CT Leads by Example with Disclosure on Compensation
With all the anxiety generated across the country in real estate starting with the realignment and change in NAR over the lawsuits for compensation, our State Real estate commission has reconfigured our listing forms with clarity over compensation and how it will be paid.
The issue with compensation nationally is not impacting with our state as harsh as our forms have been very detailed as to what was being paid and how.
The new forms take it further and require sellers to acknowledge with their initials and signatures the amount of the fees they are giving … (14 comments)

Six Factors Representative of Buyers in Today's Market in Connecticut
The real estate market is undergoing an adjustment, yet even with interest rates higher, buyer activity is still aggressive and quality homes do not stay on market longer. More buyers are finding their way into home ownership than at any other time in history.
A recent report issued by NAR highlighted the factors facing buyers in 2023. The items that seemed to be more representative of the activity in Connecticut are offered below.

Which Home Improvements Bring the Most Return in Central Connecticut
We are still in the heart of winter and with temps so low, it is hard to justify home remodeling. Yet, when the Spring market hits, buyers will be anxious and sellers want to make sure their home gets the best attention. So where to begin?

When Will The Home Price Escalation Stop in Connecticut?
Our state is not unique for the rise in home prices. All over the country communities are seeing similar price escalation month over month and year over year. Double digit price increases within months are not uncommon and even when putting a house on the market, agents and sellers wonder if this will be the house that doesn't sell.
The reason for the increase in prices or the drop in inventory cannot be thought of as from a single cause. Mortgage rates have been holding steady for months and even a slight increase in … (6 comments)

What's the Most Reliable Way to Search for Homes On-line
The Internet is where 95% of all potential home buyers start their search. It may be a focused search if they know where they want to be, or of relocating, they want to get a feel for what's available while maintaining some type of anonymity.

I Saw This Listing On Z...   Why Can't I see It?
I have a very frustrated buyer clamoring for me to show him a Central Connecticut home he saw online on Z..  I explained to him that I can only show active listings, and just because they find a home on a website, doesn't mean it is available to purchase.
This still did not appease this buyer and I could hear the frustration in his voice, while trying to control my emotions as well.
When I looked into the town's tax records, it was a foreclosure, so from the buyer's perspective it … (29 comments)
