Hard to beileve I was carrying five mortgages just a couple of years ago. My real estate business had slowed down to a trickle, I was getting divorced after 20 years of marriage, and bankruptcy was on the horizon. Have you ever been so busy you wonder if you are actually accomplishing your real goals? I have had a good and busy week.
Last week I added another million dollars in listings, and will add another mil next week. On Monday I will be finalizing an offer for a home in the $800,000 range. The client found me through my internet presence, which is considerable.

On March 10 I posted this blog: Is a flood of shadow inventory on the horizon?
I included the sources, and explained why we might see things get worse before they get better. The financial institutions may be banking (forgive the pun) on having one result: an increase in their stock values. If the flood comes the outcome could be painful. All prices could drop by 25-40%, and while the benefit to buyers is obvious, it could have the opposite effect.

sandpoint realty: A day at the pumpkin patch at Green Bluff: Sandpoint Blog - 11/03/10 11:35 AM
On the hills above Spokane is a farming community called Green Bluff. Green Bluff is in Mead, WA just north of Spokane Valley and NE of Spokane off Bruce Road. Besides just being a farming community, there are little eateries, quaint stores and shoppes, and the overall atmosphere is charming. The fresh produce and fruit make it worth the drive.
We stopped to visit Green Bluff this Autumn and spent a few little whiles in the pumpkin patch.

Each year there are two food venues that offer bits and tastes of our many great restaurants: Taste of Sandpoint each winter, and the Sandpoint Summer Sampler each summer. This year's event next Thursday, June 17th will offer food and drinks from 14 various eateries.
There will be the annual competition between the area's two best chefs, and lots of fun all around.
This year, as in many years past, I will be hosting as MC. I will also be a judge.

I have always been a busy REALTOR, in that I have a busy real estate career plus I host two radio shows. Since my friend opened his great little restaurant, Dish Home Cooking, I have managed the cafe a couple of days a week for about a year now.

Today in a training class put on by Sotheby's, we reinforced several tools that Sotheby's has that other agencies just can't compare to. Among those are Presentation Studio, our print materials, our web presence, and information that does something other companies are finding difficult in this down market. That something is the art of bringing buyers. With only 19% of the REALTORS® in our market, we make up almost 30% of the sales.
We talked about many things over our Wednesday meeting and our Thursday morning training, including a video by the guru of real estate, David Knox.

As recently as last summer, fall, and winter the news pundits touted the apparent recovery of our national housing market. With the various government programs feeding the market, such as first time home buyer credits and loan amelioration programs, mainstream media found no end to positive spins of news stories. While these special tax credits and various programs have been extended and helped the lower end of the market, the improved numbers were not so improved at at, and these programs are losing their effect. Now, we are seeing the numbers in the housing market turn down once again.

sandpoint realty: USDA Out of Money - Not true: A Commentary by Chris Basset - 03/21/10 12:47 PM
Word on the street is that USDA is out of money...  This is not true... yet.  USDA had a memo put out last week that states that around April 30, 2010 there will be no more funds available for the Guarantee or Direct Programs.  Though it is common for USDA to be out of funds every quarter with a delay in guarantees being issued, the memo created a few concerns.  What has happened in the past is that if USDA ran out of money for their funding period, they would issue a "Reserve Guarantee" for Guaranteed RD loans.  This would reserve … (4 comments)
