According to the Colorado Division of Housing the annual foreclosure activity in Colorado has fallen for the first time since data was first collected in 2003. There were 15% fewer completed foreclosures during 2008 than during 2007, and there were 20% fewer completed foreclosures during the 4th quarter of 2008 than during the same period of 2007.

A couple of weeks ago I put a house under contract for a buyer I am working with, the house is listed with another company and a long time agent. The house is listed at $199,000 we have it under contract for $189,000 with the seller paying up to $4000 in closing costs and prepaids. In Feb 07 the owner now, paid $200,000 for the house so after all the costs the seller is losing $20,000 plus on the house. The other day the house was inspected by a home inspector.
