buyers: It's All About You!--from my favorite Jacksonville FL Realtor - 03/17/10 02:35 PM
It is all about YOU!  As I search homes in our local MLS it is with you in mind, you the buyer and future homeowner!  Jacksonville FL is the largest city in the United States by land mass--and this is part of the value I bring to the table.
My real estate business has been built around one guiding principle:
It's all about you.
Your needs
Your dreams
Your concerns
Your questions
Your finances
Your time
Your life
My entire focus is on your complete satisfaction. In fact, I work to get the job done so well, you will want to … (6 comments)

buyers: Note from your favorite Fleming Island FL Realtor: Podium, and other new verbs - 02/16/10 11:47 AM
To Podium.  This is a 'new' verb in the Olympics.  It's interesting to see how language changes over time.  Interesting to see how all things change.
For example, a friend of mine has a friend who thought they may want to 'go back' into real estate.  I was trying to explain that it's a brave new world out there.  But I think she does not believe me.  After all, social media.....short sale (and the legalities with the process)......foreclosure addendums.  I believe there should be a book on the lingo---
To podium.  Which translates to winning a medal.  Olympic stuff there.

buyers: Overcoming Fear, and other real estate adventures....from my favorite Fleming Island FL Realtor - 02/15/10 03:21 PM
I am watching the Olympics.  I am specifically watching the practice and the falling...and the getting back up and doing it again!  Bravery at it's best.
I am watching a specific listing on behalf of a buyer.  I am watching the price rise and fall, and I know the owners are backing off on this home, and will eventually do it again.  Rewriting a bad memory.  This home is a short sale, and as I watch it I can only imagine the grief of the family currently on the deed.  I know that they have painted, cleaned, and taken care of this … (1 comments)

buyers: Just a Hop, Skip, Jump, From Fleming Island Florida to this Amazing Home! - 02/09/10 11:54 AM
Green Cove Springs Florida is seriously a place you could technically walk to from Fleming Island Florida....I wouldn't, but you could!
Last week, on our caravan we had the privilege of viewing this amazing home.  Listed by Christie Radneyof Coldwell Banker it really defines luxury.  From the bookshelves that open into a home theater, to the faux cabinet the heads to the second kitchen and the laundry room! (that is a truth.  And it is amazing.  And I'm trying to talk my husband into doing this at my humble abode!)
Just off the highway 17, south of Jacksonville proper, and located on … (0 comments)

buyers: Fleming Island Florida, My Keys Held Hostage, and It's Very Cold------- - 01/06/10 11:50 AM
Where to begin?  Let's start with this house in Fleming Island.....You need to be sitting, and the picture is at the bottom, don't forget to scroll back up!  This home.....I toured this home today, so I would know how to sell it.  Bottom line?  At a mere $389,000 with 3619 square feet, $50.00 HOA, and CDD's of $1685.10 annually THIS IS A STEAL!  Refer a buyer to me---please!  I really want to sell this one this week:-)  Further, it's seller owned, not a short sale, not a foreclosure, and is really, really nice!  Good stuff my friends!  And if you know … (0 comments)

buyers: A Jacksonville FL Christmas---yes, 74 deg. but stormy....? And what of real estate? - 12/25/09 08:54 AM
How does real estate in Jacksonville FL and Christmas come together...?  Let's review!
So, yesterday we decided to do a "Scavenger Hunt" for gifts.  It worked like this--and was sort of like a buyer experience--- kids received ONE card with their name on it under the Christmas tree.  ( I have to insert here that we have never done Santa....so just keep that in mind...and if you have ?? about that ask me!  And that we usually stick to a 3 gift rule--3 was good enough for the wise men & Jesus, therefore be good for it!)
Okay, moving on.  At … (2 comments)

buyers: Jacksonville FL vs. The 12 Days of Christmas - 12/21/09 02:04 PM
So, what does the 12 Days of Christmas have in common with Jacksonville Florida?
Well, let's see.  First the 12 Days of Christmas---Total cost:  $22,031.51

