One of the only two remaining foreclosures in the pipeline at the luxury Kolea condos at Waikoloa Beach Resort came on market a few moments ago.  The 2 bedroom groundfloor condo Kolea 15G is priced at $429,900 (MLS 251456).

Even a foreclosure at Kolea still has the pocket doors and summer kitchen on the lanai.

In 2010, there were 12 condos sold at beachfront Kolea at Waikoloa Beach Resort--seven of them distressed properties (bank-owned REOs or short sales).
As of this morning, 13 Kolea villas have closed in 2011--nine of them distressed. There are also two short sales still in escrow, and two non-short sales in escrow, one of which will close before year end.

Another luxury Kolea condo for sale has taken a price reduction to short sale territory.  Today's price reduction on Kolea 3E from $1,395,000 to $1,250,00 comes iwth the caveat that this is now a short sale subject to bank approval...and a bargain for some lucky and patient buyer!

It was like "old home week" at the Kolea Waikoloa Beach Resort property auctions yesterday.  Surprisingly, rather than generate a lot of interest from Concierge Auctions huge database, it seemed that most of the bidders on both the home and condo for sale were people already "sold" on the Kolea lifestyle, including several current owners and a former salesperson for the developer!
I can't reveal what the final selling prices were until the sales close escrow.  For the condo, that will be on or before April 21st according to the contract.  However, the fine print in the oceanfront Kolea home … (2 comments)

This week (February 22, 2011) a buyer client who first called me after reading my blog posts closed on one of the last remaining short sale deals at beachfront Kolea on the Kohala Coast.  The smaller 2bedroom condos in the 12-plex buildings originally (and in early resales) sold for over $1 million, so my new owners feel there is plenty of upside to the $421,000 they paid for theirs.
But with no 2-bedroom short sales or foreclosures on the market, and only one I am aware of in the pipeline, the least expensive of this floorplan is 3rd floor Kolea … (3 comments)

When prospective Kohala Coast real estate buyers ask me whether I think prices have hit bottom, I answer that it depends on where they are looking.  Some communities--Mauna Lani Point and Mauna Lani Terrace come to mind--have barely edged down off peak prices and are unlikely to given the composition of the seller pool and the high demand for those locations.  Others--beachfront Kolea being an example--have become a split market, with distress sales (those somewhere in the foreclosure pipeline, whether short sale or REO) at 50% or less than the peak, and non-distress sales of desirable units at a rather large … (3 comments)

After a few sales of Kolea condominiums (that fabulous beachfront Kohala Coast property) where prices ticked up after previous distress sale levels, we suddenly find ourselves today with a new short sale and a new REO (bank-owned foreclosure).

I first posted in June on foreclosures at Kolea at the Waikoloa Beach Resort on the Kohala Coast. At that point there were three bank-owned properties on the market.  If you are counting the months, you will realize that the condo I mentioned in that post, Kolea 16G, is about to hit 90 days on market.  That is a critical number, and here's why.
