With all of the new changes that the banks have made to their home loans, be sure to know your product.  For the bankers, it would be the loan product.  Most of them do really well with offering us that information.  Sometimes you have to go through two or three to find that certain product that will allow your clients to have their American Dream, a new home.

Oh, you're really going to love this one!  Is your seller a person who called in to your office?  Did they ask for you, in particular?  Was it an email correspondent?  How about, did they come to an open house that you held?  Were they referred to you by another Realtor, out-of-state or out of your demographic area?  Did they find you through your family or friends?  Did one of your present or past clients give them your name to call when they said they needed a good agent?

The market is now in a state of "buyer's choice" rather than, sellers will only do this.  So, how can it still seem that the sellers are "winning" in this market.  Here's what I am seeing in our area, in Connecticut.  If the home is in pristine condition, priced agressively and in a good location, it sells in less than two weeks. What to do with this listing?  You can suggest many things to the Sellers, but, if the Buyers expect new and beautiful, wow, harder to market than I thought.  Yes, the obvious, dropping the price and we have, but, where are the folks who do like to paint, clean and decorate to get a house under market price?  They must have bought their projects for this spring already.  LOL!  Some of my investors are saying that they have so much work right now, that they have to pass this one up.  Can you imagine?  I obviously need more investors!  I need … (5 comments)

We all need friends in the business.  Whether you are part of a large office, or like me, a small office, we all need an opinion from another licensed agent.  Or, help from a mortgage officer.  I have found that the more we see these people, the better our lives and business are.  In our area, we host Broker Opens.  These are held during the week, usually at lunchtime.  Area agents come by, look at the property and give their opinion in writing (without offering their name or company affiliation).  It is a real help to the listing agent, he or … (2 comments)
