In Real Estate you do not work alone in the buying an selling process. You have many other people involved in a sale. Inspectors, loan officers, mortgage brokers, title companies just to name a few. Not to mention the other agent and their broker and their clients and so on. I know that the news of the tax credit extension and expansion is quickly spreading across the nation. So I wanted to share with everyone in my area that is not yet a law but has only been passed by the Senate. They are still working out the details and so even though this is great news for many we cannot really say that is going to happen at this point. Not all sellers are aware of how short sales and foreclosures can and do affect your credit score.  The bad news is that whether you are going through a short sale or foreclosure your credit will be affected in the same way. For example if you have a credit score of 680 before a short sale or foreclosure it will drop anywhere from 200 to 300 points depending on the overall credit.  Also in some cases a seller may be subject to a deficiency judgment for the difference in the loan amount and amount paid.
