Fishers is quickly becoming the city/town of choice for the clients I have relocating to Fishers. With over 860 homes and condo's for sale in Fishers, there are many options. We are at the end of the 2nd quarter for Fishers Real Estate sold and the analysis has some highs and lows. The number of solds is down to 154 for June compared with 179 a year ago. This is the 2nd straight month that the number of sold homes has been below those from a year ago. The days on market, however has improved quite a bit from 77 DOM a year ago to 59 this month. I know that March was a great month, but I will lay odds April will knock it out of the park. If you read the recent posts on the Fishers Real Estate that has pended, you would probably agree! There are so many buyers out there still trying to get the tax credits that are available for first time buyers and repeat buyers. Time to highlight another great neighborhood in Fishers! Located at 126th and Brooks School is The Bristols built by Arbor Homes. It is a community of 522 homes that range in price for the mid $120,000 to up over $200,000. These homes were primarily built from 2004 through 2006. The have an active HOA. There are currently 772 Fishers homes for sale and 91 homes pended (received an accepted offer) during February. The graph shows that for the second month in 2010 we are seeing fewer homes sell. The difference if fairly marginal this month; the solds were only 7 homes less than a year ago. The average price per square foot remains constant at $87.00 and the days on market improved from 107 in 2009 to just 83 in 2010. It is definitely a great time to be selling. It doesn't look like good news for the Fishers Real Estate market as we begin 2010, the number of units sold is down 12% from last year at this time. The percentage of distressed property or new home construction in Fishers is consistent at about 20% of the inventory sold for these categories in both 2009 and 2010. I can provide some good news though in analyzing this data. The average price per sq ft and the days on market both saw significant improvements.
