real estate: Keeping Nashville Covered - What Insurance Protects - 09/09/16 05:03 AM
You are looking to insure your home and your agent asks, “how much coverage do you want?”  Your eyes glaze over as your head starts swimming.  “I don’t know; how much do I need?” is a VERY common response.  I am here to help you understand and be confident in answering that very question! Homeowner’s insurance protects three aspects of your finances: the structure in which you live, the contents inside the structure, and your legal liabilities.

real estate: Knowing What Home Appraisers Look For In The Appraisal Process - 07/23/14 06:56 AM
Buying or selling a home is a major leap! It can be one of the most exciting experiences you will have in your life. Be aware, however that there is much red tape and due diligence that need to be dealt with in order to see a successful transaction. In most cases a buyer will purchase a home through a bank loan. The amount of the loan a lender will grant is based on the assessed value which is determined by the appraisal. For the seller, the appraisal will also likely affect what the home sells for.

Don’t’ Let “Spot” Leave A Mark!
Advice For Pet Owners Selling Their Homes

We all love our pets! And if you love your dog as much as I love mine then you really consider them a family member. They are a part of our household, our lives, and our hearts. And although you may think that your pet is the most adorable and lovable creature on the planet, they can leave a not-so-cute impression on potential buyers if your home is on the market. … (4 comments)

real estate: Gulping in The Gulch: Downtown Nashville's Sushi at Ru-Sans! - 08/26/09 05:31 AM
If I am in The Gulch around lunchtime, one of my favorite places to eat is Ru-Sans.  They have a sushi buffet that is great!
Some of you, especially if you are new to Nashville, Davidson County or Middle Tennessee, may be wondering "Where exactly IS 'The Gulch'"?
WELL, The Gulch is a little area just north of the I-40 overpass and just south of Demonbreun on 12th Avenue.  In The Gulch, you will find many eateries, a few shops, some Downtown Nashville Living highrises (The Icon and Terrazzo) and a couple of music venues (The Station Inn and Sambuca).  This area … (1 comments)

About once a month my girlfriends and I get together at the Frothy Monkey in Nashville's 12th South area.  We love this place in Davidson County for our Sunday get-together-and-gabs.
The Frothy Monkey has got a cool logo, who doesn't love a monkey??? - there is even a wood carving of the monkey on the front of the store!
Here's what the store looks like as you approach it - Frothy Monkey is next door to Moda.

It's that greyish colored house with the burgundy signage.
I LOVE their fruit parfait with granola and yogurt!

They have every kind of coffee you can … (0 comments)

Well here it is - the April 2009 Market Report for Green Hills condos - there were not as many closings in April as there were in March 2009, but there were several closings anyway!

real estate: Ringside 2009 - A Fight for Kids! - 03/16/09 09:09 AM
I had the distinct pleasure of attending the 5th Annual Ringside:  A Fight for Kids on Friday night, March 13.  This was the first time I had attended one of these events.  It was a huge amount of fun - the first time I had ever been to a black tie and boxing event!
A fundraiser for the Charley Foundation, the night was kicked off with Anna Wilson performing - I hate to say that I missed this - I was late :( - I am sure it was wonderful.  But I did arrive in time to hear Jaxon Ford perform … (6 comments)

real estate: Downtown Nashville Condo Sales in February 2009: The Market Report! - 03/08/09 02:56 PM
Downtown Nashville, February 2009:  The sales go on!
One sale in the Academy Square, one in Werthan Lofts, two in the Viridian, and one in the Encore - so not bad for February!

Downtown Nashville continues to become a hipper place to live - it seems that almost every day I talk to someone who has an interest in living downtown.  There are several cool loft places to pick from, a renovated 1800's building, and then there are the newer "highrise" types of places that offer loads of amenities and easy access to all things fun and groovy, like the … (1 comments)

real estate: February 2009: Nashville's Green Hills Condo Market Report - 03/08/09 02:34 PM
Nashville's Green Hills Condo Market remained fairly steady from January to February 2009.  The same number of sales occured (7).  I did notice a sale in The Whitney, which is a beautiful new upscale condo complex.
So have a look and see what you think!

Now, given that there are currently 90 active Green Hills condo listings ranging in price from $105K to $1.2M, I guess the fact that only 7 sold is really not that great - we could really deal with a better absorption rate!  But, if you're looking at a half full glass, then the … (0 comments)

real estate: January 2009: Nashville's Oak Hill Market Report - 03/08/09 02:18 PM
Well, this blog post is certainly a long time in the making.  Completely forgot to do the Oak Hill Report in January, so here it is, March 8 and I'm just going to say the old "better late than never!"
Sooooo... without further adoo. here it is:

January seems to have been a fairly healthy sales month, especially given the pathetic situation in February!
I will say that things are definitely picking up around the office - there has been a definite increase in activity since the Stimulus Package was passed.  I think maybe people were holding their breaths waiting … (0 comments)

real estate: February 2009: Nashville's Oak Hill Market Report - the word is OUCH!! - 03/08/09 01:59 PM
I went to check out the sales for Nashville's Oak Hill community in February 2009 and... OUCH!!!
There was only ONE SALE!!!
To me this is really discouraging.  I mean, I know it's the slow season for real estate, but COME ON!!!???!!!!  This speaks volumes to me in terms of what we are dealing with economy and market wise.
So here it is:
The only property sold in Nashville's Oak Hill Community in the month of February was:
5329 Forest Acres Drive - 4 BR, 3 BA, 2 car garage, built in 1969 with 2694 square feet.  The asking price … (0 comments)
