The monthly housing market update for January 2021 is now available, and the trends for higher sale prices and low housing inventory have continued.  
Average Sales prices were $298,192 at month end, up from $290,874 in December and up from $240,610 one year ago.

 
Inventory decreased to another record low with only 768 homes listed at month end, down from 1002 in December and down more sharply from 2051 one year ago in January 2020.

The lack of inventory means that it continues to be a Seller's market, with many homes bringing multiple offers and favorable terms for Sellers as Buyers scramble to compete for … (2 comments)

Here is the October 2020 housing market update for the Pensacola MLS region (Escambia & Santa Rosa Counties). Inventory is still low with 903 monthly sales and only 1110 residential homes available at month end compared to 2265 homes at month end in October 2019. The average sales price in October was down to $283,699 from $290,101 in September, and average days on market down to 39.

Housing prices are still at high levels in NW Florida as inventory continues to decrease into historic lows (see charts below).  Hurricane Sally has also had an impact as many homes were flooded or damaged, decreasing the number of move-in ready homes for sale in the area even further.
