Additionally, according to a the National Association of Realtors' most recent 'Aspiring Home Buyers Profile' report, of all the generations, Millennials find it the least difficult to save for a down payment. … (3 comments)

home selling: Kids, Selling Your Home: 5 Methods For Keeping It Tidy - 11/13/17 10:16 AM
You realize how hard it is to keep your home clean for longer than ten full minutes when children live in your house. This is no exaggeration (see above photo). My husband and I are the proud parents of 3 wonderful children ages 14, 11, and 10:
We survived the 'diapers, wipes, and burp rags in every room at all times' phase, the 'I have exceptional quads and balance as it's easier to step over the 14 infant gates in our home than to take them down each and every time I have to enter or exit a room' stage, the 'we are … (0 comments)

home selling: Understanding Appraisals: What to Do If Your Home Appraises Low - 09/21/17 11:43 AM
Home appraisals are used to establish market value of a property. In the world of residential real estate, they are most frequently used to protect a mortgage lender’s interest. Translation; if the home doesn’t appraise for the agreed upon selling price, the buyer will have to renegotiate terms with the seller and/or lender or walk away (if the contract includes this clause).  An appraisal isn’t actually required in ALL residential real estate transactions. If the buyer is purchasing the home with their own cash and the seller and buyer agree upon the sale price of the property, neither party is required to obtain an appraisal.

home selling: Four Selling Sins... - 07/22/15 11:48 PM

1. Incorrect Pricing
Make no mistake, UNDER-pricing your home can be just as detrimental as OVER-pricing your home.  Listen to your agent’s advice regarding price.  Their suggestions are not arbitrary.  They use comps and current market trends to figure out what the best selling price for your listing is.  It’s important that your listing price aligns with the appraisal at closing time.  If it doesn’t, it could mean the sale!
2. Neglect
We all have a list of repairs we have been meaning to get to for ages.  At our house, we have two.  The “Long List” and the “Short List”.  Short List repairs are things that can spell … (2 comments)

home selling: Home Buyer and Home Seller Advice in a Recoverying Real Estate Market - 07/03/13 02:34 AM
Buyers:
Listings are moving quickly. Too quickly for some sellers in fact. As a non-monetary perk for an offer, there are options like a seller’s residential lease that will allow a home to close quickly as the buyer would like to see, but the seller will not get cold feet from their home selling too quickly and they can have the 60-90 days to plan what their next step is.
Move with certainty. Enter into a deal at your max, no lower and no higher. No lower because although it gives you negotiating power, multiple offers may mean you put … (2 comments)

home selling: Home Appraisals and Their Role in Real Estate - 06/12/13 12:05 AM
Home appraisals are an integral piece of the real estate puzzle and as such, they can be used as indicators regarding how the market is faring. The relationship between the real estate market and appraisal values basically follows the trend that when the market plummets, sales are more often derailed by low appraisals that fall short of the home’s selling price. Recently, appraisers are putting higher values on homes again creating an environment that allows more deals to go through. Between the years of 2008-2010, a Seattle-based firm reported 1/3 of their sales as coming in under below the selling price … (0 comments)

home selling: Kitchens, Kitchens, Kitchens. BANG FOR YOUR BUCK - 04/01/12 11:54 PM
Kitchens are powerful tools that can add or detract from a home’s potential. They are the heart of the home to the living room’s hearth. As everyone knows, the stomach is the way to win favor with anyone—even potential buyers. Just think about how much time is spent in a kitchen. Three meals a day. Every day. Every year. Holidays center around the food produced there, and midnight snacks are only held within the glow of the fridge.
