Here's a quick look at August Dane County condo sales from a historical perspective. The total of 95 Dane County condo sales recorded in August was 7% lower than the 102 condo sales from August of 2010 (remember: condo sales dropped off dramatically last summer due to the expiration of the tax credit). Condo sales this August were the lowest out of any August dating back to 1998, when 66 condo sales were recorded. Here's how August condo sales have trended dating back to 1991.

Dane County condos sales were lower in August compared to August of 2010. Our August condo report will be published in about a week. Our latest Dane County pending condos sales report suggests condos sales in September will be similar to the sales levels from last September, a low volume month by historical standards. Selling a condo remains a very challenging proposition. Supply is high. Demand is low. Consequently today's buyers have a tremendous amount of leverage. The condos selling right now are those that compete aggressively on price, the ones offering superb values that are heads and shoulders above the competition.
