“Builders are noting an increased sense of urgency among potential buyers as a result of thinning inventories of homes for sale, continuing affordable mortgage rates and strengthening local economies,” noted National Association of Home Builders (NAHB) Chairman Rick Judson, a home builder from Charlotte, N.C. “This is definitely an encouraging sign even amidst rising challenges with regard to the cost and availability of building materials, lots and labor.”

2013 Synergy Awards
In April the Synergy Awards were held to honor the best in the new construction industry.  It was a joint event held by the Bucks-Montgomery and Chester-Del Home Builders Association.  Close to 300 members attanded at Columbia House in Phoenixville.
It was a great time, an opportunity to catch-up with old friends and make some new acquantances.  Winners came from both big and small companies such as Toll Brothers which won for Best National Builder Website to Reneham Building Group for Best Residential Renovation from $500,000 - $750,000.  Over 80 awards were handed out in all.

The Confidence of Remodelers Is Still At a High Level

The Remodeling Market Index (RMI) (measures Remodelers Confidence) was slightly down in the first quarter but is at the third highest reading since the first quarter of 2006. Concerns about the costs of building materials and labor helped drive the index down six points to 49. On a positive note, all categories of remodeling in owner-occupied homes achieved a reading of 51 or better in the latest report, meaning that more remodelers reported improving activity.

April 15, 2013 - Facing increasing costs for building materials and rising concerns about the supply of developed lots and labor, builders registered less confidence in the market for newly built, single-family homes in April than in March.

How Large of a Home Do Home Buyers Want?

A recent  NAHB study shows that home buyer preferences are different when it comes to age, race and ethnicity.

Based on the results, the median desired home size is 2,226 square feet.

Demographics
Age plays an important role in a buyer’s preferences, with the amount of space requirements dropping, as, the age of the buyer increases. Among those younger than 35, the desired home size is 2,494 square feet, compared to 2,065 square feet among those 65 and older.

Overall Residential Construction Spending
According to the National Association of Home Builders, after three consecutive months of slight declines, residential construction spendinghas increased 2.2% in February.  Residential construction activity remained more than 20% above its year-ago level.  This is welcome news for the US economy.
 

 
Single Family
Single-family homes continued to show strength in February and has surged more than 73% since bottoming out in mid-2009. The NAHB forecast calls for single-family housing starts to increase 23% and 29%, respectively, this year and next.
