dave edwards: Have you lost a closing? - 12/09/08 03:24 AM
 Today I was supposed to close on my first listing. Some people may think I'm nuts for getting into real estate right now, but when people are jumping ship it's a good time to get on board and build market share. The seller was my client and we should have closed on two previous times. In both instances I strongly encourage the out-of-state seller to make the time to sign the papers and get them back to the attorney. But the seller wanted to reschedule. So what happened? South Carolina ranks sixth in the rate of appreciation for single-family homes over the past year, according to third-quarter statistics released Tuesday by the U.S. Federal Housing Finance Agency.
Nationally, home values dropped 4% from the third quarter of 2007 to the third quarter of 2008, the report said. During that time in South Carolina, values rose 2.42%.
The quarterly report from the Federal Housing Finance Agency is based on sales and refinancing data for existing single-family homes. Transactions included in the data are conforming, conventional mortgages purchased or securitized by Fannie Mae or Freddie Mac.

dave edwards: When Will Mortgage Companies Reward Those Who Pay? - 11/21/08 02:34 AM
This morning there is an article about the sixth largest subprime mortgage company cutting the principle amount for homeowners who are not current on their payments. What does this teach the consumer? Do we really care what it teaches? From a business standpoint they are taking steps to mitigate their losses. Smart business move. However, not every business decision teaches the best principles for life. This is similar to a parent rewarding their child for having a temper tantrum. This is showing that if you are irresponsible then you have a good chance of being "rewarded" for not paying your bills.

In light of more companies wanting/asking for money from the government (aka. our money) I thought I would repost a blog I wrote on 10/16/08. We have airlines, car manufacuters, banks, other financial institutions, farmer, schools and others who continue to be subsidized by the government. When will it stop?
