Dane County housing starts increased by 93.9% in December. December was the 11th month in the last 12 to register a year-over-year increase in housing starts. Dane County housing starts ended the year up 31.5% from 2011.
As the graph below shows, housing starts ended the 2012 year at their highest level in 5 years. We believe housing starts will continue to rise in 2013, based on trends in the larger market. Dane County housing starts increased from 37 in October of 2011 to 67 this October, an increase of 81%.
As the graph below shows, Dane County year-to-date housing starts through October moved from 528 in 2011 to 667 in 2012, an increase of 26%.

Here's a look at October Dane County home sales from a historical perspective.
Dane County single family home sales accelerated in October. The 343 Dane County home sales recorded in October were 57% higher than the 218 home sales in October of 2011, representing the the highest sales total for any month of October since 2005, when 375 home sales were recorded.
With increased demand and less supply, this year is shaping up to be the best year for sellers in at least 5 years.

Here's a look at August Dane County home sales from a historical perspective.
Dane County single family home sales continued at a brisk pace in August. The 508 Dane County home sales recorded in August were 26% higher than the 404 home sales in August of 2011, representing the the highest sales total for any month of August in the past six years.
A look back further in time show home sales this August were the 10th highest for any August over the last 22 years.

Dane County condo sales (excluding houses) are ahead of last year's pace by more than 24% through the month of July, but our latest Dane County pending condo sales report predicts the sales pace will accelerate into the Fall season. As the graph below shows, the number of listings with accepted offers is up by 77% from the same time last year. 
Note: although our final August condo sales figures are not available yet, condo sales in August will prove to be more than 50% above last year's total.

The Dane County single family home market continued to improve in June. The 646 Dane County home sales recorded in June were 28.7% higher than the 502 home sales in June of 2011, representing the highest total for any June over the last 5 years. A look back further in time show home sales this June were the ninth highest for any June over the last 22 years.

Dane County condo sales (excluding houses) are ahead of last year's pace by more than 11% through the month of May, but our latest Dane County pending condo sales report predicts the sales pace will increase by a larger amount in the month of July. As the graph below shows, the number of listings with accepted offers is up by 32% from the same time last year. 
Note: our final June condo sales numbers are not available yet, but condo sales in June will prove to be well above last year's total.

Dane County home sales are up by 19% this year through the month of May. Our latest Dane County pending home sales report shows the rise in sales will continue in July. As the graph below shows, the number of listings with accepted offers is up by 33% from the same time last year.

More people are buying homes this year in Dane County, and fewer Dane County listings are on the market. As the graph below shows, Dane County home and condo inventory is the lowest it's been since 2005.
 
As a result we are seeing many homes sell very quickly this year, and in some neighborhoods we're seeing prices rise once again.
However every market is unique - by neighborhood, by price range, and by property type. Some markets are strong sellers markets right now, while others remain very strong buyer markets.

According to our recent review of MLS data, the peak year for Dane County condo prices was 2005. In 2011, the average Dane County condo sold for 19.7% less than its 2005 value.

It's a better year for Dane County sellers because more people are buying this year. Another big reason is fewer Dane County listings are on the market. As the graph below shows, Dane County home and condo inventory is the lowest it's been since 2005.
