I can't understand why people say we don't have the change of seasons down here in SW Florida.  Of course we do!  We can tell what season it is by our faucets.  If there is lukewarm water coming out of the spigot then it's summer, cold water means it must be winter.  I guess it must be winter now...

Need a life?...
Over a year ago my sister sent me an email invitation to be her ‘friend' on Facebook.  When I got the invitation I thought, "Facebook is for kids" and deleted it.  A month later I got another invitation from someone else.  Delete! After all what could a social media site do for me?

Guess who's coming to dinner....
 This little {{BIG}} fellow showed up on my driveway just minutes before my guests started to arrive for a party.
 Poor guy......no party for him......too ugly to get a date so he continued to stroll down the street before heading back into the water.
Cape Coral is full of wonderful sights of nature.  Every day is an adventure.

Ashamed to admit it...but I had never been to the Cape Coral Oktoberfest until last night.  What was I thinking?  Well...maybe I work too much...but that story is for another blog.
 This year the Cape Coral Oktoberfest is held two weekends in a row...October 16-18 and 23-25; 4pm to midnight Fridays, noon to Midnight Saturdays, noon to 9pm Sunday...at the German American Social Club, 2101 Pine Island Rd, Cape Coral, FL.

There are currently:
          2113 single family homes for sale in Cape Coral, FL
                  (November 2008 this figure was over 4200)
          1599 homes have sold in the past three months
 That leaves us with an absorption rate of: 3.9 months  
What does that mean? 
Let's say that not another house went on the market.  How long would it take to sell the existing inventory?  Only 3.9 months....

 In changing markets Realtors have to reveal, explain, and educate their clients.  Not so easy.  How do we say, "You better hurry on this one" when for the last several years it's been a buyers market?

First, what is a lis pendens?  A lis pendens is a written notice that a lawsuit has been filed with the courts concerning real estate. You could kind of call it...one of the first indicators of a possible foreclosure.
 Everyone's talking about foreclosures.  Are they slowing down?  Will there be a new wave?

The weather is changing.....
Yep, it's official.  The next 10 day weather outlook has the high of the day between 84-89 degrees.  No more 90's.  The seasons are changing and so is the Cape Coral real estate market.
This morning's real estate report shows in the past 24 hours there were:
         46 - New residential listings in Cape Coral
         39 - Homes in Cape Coral went under agreement
         49 - Homes sold 
 More homes sold than came on the market. WOW!

FAST MOVING MARKET...........Low Prices!  Transactions way up!!!
We are in a huge foreclosure market...over 2,000 pre-foreclosure filings per month.
Prices are low....3 bedroom/2 bath/2 car garage homes built after 2000 for 65K-you don't need to be a brain surgeon to figure out it's a deal.  And buyers know it.  I had three different buyers out before 12:30 yesterday.
50% of our listings (3900+) are short sales.  The good news is that banks are now working with us to get them closed.  More than twice as many homes sold in Cape Coral in 2008 than 2007.

 First, what is an absorption rate? 
It is the amount of real estate that will be sold in a certain amount of time.Let's say that not another house went on the market.  How long would it take to sell the existing inventory?
In the past month there were 480 single family homes that sold in Cape Coral....with a little over 4200 homes currently on the market; this means that there is a 8.8 months absorption rate (it would take 8.8 months to sell everything on the market).  Not bad compared to where we were at a … (2 comments)
