February 2011 Home Sales Decrease, Median Prices Increase
According to the Greater Nashville Association of Realtors (GNAR) there was a 13.3% decrease in home sales in February (in comparison to last year's February home sales).
There was a glimmer of hope for median home sale prices:  the median price for a single family residence in the greater Nashville area increased $10,000 when compared to February 2010. 
Not such good news for condos, which declined by $17,950 when compared to February 2010.
To me this is fatiguing news.  It's really rough out there in the real estate market for sellers.

About once a month my girlfriends and I get together at the Frothy Monkey in Nashville's 12th South area.  We love this place in Davidson County for our Sunday get-together-and-gabs. 
The Frothy Monkey has got a cool logo, who doesn't love a monkey??? - there is even a wood carving of the monkey on the front of the store! 
Here's what the store looks like as you approach it - Frothy Monkey is next door to Moda.

It's that greyish colored house with the burgundy signage.

The Green Hills Condo Market was very healthy in June 2009!  This is such good news!  It appears as though people are out and about shopping for a new condo dwelling in this part of Nashville. 
The most popular places in June to buy a new condo in Green Hills were Hobbs House, Hillsboro Station and Jefferson Square, but also represented were Arden Place, Four Seasons, Fairsted Park Condos, Park Green, Burton Hills Village, The Hillsborough, and Westover Plantation.

Well here it is - the April 2009 Market Report for Green Hills condos - there were not as many closings in April as there were in March 2009, but there were several closings anyway!
The Hillmont, Arden Place, Georgetown, The Villager, Burton Hills, Versailles, The Hillsborough, Estes Glen, and Hillsboro Place Condominiums were all represented in April's closings. 
I am really looking forward to seeing how the summer months fare!

I had the lovely experience of eating at Giovanni's before the Keith Urban show last week.  I found it to be remarkably delicious!  I hate to say that, sadly, i don't have any pictures of the places (which is a beautiful sit down restaurant).  But I do have the memory of my taste buds and they are giving this place two thumbs up!
I was attending a wine tasting upstairs, so small hors d'oeuvres were first.  Giovanni's served us bruschetta, ham and brie sandwich bites, bite-sized crab cakes, fried risotto-and-mushroom bites and prime rib on small pieces of bread.

I went to an amazing show the other night - my sweet friend Barbara took me to see a  Keith Urban show at the Rutledge - wow is he fantastic! Drool, drool, drool.

We have many discussions here on ActiveRain about how to treat our clients and other Realtors and recently I have been thinking about a particular topic that provides some confusion to me. 
The issue here is previewing homes before listing a home in a particular neighborhood.  You know, to "check out" the competition.  But really, how nice of a move is this?

The numbers are in for February 2009 - Middle Tennessee/Greater Nashville Area's Real Estate Market -
Check out the data HERE!
Although these numbers show improvements from January 2009, still the sales are down 33% from this time last year...

Median prices were also down from $168K to $160K on single family residences and from $154K to $151K on condos.
Sorry, everybody, I wish I had better news.  Really I do.
I have to say, though, with the nicer weather on its way and the Economic Stimulus Package now in place, I am feeling positive about the spring/summer/early fall season!

Well, my friend Paula told me about this.  It's true.  Nashville, Tennessee was just voted the #1 Manliest City in the U.S.
Apparently for our love of professional sports teams, drag racing, monster trucks and our lack of home furnishing stores...
