all those traditions that remind you how closely Auburn University and the surrounding community are connected.
And that connection matters in real estate too.
Auburn isn’t a community where housing operates completely independently from the university.
University employment, academic schedules, student housing, football weekends, new construction and relocation timelines can … (2 comments)

opelika homes for sale: Buying a Home in Auburn: Should You Wait for the Perfect Home? - 09/25/26 05:53 AM
Buying a Home in Auburn: Should You Wait for the Perfect Home?Buying a home in Auburn can become an exercise in patience when you’re waiting for a property that checks every single box.
I understand why buyers want to hold out for the perfect home.
Buying a house is a major decision. Nobody wants to look back and think, β€œWhy did I settle?”
But there is an important difference between settling for the wrong house and making a reasonable compromise on the right one.
If you’re moving to Auburn or Opelika, Alabama, that distinction can make your home search much easier.
FIRST, DEFINE WHAT β€œPERFECT” ACTUALLY … (1 comments)

opelika homes for sale: Auburn Home Buying: Home Warranty or Repair Credit? - 09/23/26 03:55 AM
Auburn Home Buying: Home Warranty or Repair Credit? Auburn home buying can occasionally present buyers with a choice:
Would you rather have a home warranty or a repair credit?
Let's say you're considering an Auburn or Opelika home with an older HVAC system or appliances.
Everything may be functioning now, but you're thinking ahead.
Would potential warranty coverage make you feel more comfortable?
Or would you rather have an appropriately negotiated credit and more control over how you handle an anticipated repair?
There's no universal answer.
What Does a Home Warranty Actually Provide?A home warranty is generally a service contract that may provide limited coverage for certain systems … (3 comments)

opelika homes for sale: Moving to Opelika Alabama? Don't Overlook the Lot - 09/22/26 06:47 AM
Moving to Opelika Alabama? Don't Overlook the Lot Moving to Opelika Alabama? Don't get so focused on the house that you forget something very important:
You're buying the lot too.
It's easy to walk into a home and immediately focus on the kitchen.
Flooring.
Bathrooms.
Closets.
Floor plan.
But before you fall completely in love with the house, go outside.
Look at the SlopeHow does the land sit?
Is the yard relatively level?
Does it slope?
How would that affect the way you plan to use it?
A sloped lot isn't automatically a problem.
But if you're dreaming about a particular use for the yard, understand what you're buying.
Think About DrainageLook at the property … (0 comments)

opelika homes for sale: Moving to Opelika Alabama: What I Wish Buyers Knew - 09/21/26 04:03 AM
Moving to Opelika Alabama: What I Wish Buyers Knew Moving to Opelika Alabama? Here's what I wish more buyers understood before they start looking at homes:
Opelika isn't simply "cheaper Auburn."
I think that's one of the biggest oversimplifications relocation buyers hear about the Auburn–Opelika area.
Yes, Auburn and Opelika are neighbors.
Yes, many people travel between the two cities every day.
But Opelika is its own community.
And if you're relocating here, it's worth understanding Opelika rather than treating it simply as Auburn's less expensive alternative.
Opelika Has Its Own IdentityAuburn's identity is obviously heavily influenced by Auburn University.
Opelika has its own history, downtown, neighborhoods, restaurants, businesses, … (0 comments)

opelika homes for sale: Move to Auburn: Mulch Smell or Pressure Washing at 9 A.M.? - 09/20/26 04:11 AM
Move to Auburn: Mulch Smell or Pressure Washing at 9 A.M.? Move to Auburn and eventually you'll learn that neighborhood life isn't always the peaceful scene you saw in the listing photographs. πŸ˜‚
So here's today's serious real estate question:
Which is worse: the smell of fresh mulch or the sound of pressure washing at 9 a.m.?
My vote?
PRESSURE WASHING.
Fresh mulch may smell like somebody dumped half a forest beside your house.
But at least the mulch is quiet.
The pressure washer?
Good morning, everybody! πŸ˜‚
There's Actually a Real Estate Point HereWhen buyers are looking at houses, they naturally focus on the house.
Kitchen.
Bedrooms.
Bathrooms.
Flooring.
Closets.
Yard.

opelika homes for sale: Auburn Relocation: Why Some of My Buyers Choose Opelika - 09/20/26 03:56 AM
Auburn Relocation: Why Some of My Buyers Choose Opelika Auburn relocation buyers don't necessarily end up buying a home in Auburn.
Some of my relocation clients expand their search into Opelika, Alabama.
And sometimes that surprises people.
They contact me saying:
"We're moving to Auburn."
Then we start talking about what they actually need.
Newer home?
More space?
A particular floor plan?
Home office?
Garage?
Different lot options?
A certain budget?
Reasonable access to Auburn?
Suddenly, it may make sense to compare homes in both Auburn and Opelika.
I Don't Start With a NeighborhoodWhen somebody is relocating from out of town, I don't think the first question should be:
"What's the best neighborhood?"
There isn't one neighborhood that's … (1 comments)

opelika homes for sale: Moving to Auburn and Working From Home: What to Consider - 09/17/26 04:22 AM
Moving to Auburn and Working From Home: What to Consider Moving to Auburn and working from home? Don't assume an extra bedroom automatically gives you the home office you need.
When your home is also your workplace, the way a house functions from 8 a.m. until 5 p.m. can matter just as much as how it feels when you're relaxing there in the evening.
A house may look absolutely perfect during a short showing.
But what happens when you spend the entire day there?
An Extra Bedroom Isn't Always a Great OfficeWe've all seen listings advertising an extra bedroom as a "perfect home office."

Auburn Homes for Sale: Big Yard or Low Maintenance?Auburn homes for sale can offer buyers very different lifestyles, so here's a simple question:
Would you rather mow an acre every week β€” or have almost no yard to maintain?
🌳 Give me the big yard!
OR
🏑 Give me low maintenance!
That beautiful acre can look awfully good when you're touring a house.
Then July rolls around in Alabama and you remember:
Somebody has to mow that thing. πŸ˜‚

opelika homes for sale: Moving to Auburn Alabama: What Relocating Buyers Should Know Before Choosing a Neighborhood - 09/10/26 04:49 AM
Moving to Auburn Alabama: What Relocating Buyers Should Know Before Choosing a Neighborhood
Moving to Auburn Alabama involves more than finding a house you like. One of the most important things relocating buyers can do is spend enough time understanding Auburn and OpelikaΒ beforeΒ deciding where they want to live.
Auburn isn’t an enormous city.
But don’t let its size fool you.
Where you live can change your everyday experience considerably.
One buyer wants to be close to Auburn University.
Another wants a larger lot.
Someone else wants convenient access to Downtown Auburn.
Another buyer may spend more time shopping and dining around Tiger Town or Opelika.
And some buyers simply want … (1 comments)

opelika homes for sale: Auburn Homes for Sale: Bigger Closet or Bigger Shower? - 09/09/26 02:53 AM
Auburn Homes for Sale: Bigger Closet or Bigger Shower?
Auburn homes for saleΒ come with all kinds of features, but here’s an either/or question that can tell me a lot about what matters to a buyer:
Would you rather have a bigger primary closet or a bigger shower?
Give one buyer a huge walk-in closet with built-in storage, shelves and room for everything.
Give another buyer an oversized shower with beautiful tile, multiple showerheads and maybe a bench.
Both sound pretty nice.
But if you could only choose ONE?
That’s where it gets interesting.
If you’re moving to Auburn, Alabama, or planning an Auburn relocation, little preferences like these can … (1 comments)
