Short Sale Transaction
I am presenting at a short sale workshop in Keene, NH on October 13, 2010 and wanted to post this outlined information for anyone else who might be interested. As we all know, nothing is set in stone but I've put together the most systematic way I can to approach the short sale transaction.
 
The Short Sale Decision
If property is not on the market:

I have recently spoken with several new potential sellers who will be requesting a short sale from their lenders. Just when we think things are improving, there are people who have worked so hard to hang on to everything they've got for the hope that their situation will improve soon. For many, it did. For these folks, it did not.

Offers...that is, Multiple Offers.
I haven't seen such large numbers of multiple offers in months. With my handful of first time buyers holding their own ont competition against investors for those lower priced homes of foreclosures and short sales, we are up to 7 offers on one property. Is that a sign of spring? Could this be a sign that the right combination of price, season, and rates are coinciding with buyer's readiness to make a move?
