Cape Coral Florida offers wonderful gulf access homes and communities. In the first quarter alone we noticed an upswing in the amount of higher end homes sellling in Cape Coral, Florida. Comparing the figues to our first quarter of 2010 we see that properties over $500,000 in Cape Coral went from making up only 2% of the entire market (2010) to this year (2011) making up 12% of the total market. The boat lift in NW Cape Coral is currently being removed. This WILL give boaters a more direct access to the gulf of mexico. It was already gulf access. Now, for the time being, it is just easier and quicker to get out to open water. They are conducting an environmental study for at least a year to see how this effects everything. Then they may or may not put up another lift or something else. So question, do I think this can help home sales in the area? Of course. Cape Coral Boat Lift - GONE? Well, it sort of already IS. The boat lift at the Ceitus Boat Lift is currently compromised. Boats have been able to drive around the lift for some time now. There are plans to either rebuild the lift or possibly completely remove it.
Of course, there are environmental & monetary issues to contend with.
If the boat lift was removed in the NW Cape Coral canal system I envision gulf access properties dramatically increasing in value.

Unfortunately it wasn’t the best perception of Cape Coral, Florida. So here’s my take….
Prices are down – yes. They are down. Why? Because investors, I mean speculators tripped over each other to put money down on houses, land & new projects in 2004-2006, peaking in 2005. People who had no information about the area other than “my buddy made some money in Cape Coral real estate” started buying houses here.
