It just happened again! We have a unique situation in West Hartford, CT when it comes to property taxes. About 4 years ago the town did a re-evaluation and developed new property assessements. Since the changes were pretty dramatic for many residents, the town decided to phase in the new assessed values over a 5 year period - never an easy thing to do. We love working with first time Home Buyers - their excitement is contagious and it's refreshing to see things from a new perspective. But oftentimes we run into a dilemma - our Buyer, lets call him Joe, has just started looking and sees a great place that has been on the market for a heartbeat. The West Hartford market is starting to come alive. Agents who have been lamenting about the slow market are hearing the phone ring and starting to put deals together. We had a listing in the mid $200's - very sweet 3 BR, 1.5 Bath Colonial, and after over 40 showings there were no takers. Then this last week, after 5 weeks on the market - 3 offers!
