Had some great showings today with a client looking for a property on Maui. There are some great homes to chose from in the mid $300's up to the high $400k range. Kehalani has some great resale homes in a few of the neighborhoods. Many of these homes are REO's and have been stripped of all appliances so depending on the loan, financing may be a problem for some buyers....The inventory seems to be about 2/3rds to 3/4ths short sales and REO's. I was going through the inventory in Ocean Pointe, Ewa Beach and came across a few Hot Buys that I thought I would share with all of you. Their are 8 properties that really cought my eye, ranging from $379k for a 3 bedroom 2 bathroom (the only single family home under $400k in Ocean Pointe) home to $580k for a 4 bedroom 3 bathroom home. I recently had a client that I represented as the buyers agent...we looked at properties for months, put in offers and finally got one under contract. Luckily it was the best one that we had looked and an absolute steal. Everything went well through the transaction except when we got the appraised value (VA Loan), which ended up being $10k short. At first I thought it wasn't a big deal and $10k didn't seem like much when the property is valued at more then $500k, but it sure is ending up to be a HUGE headache. I still do not understand why there are so many buyers that are still on the fence and not taking the plunge into the market. With home prices having dropped substantially and interest rates as low as they are, homes are on SALE. The economy of course is not in very good shape, but people still need a roof over their head right? If you don't own a home you are going to rent somewhere...why pay rent to someone when you could purchase a home and pay the same amount (or very close to it) monthly. As noted in the title of this entry...now is the time to BUY real estate. If you can get the financing to purchase a property there is no reason why you should wait any longer. Many buyers are very "gun shy" because of the current economic situation, and they are just looking and waiting. Waiting for what? Prices have dropped dramatically, interest rates are still very good, and sellers are willing to make deals because they know that the buyers have the majority of the leverage.
