The Tunkhannock Township Real Estate Market Summary is a strange one for August. Pendings are up, Sales are up, Active Listings are down but the darn sold prices went in the “tank” this month. Hopefully next months sales will make up for this months shortfall. Fingers crossed!
AVERAGE SOLD PRICE: The Average Sold Price for August was $99K, down 25% from $131k of August 2012.
NUMBER OF HOMES SOLD: The Number of Homes sold for August was 11, up 175% from 4 for August 2012.

The Pocono Real Estate Market Statistics for Sold homes in the 3rd quarter is reflected in the chart above. The number of homes sold in the 3rd quarter for 2011 was 17% higher than it was for the 3rd quarter of 2010. The average sold price of these same homes was down 6% from the same time period of 2010. Again, we continue to see our prices drop. NOT WHAT WE WANT TO SEE! Of the 431 homes sold for the 3rd quarter of 2011, 106 of them were foreclosures, 25% of the sales were foreclosures.