So, overall the market here in Jacksonville is in decline, with more foreclosures coming on market.  The cost of the 12 days of Christmas has actually stayed fairly stable or has gone up.  Taking into account the cost of personal labor, and of livestock, the fairly inexpense of golden rings, and the rest --- I find it interesting.  Okay, and taking into account that my 10 year olds *gifted* class also did this project. Which … (3 comments)

buyers: Jacksonville FL Statistics---and Facebook - 12/18/09 12:25 PM
Jacksonville FL Statistics--and Facebook.  I have finally found a way to put the statistics I love out in the 'real world'.  I like to view numbers and statistics and figure out how they all work together, see the trends, and such.
So, I recently removed on Facebook fan page, and created another--Jacksonville FL Real Estate Statistics.  Go by and visit and let me know your thoughts!  For buyers, sellers, and professionals alike.  Designed to put the facts out there, as opposed to what is sometimes not the facts.
And, or course, use hard facts that are documented to back up the … (4 comments)

buyers: Business Plan for 2010---how I plan for Jacksonville Florida - 12/17/09 01:39 PM
It's that time of year!  And I have a couple of funny things and then thought I would share how I'll accomplish 2010.  Then, perhaps some feedback!
Okay, first the funny about my young Nick.  Apparently his teacher (Kindergarten) will be receiving one blue BETA FISH for Christmas.  Yes.  She shared that she likes fish, and Nick really likes his teacher because she keeps him occupied instead of in trouble.  I will be taking a picture!  Really---a fish!  And that is completely Nick!
Then, the really good news!  My son Ben decided to grace his teacher (special ed) with one of … (6 comments)

buyers: My Take-away from the Jacksonville Florida Times--Serendipity! - 12/16/09 04:41 AM
I know!  What in the world is 'serendipity' and how will I make this work with real estate!
Okay, so here is my thought on this---and since I read my Sunday paper on Monday it has only taken 2 days to put it all together.  Which is about right for a very thoughful piece about how serendipity and real estate, specifically the buyer experience, flows together.
Serendipity is that 'aha' moment that is unexpected.  A glad moment of unexpected discovery--like going on a 'whim' to see a home not on the short list and finding that you walk in and--AHA--have to … (2 comments)

buyers: Jacksonville Florida--The Largest County in the U.S. by land mass--- - 12/06/09 12:11 PM
Yes.  Jacksonville Florida is the largest county by land mass.  And after this weekend, I am sure of it!  I may have mentioned that we enjoy Jacksonville quite a bit.  We live in Orange Park, sort of a suburb of Jacksonville, but not really.  I love and work in Avondale, again not a suburb, but a part of Jacksonville.  AND this weekend I showed homes over in the Arlington area--again, see above.  And on the North Side--ditto.
Two different buyers, two areas, and then two offers!  Yes, I am a juggler--but it is good!  And, although we have this large land … (2 comments)

buyers: UPWARD Basketball Hits Jacksonville Florida! - 11/30/09 08:55 AM
Ready, set, GO!   Go to Upward Basketball that is!  Much like last year at this time, when my young daughter was rehearsing for her Christmas play--I am at Upward basketball practice for the youngest of the clan.
He's been waiting for this FOREVER!  Really, forever.  Or, at least 3 years---  The way he was describing to me his very long and anxious wait makes me think about first time homebuyers.  We see, we want, we need----we practice (think pre-approval), and then we are ready for the game!  For the buyer the game is those L-O-N-G days to closing.
Remember?  You sign … (0 comments)

buyers: Dear Community Hero--HUD has a program for YOU! Please Read--- - 11/15/09 12:10 PM
HUD has the most AMAZING program for those in the Riverside, Avondale (my favorites), Jacksonville Florida areas.  Really!  If you are a:  teacher, firefighter, police officer (all law enforcement), or EMT you may qualify.
What are you qualifying for?  Purchase a home at HALF THE LIST PRICE!  No way--right?  Yes, way!  Let's say you find your home on the HUD list (I can email that to you) and decide to submit an offer.  The offer is accepted and the list price is $100,000.  AWESOME---your first mortgage is $50,000 and there is a second mortgage for $50,000.  Live in the home for … (0 comments)

buyers: Corner Property in Jacksonville--This Home Has Potential! - 05/02/09 02:55 PM
This home is located on a corner lot.  Is fully fenced, concrete block, 2 bedroom, 1 bath, has indoor laundry, family and living room, and kitchen window that overlooks the backyard!  This home is begging for a new owner to give some TLC-----
As the story goes, and I am working to verify it--the green strip between W. 12th Street is the old flight strip, and the large brick building across the street is the original Jacksonville International Airport hanger, from 'back in the day'!  So, not only does the new owner get a nice piece of property, but a little … (0 comments)

buyers: How many times is too many times? - 04/20/09 02:14 PM
So, when we bought our house our realty professional lived on the other side of town.  What that meant for our family is this:  we did not get to go into our contracted home until our final walk through --- and it was not fun.
I decided that when I worked with a buyer and their family I would offer two return visits between offer to closing--and that had been working wonderfully.  But, in our new age of short sale the timeline has slightly grown.  And as such I am finding that there may be a need for a third.  This … (2 comments)
