It seems to me that virtually everybody agrees, the economic crisis can not end without a rebound in real estate. The far reaching effects of a basic home purchase are immeasurable to the economy. a home owner buys paint, carpet, hires a handyman, an electrician, buys furniture, does landscaping and other repairs. The ripple effect is tremendous. The biggest bang for the buck is a major shot to the real estate industry. masachusetts market conditions: $15,000 Home Purchase Tax Credit? PLEASE, say it's true!! - 02/07/09 08:46 AM
I have just read that as part of the economic stimulus package, the senate passed an ammendment to create a 10% tax credit on the purchase of a primary residence, with a maximum of $15,000 credit. My understanding is this is for any buyer, not just 1st timers and would replace the current $7,500 credit for 1st timers. Further, the way I read this, unlike the $7,500 credit, it does NOT have to be paid back- a true tax credit. This will be fantastic as a stimulus for many people wanting to buy but sitting on the fence due to uncertainty.

masachusetts market conditions: For sale by owners declining in Boston area - 10/05/07 10:20 AM

That was the headline in todays Metrowest Homes pullout real estate magazine. It has been my observation that a majority ( maybe 80-90%) of FSBO's end up listing with a realtor anyway, even in a hot market. Now that its much more competitive to find a buyer, perhaps they are realizing they need an experienced professional to give them good advice and a real "marketing plan" of action.

This is a summary of active & sold listings Year to date.
# of sold homes isup.
Inventory is down.
These are both good signs for a return to a healthy and active market.

Well, finally some good news for the mortgage side of the real estate equation. Interest rates should now start to trend down and if they get under 6% what an opportunity for new buyers and move up buyers. Home prices which seemed to be stabilizing the first half of 2007, started sliding again several weeks ago with the mortgage industry mess. As consumers were unsure what was happening they did nothing - wait and see! The truly motivated sellers continued to lower prices to stimulate offers.
