Sellers enjoyed somewhat positive results for the spring of 2009. Though the number of closings was down close to 30%, sales have increased in the past 3 months and promise better numbers for the fall. The 2009 sales shown here have an Average Sales Price higher than that of a year ago though the actual Price per Square Foot was down. Home sales are just barely down in the Villages of Brentwood this year. Prices have also remained very close to their levels of 2008. The bigger difference that you'll see is that the smaller and thus lower priced homes are the ones selling right now. What that means is where you see the AVERAGE sales price is down from $181,230 to $168,818 which looks like a lot. The actual price per square foot is actually up a Dollar!

Bradford Hills still posts strong sales for 2009. The number of closings is down 25% over Spring of 2008 and the prices are down about 3%. These are still good numbers, compared to Nashville, in general, which posted an almost 37% decrease in the number of sales and a full 7% decrease in the average sales price.
There are currently 21 properties for sale. That comes to approximately a 9 month supply, down from highs of 20 month supplies.

The numbers were just released by The Tennessean that though the foreclosure and delinquency rates are up, they are still well behind the National average.
Currently, the Nashville TN area delinquency rate - that is those homeowners 90 days or more - was up to 4.2% in March when it was 2.8% in March of 2008. The National numbers are 6.2% for March of 2009 and 3.8% of March of 2008.

Closings for the first three months of 2009 are down 35% over 2008. But that's not ALL the news for this year. There are currently 236 pendings which is another 23%.
As the interest rates continue to remain low and first time Buyers start understanding how to use the $8000 tax credit, more and more inventory will be absorbed.
