Motivational Monday.........
"Never let the fear of striking out get in your way."  George Herman "Babe" Ruth
Babe Ruth knew about striking out.  Here is a man that played baseball 22years and set a record for 714 homeruns.  On his way to that record he would strike out 1330 times.
That is a lot of strike outs and plenty of opportunities to get discouraged and quit.  How many of us would stick around for the next game/listing opportunity to strike out if we feared even going to bat?

Are you loosing momentum or are you gaining speed?
"IF YOU'RE COASTING, YOU'RE EITHER LOOSING MOMENTUM OR ELSE YOU'RE HEADED DOWNHILL."  ~Joan Welsh~
We are now just days away from the start of the New Year.  So how did the year go for you?  Did it end just the way you planned at the start of the year or did you fall short?  Did you continue to gain momentum in a market that seems to change week to week, or sometimes even day to day?  Are you being "reactive" to the market or "proactive" in continuing to pursue ways to increase … (8 comments)

Oh the things that we do.........
I have been known to do some weird things, just like a lot of others out there in the Rain.  The difference is I will admit it.  So what will get me on the front page of the goofy section of the local newspaper?   I have a short legged Pug, some would say that she is a little spoiled.  When it snows heavy, over light dusting, she will not go outside to take care of her business.  So in an effort to get her to go out, guess who clears the deck, steps and yup … (7 comments)

Alright, I know there are some reading this saying that it is about time for it to come to an end.  Now be honest you have had some of these off the wall thought too.  If not I hope that it at least brought a smile to your face and brightened your otherwise dull and dismal day.

Ways to support our Troops year round.............
This may seem a little bit late for some of you BUT, trust me it is never too late to support our troops.  I am sure that there will be a few Vets out there reading this that can attest to that.  Here is a short list of things that each of us can do and it doesn't cost an arm or leg either.
Adopt a Platoon - Support the troops through gifts and sponsored mail.
Any Soldier - Sponsor care packages to service members in Iraq.

Things that I have often pondered........Part 1
Seeing that things have not gone well this year and I have been inactive in the Rain since December of last year, I have had ample time to sit back and take a good strong look at some of the things that  can cause one to become confused.
1.  DON'T SWEAT THE PETTY THINGS AND DON'T PET THE SWEATY THINGS.
2.  ONE TEQUILA, TWO TEQUILA, THREE TEQUILA, FLOOR.

A Thought on Procrastination...........
What is procrastination?  To day my stomack is disordered, and my thoughts of consequences, unsteady and confused.  I cant study to day but will begin tomorrow.  Tomorrow comes.  Well, I feel pretty well, my head is pretty clear, but company comes in.  I cant yet study tomorrow, but will begin in earnest next day.  Next day comes.  We are out of wood, I cant study: because I cant keep a fire.  Thus, something is always wanting that is necessary.   ---------John Adams

don rogers realtor: So what is Amendment 3 all about? - 10/24/10 02:07 PM
So what is Amendment 3 all about?
Amendment 3 is designed to prevent any transfer tax, including a sales tax, to be placed on real estate transactions.
The official ballot language reads as follows: "Shall the Missouri Constitution be amended to prevent the state, counties, and other political subdivisions from imposing any new tax, including a sales tax, on the sale or transfer of homes or any other real estate?"
It is estimated this proposal will have no costs or savings to state or local governmental entities.
So let me get this straight, If I vote NO it will not change … (4 comments)

Missouri Voters say YES to AMENDMENT 3 on November 2, 2010...........

It is no secret the economy is fragile. Unemployment and foreclosure rates are reaching all-time highs and government revenues are approaching all-time lows. As the great people of Missouri work harder than ever just to stay in their homes, the state government wants to make life even more difficult for it citizens by adding a real estate transfer tax.
Real estate transfer taxes are nothing more than double taxation. They are a one-time tax paid at the closing of a property and its effects will be felt by property … (7 comments)

don rogers realtor: THERE IS A HUGE DIFFERENCE BETWEEN A HOME INSPECTOR AND A "COUNTY BUILDING INSPECTOR". - 07/29/10 03:15 AM
This post has so much truth to it.  I think that our buyers, especially of, new construction should have an independent building inspection of the home.  In OFallon Missouri you have time to get a building inspection and any other inspection, at you expense, that you want.  I suggest that you take advantage of this clause in the contract.
Thanks Lenn for this important reminder.

The Butterfly House in Chesterfield Missouri....
Have you ever lived in an area for a long time and still don't know anything about some of the things available?  That's me; I have lived in O Fallon Missouri since 1993 and have heard wonderful things about the Butterfly House when it opened in 1998 but have never paid it a visit.  After visiting it last week I am sure that I will be going back more often.

don rogers realtor: LESSONS LEARNED WHEN SHOWING PROPERTIES? #1 LESSON: KEEP YOUR PERSONAL DECORATING OPINIONS TO YOURSELF. - 07/25/10 03:46 AM
Have you ever made this mistake when showing property?  I have and it won't happen again.  We need to listen carefully to what the buyer is saying so we will be better equipped to help meet their needs and wants.

SHOWING PROPERTIES?  #1 LESSON:  KEEP YOUR PERSONAL DECORATING OPINIONS TO YOURSELF.
Providing pricing, location, transportation, title, etc. information is fine.  However, best practices say to keep your decorating opinions to yourself.
DON'T "DECIDE" FOR BUYER CLIENTS.  A mistake many new and not so new agents make is making decisions for buyers.  We can't do that.  What we can do, … (4 comments)
