Are you ready to take advantage of the New Homebuyer Tax Credit?
Congress has passed and the president is scheduled to sign into Law today an extension and an expansion of the First Time Home Buyer Tax Credit.
The First Time Home Buyer Taz Credit was due to expire November 30th of this year.  Thanks to a thoughtful congress this credit will now be expanded to home sales that are under contract by May 1st 2010 and close by no later then July 1st 2010.

Will extending the Tax Credit set a precedent?
Many of you may be too young to remember the first time rebates were offered by the automakers.  Those rebates are a part of the daily ad routine today.  In today's market you can almost expect a rebate from the auto makers when buying a new car. 
Some genius at some ad agency or maybe it was another genius in the automakers marketing department thought that offering a rebate would be just the thing to get people buying new cars again.

O.K. here is the latest that I know about the extension of the tax credit.
The Senate has tentatively agreed to the following:
1) Extend the current $8000.00 First Time Home Buyer Tax Credit to April 30th 2010.  As long as a home is under contract by April 30th and closes by June 30th 2010 the First Time buyer would get the credit.
2) Raise the income limits to $125,000.00 for a single person and double that for a married couple.

Indiana Housing has Buyer Programs many are unaware of:
Indiana Housing Home Ownership Programs are available to home buyers in Indiana who haven't owned a home in the past three years. 
There is a wonderful program that provides a tax credit every year as long as you own your home.  This could be far better then the current $8000.00 tax credit offered by our Federal Government.  It's called the Mortgage Credit Certificate.

The last few months have really been exciting for me.  I have written more offers this last two months then I have all year.  The buyers are coming out of hiding and based on the price range I seem to be working most in, are buying their first home.  Just in time for the Tax Credit. 
Here's the thing.  I am finding that in order to keep these new buyers in the deal until the end I have to know everything the lender, appraiser, closing attorney and everyone else involved should know about their part of the transaction.  It is quite … (5 comments)
