bozeman realtors: "Don't expect the same urban efficiency with regards to mail..."
- 10/28/16 05:33 AM
Recently, the great county of Gallatin has re-circulated a fantastic document entitled 'Code Of The New West'. This document was originally written in 2002, when the population in Bozeman was only about 30,000, the average cost of building a single-family home was a mere $127,000, and the local crime rate was higher than national average. (source) Bozeman was a different town than it is today. Something had just started happening, however. People from across the country (world, really) were starting to take notice of our little slice of paradise and (gasp) MOVING HERE. Some even had the audacity to move to the Gallatin Valley from urban areas where they were accustomed to amenities such as grocery store

bozeman realtors: Did You Rent Before Buying Your First Home?
- 10/19/16 04:36 AM
For a lot of people, renting an apartment or house before buying their first home serves as a type of practice run. In fact, before 2003, about 80 percent of first-time home buyers rented prior to becoming homeowners. Typically younger, first-time buyers can get a taste of autonomy and responsibility as a renter before taking on the added challenges of home ownership. These days, however, an increasing number of first timers are skipping that step and buying their first house after living with a parent, relative, or friend. That seems unusual, but is probably explained by the fact that it's easier to save for a down payment when living rent free. And – since a

bozeman realtors: Misconceptions About Down Payments
- 10/06/16 05:54 AM
New research shows many potential home buyers have misconceptions about how much they need to have saved for a down payment. The most often cited amount is 20 percent of the selling price of the home. But, depending on the type of loan, it could be much less and large numbers of eligible buyers don't know that. In fact, according to the National Association of Realtors' quarterly HOME survey, awareness of low-down payment mortgage options was low across all age groups but particularly among Americans over 65 and under 35. In fact, almost 40 percent of young adults believe they'll need more than 20 percent saved before they

bozeman realtors: Surge in Home Sales to Younger Americans?
- 09/12/16 04:57 AM
Because they are vital to the health of the housing market, first-time home buyers are a closely watched group. In recent years, they have been less active but there is new research indicating that the number of first timers is spiking. So what can new home buyers expect their first time through the home buying process? According to economist Jonathan Smoke, they may face more challenges in this market but can improve their chances by getting their finances in order, raising their credit score above 700, and planning for a down payment. “The market has seen growth despite higher prices in part because of pent-up demand from

bozeman realtors: What You Need to Know About Homeowners Insurance
- 08/16/16 02:18 AM
It's not the most exciting topic, but its one which certainly warrants some consideration. I'm talking about homeowners insurance. It seems straight forward - just call your current insurance agent and add homeowners to your other current policies right? Considering that your home will most likely be the largest purchase you make in your lifetime, maybe you should give this some thought. In fact, frequently people will contact their insurance agent about a property BEFORE they make an official offer to purchase a property. According to a recent article published by www.thesimpledollar.com, the factors which influence home insurance are: HOME'S AGE & TYPE OF CONSTRUCTION: If your home is older, there's a higher chance there will be

bozeman realtors: Four Things Real Estate Agents Want Sellers To Know
- 07/22/16 05:16 AM
Pricing really is critical. It is a proven statistic that pricing your home too high typically ends up garnering a lower net than pricing slightly under market, driving a bidding war. Listen to your real estate agent when they advise you on pricing. They aren't pulling that figure out of thin air. This is what we frequently hear, "I'll price it a little high and see if I get any bites. If not, we can always drop the price." While this approach seems harmless enough, it can mean the difference between selling your home in 30 days and selling your home in 6 months. The best window to sell

Client/Agent Recently I had a potential client send me a series of questions. I thought they might be useful for anyone considering homes in Bozeman Montana, or anywhere in the country! Responsibilities of a Realtor: C: Can my agent help me find the best place to get a loan? Your agent will have a team of professionals and can recommend someone for you, however, you can certainly select anyone of your choosing and should likely get quotes from more than one source! C: Will my realtor help me with the house

bozeman realtors: Selling a home: Tips for Revitalizing a Listing
- 10/19/11 02:20 AM
Tips for Revitalizing Your Bozeman, MT Listing As a realtor, there comes a point in the listing when we know we need to revitalize and refresh the online appearance, and create some new buzz about a particular home. After about 90 days in our market, the listing is typically just sitting on MLS and seems to have a down turn in interest. In our office, we try to create some new interest by updating and changing some items and doing a bit of campaigning every 60 to 75 days to prevent this from happening. The following is a list of what we do,

bozeman realtors: The Modern Role of a Realtor
- 09/29/11 09:35 AM
The internet is a powerful marketing tool. In one scenario a former CEO of ForSalebyOwner.com self listed his 2,000 sq. ft. New York Condo through his own personal classified and FSBO sites. After six months to no avail, he decided to hire a New York broker who advised a price change, attracting multiple offers, and closing for $150,000 OVER the original asking price! The listing sold for $2.15 million. The internet is a powerful marketing tool. So what is the modern role of a realtor? Stories like the above testament validate the challenges and struggles realtors go through behind the
